persenonally tak suka dok apartment sbb kawasan terhad.lebih baik duduk rumah semi-D.kalau u keje area putrajaya - nilai boleh beli umah ngan kawan saya.umah dia dah 80% siap loan boleh pegi 90%.harga umah RM158000 umah semi D kat bukit changgang.10 min ke KLIA dan 25min ke putrajaya.nama developer sitrajaya development sdn bhd.

beli apartment ni kene tengok developer tu ada letak beban tak kat property tu , lepas tu kene bayar pulak siaorg punya servis tiap-tiap bulan.better check betul2 lebih detail

takkan banyak sangat late penalty.beli umah harga berapa. kene check balik dgn loan lawyer dan S&P lawyer samaaada lewat tu disebabkan apa.kadang2 developer pun sendiri sbbkan kelewatan atau lawyer pun mungkin sbbkan lewat kadang2 lawyer buat dokumentation lewat.

tak puashati lagi boleh pegi tribunal perumahan.bukak web kementerian perumahan

HOW BOUT KEDAI PEJABAT???

hi frens..
my topic quite off topic lah.. sbb i nak beli kedai pejabat.. harga for bumi..rm178600..
kene bayar 20%.. loan bleh pegi 80% je..cuma kurang arif sket la.. bleh ke sesapa bagitau.. when actually kene bayar 20% tu..? banyak gak tu..dalam 36000. rumah dijangka siap by 2008. loyer fees plus lain2 charge from developer, dia estimate dalam 9000.. betui ke mahal camtu aa?
for loan..memula ingat nak amik govt loan.. tapi rupa2nya govt loan takleh amik utk beli kedai pejabat.. only for rumah kedai je bleh.. so,ii try tanya dgn hlb.. amik islamic loan.. 146000 plus MRTA, rate diorang BLR+.30% n not more then 10% even if BLR grow higher. bayar dalam rm1000 per month.any bank lain yang u all know with better offer?

tgh belajar2 nak beli prop nih.. need some help from kawan2..

pengalaman beli rumah yer..bukan kedai pejabat..20% kena bayar dalam masa 3 bulan..tempoh paling lama yang diberi oleh developer..considering process nak keluar EPF etc..lepas tu kalau nak extend..bergantung pada budi bicara pembeli dgn developer..e.g kena issue letter...

kawan2 lain? any komen? ingat nak pakai maybank lak le.. first 2 yrs.. baayar sket je.. interest islamic loan pun kire ok.. 7.55% fixed for 20yrs.. bleh la kot.. seribu lebih sket je bayar tiap2 bulan..

dulu call bank ckp loan ok,lepas
pastu bila tk follow up,tup2x dekat nak dpt kunci
ckp ada interest sbb bank lambat release loan..
then kena buat surat rayuan pulak

ada sape2x kt sini yg ada sample surat tak?

senang:

sediakan deposit dlm 10%
check kita punya loan ngan bank baru sign s&p.sbb developer ni banyak songeh kalau dah sign S&P loan tak lulus.
buat carian tentang property kat pejabat tanah
tengok reputasi projek developer yg dah siap
sign s&p
buat loan
(selalu2 kejar lawyer, sbb lawyer yg selallu lambat bagitahu bank samaada loan bank boleh release duit atau tidak.)

selalunya 20% kene bayar masa sign s&P tapi biasa boleh negotiate ngan developer.rumah kedai memang selalu loan takleh tinggi.i rasa skrg lagi rendah diaorg bagi financing mungkin dlm 70% je.
pasal lawyer fees tu you boleh tanya kat malaysian barsbb lawyer dia nak caj kita ada had2nye tak boleh saja caj lebih2.

saya ni bolehlah tolong menjawab sikit2 kemusykilan awak. Bila awak sign s&p, awak kwna bayar 10% dulu. Lepas tu, bila developer claim progress billing untuk stage yang ke 2, awak kena lah bayar lagi 10%. So, untuk next billing claim, barulah developer akan claim direct kat bank. Untuk soalan ke2 awak, cuba awak try tanya hong leong, dia punya commercial loan rate ok gak. Sekian, maceh

Ya interest rate tu 10% per annum..harga rumah tu around RM600K++. Semi D 2 1/2 storey...tapi manalah kami tau bank tu release payment lambat ke cepat ke..so my hubby pegi argue dgn Financial Controller kat developer tu..so dia suruh kami buat surat rayuan.Dia kurangkan ke 18K.18K tu pun kira banyak jugak kan?So last last kami offer to pay 12K, so dia org agree.So now dah dapat kunci tengah nak pasang segala macam tok nenek fittings, grills, kitchen cabinet kat rumah tu..duit lagi..tapi budget dah kurang lah utk semua tu sebab 12K dah habis kat interest aje..

So moral of the story..Beli rumah susah...tak beli pun susah..hahahaha..

Eh..termiss lak boogie nye response ni..

fuzzy beli rumah tu dah dlm 60% - 70% siap..so by the time loan approve and then ding dong skit, developer dah claim almost 85% progress payment kat bank..so dia kira interest at 85% nye progress payment lah sebab tu banyak tu..so we are actually being penalised for buying the house late!! Tak fair kan?

ni nak cite abang saya beli kat nilai developer Arab M'sian
bila progress payment lambat diaorang charge 10%
tapi bila diaorang lambat siap rumah patutnya dapat 10%
hampeh abang saya cuma dapat rm2000 by right rm5000
gitula dunia, komplen kat kem. perumahan tak jln....
tapi takpala rumah siap dah dudukpun

aku ader soklan gak nak tanya...
ada tak sesaper tau...maintenance rumah tuh fix tak??

actually, dah booking kondo ...dia punya maintenance rm170 (lebih kurang la..)
esok2...ka;au rumah da siap ader kemungkinan tak dia org naikkan harga meintenance tuh??

sebab ade certain info ckp...dia org akan naikkkan lagi rege tuh...

rumah tak siap lagi...baru 10% in progress...:hmm:

loyer bila depa nak advise release for progressive billing tu, banyak benda depa kena tunggu orang bagi, letter of undertaking from SPA solicitors, Developer, duly endorsed Deed of Assignment (kalau property without title).kengkadang, depa2 ni seme teramatlah lambatnya settlekan mende2 tu seme, then tiba2 billing kua.. dah la tu, bila kua tak copy kat bank and loan loyer.. so tak de sape tau, phone call & written reminders depa buat tak pot jer.. mende2 tu boleh delaykan proses advise release.. so, bila folow up ngan loyer, folow up jugak ngan other parties..

cendawan butang...selalunya maintenance rumah takkan naik...kalau tak sialp..dah siap tulis dalam s&p kan maintenance cost ni..
