saya baru nak beli rmah tapi dr tgn orglah. umo uma 7 thn.. 20*70.. rega RM 135k..
kalo sesape leh tlg, agak2 brapa nak prepare tuk S&P dan loyer payment..

Aku pun br nk beli umah sub-sale..msalahnya sbb beli dr owner dia pn x tau nk buat apa..ha ha...so aku x byr laa lg earnest deposit (booking)tu..cmne nk buat letter of offer tu ek..kene appoint lawyer ke atau blh buat sndiri ke..risau pulak nt owner tu jual pd org lain plk sbb aku dh apply bank loan

if kita beli kt agen, slps kita bayor earnest deposit,kita diberi offer/intent letter.
then kemudian baru kita lantki lawyer untuk uruskan/buat s n p.lawyer kita juga akan secara official buat surat tentang deposit tu kat penjual/agen.

if beli direct dgn owner,sama ade die bagi offer/intent letter tu or kita melalui surat lawyer yg menyatakan kita da bayor sekian deposit.

cam tu kata agen tengah berurusan ni.dia agen bagi pihak penjual rumah yg nak aku beli tu.dia nak 2% earnest deposit.banyak ker?

p/s:aku pun dlm proses nk beli rumah ni.

aku pun dlm proses beli rumah jugak nie..area kajang. Double storey.. 20X65'...

tntg earnest fee tu plk kalau beli melalui agen mmg diorg nk 2% sbb itu part of diorg punya komisen..mcm aku beli dr owner blh kautimm..hrga rumah 200K aku mntak byr booking rm1000 je..owner ok...so oklaa...tp offer/intent letter buat sndiri laa...letter tu leh guna utk apply bank loan. Jgn sign S&P lg...apply loan dulu..loan approve br sign S&P. sebenrnya byran booking/earnest fee tu better byr lebih rendah lebih bagus...takut kalau apa2 jadi..owner x nk plgkan duit tu...susah plk...

smlm aku dh nk pi byr booking tp tetiba je pusing2 area yg sama..jmpa umah yg lg best..double storey 22X75 hrga rm170K..jmpa agen n owner...nego ngn owner leh dpt 160K..umah tu kalau extend depan belakang mcm jiran2 buat mmg leh jd beso gile.so skrg berbelah bahagilaa plk...call owner awal tu...kata x jd byr booking..mntak tmpoh seminggu utk reconsider...owner ok..

aku dlm dilema nie...sbb rumah kedua nie mmg murah but jiran sebelah mnyebelah cina n india...depan melayu sewa tp owner cina..sebelah nya india pulak..selang 2 3 buah umah br melayu... yg syoknye plk msjid dekat je...boleh nmpak dr rumah..n masjid tu mmg ramai laa jemaahnya..reason owner cina nk jual pun sbb sgt dekat ngn masjid...bising...tgh pening laa plk...

aku cari rumah area bangi,dokat je la.da jumpe rumah yg boleh dikatakan idaman.
tengah nego rege.dlm mase yg sama aku tengah jual rumah sekarang aku dok ni
ds 20x70.bangi.da de org booking.I.Allah next week,aku&die sign snp.

yap bagus idea tu.apply loan baru sign snp.aku dlm proses apply loan.secara kasar aku da tanye bank,so bole ler lepas loan yg aku nk apply ni.so this week submit application kt bank.
FYI, la ni affin bank bole pinjam hingga umur 75thn or max 45thn tempoh biaya.aku survey interest bank lebih kureng je.blr/bfr - 1.5-2.0%.lai satu menarik,hong leong bank,bole dpt lek 10% dr jumlah pinjaman. semua ni utk laon above rm200k.

dilema nak pilih yg mane?kalau aku,aku lebih prefer rumah 22x75 dr 20x65 sebab:-
1-rumah yg lai luas.lebih lebar & lebih panjang. land area lebih 350sqft.
2-rege rumah yg lai murah (pelik gak,sepatutnya lebih mahal), murah rm40k.
3-lokasi ?? x leh nak komen..x dinyatakan exactly.
4-masyarakat : wlpn ramai kaum lain disekeliling tp masjid berdekatan.so tak terasing sangat.rakan2 masjid ade..:lol: laipun untuk long term,if da start ramai malay dok,akn bertambah ler nanti.
5-dpt upgrade size. la ni aku dok rumah size 20x70.

tp ape2 terserah kpd empunye diri..just my 2sen jee..

Taman pelangi semenyih phase 6 A,C & D...umah nie memang dah built-up & dah ada CF....rega dia RM 132 800.....single storey...

tu arr..aku mmg plan nk amik yg 22x75 tu..reason umah tu murah sbb dh lama sket, 10 tahun...yg 200K tu br 4 taun...owner asal beli pun x smpai 95K..

smlm aku dh pi nk byr booking...tp agen bengap tu boleh x bwk booking receipt n offer/intent letter lak.. xkan aku nk byr 2% bodoh2 je...so mlm nie laa jmpa blk dia. tension tul nk buat keje 2,3 kali. Location umah nie kat Taman Kajang Utama..dokat je ngn silk highway tu.cuma kalau nk blk umah tu kene u turn laa sebelum tol Jln. Bukit tu... :)

dr ape yg aku tengok kt website die..rumah ni built area dlm 1k+ sqft.aku tak suka toilet 2 yg berhampiran dgn hall.yg lain ok ler.belakang flat,senang nak buat renovation.carporch tarak tiang kt tengah,no obstruction,nak park keta senang.ss kena make sure ceiling height tinggi (mayb 11' keatas) spy x panas & air paip laju skit.

nak cari rumah area mane wineps?bangi berminat?

utk loan if tak nak bayar cash utk fee lawyer,cari free moving cost.tp interest tinggi skit je.maybe cuma beza 0.3-0.5%.
free moving cost blr/bfr - 1.5-1.8non free moving costblr/bfr 1.8-2.0
anyway,check kt bank utk interest rate terkini dan sensasi :lol:

better ambik non free moving cost sbb byk gak beza hrga dia tau...locking period pun lbh lama (cth RHB bank).

aku apply RHB bank, Non Free Moving Cost (NFMC)- 1st year 4.48, 2-3 year 4.98, 4th-30 years, BLR-1.6 , locking period 3 tahun. daily rest.

satu lg aku appl CIMB bank, NFMC jgk, 1-3 years, 4.9,4-30 years BLR-1.7, locking period 5 years, daily rest jg...

ko apply loan apa ridd?.ada yg lg best ke? aku pilih yg locking period pendek sbb nt nk tuko ke loan provider lain...

kalau bar council dapat tau, license leh kena gantung
tapi terpulangla pada sesetengah legal firm tu...

x salah aku, yg ko nk sign tu bukan loan aggreement, tp letter offer..sbb aku pn br sign letter offer ngn bank.
pstu nt lawyer aku akan sediakan S&P and Loan Aggreement pulak..
kes ko ni sama laa mcm aku..tp kalau ko ambik loan package yg Free Moving Cost or Zero Entry Cost, yg loan aggreement and valuation fees bank akan uruskan..
