Kat Seberang prai penang dulu harga tanah kawasan batu kawan sebelum ada 2nd bridge cuma RM8 - RM9 per sq ft , lani dah siap 2nd bridge tu harga tanah terus jadi RM 40 - RM 50 per sq ft .

Kemudian developers ecoworld ni beli tanah situ berstatuskan freehold plak tu,  depa plan nak buat theme park la mall la bla bla bla di kawasan tu dengan harga hartanah melonjak RM 600K - RM 3M seunit .....

Sapa mampu beli pada harga tu melainkan warga asing je ? Memandangkan tanah kat seberang perai had limit untuk warga luar cuma RM1 M je , so hehehe aje lah , yang RM 600 K tu dalam masa beberapa bulan je apabila siap kelak pasti akan melonjak jadi RM 1 M ke atas lah jawabnya .

Jadi semuanya akan jatuh ke tangan warga asing semata2 . Gitulah DAP jual tanah negeri kat orang luar atas nama pembangunan, rakyat tempatan cuma mampu melangut je laa meleleh air liur dan air mata tengok tanah M'sia di jajah bangsa asing .

Eco World plans RM1.3bil projects in Penang and Seberang Prai   
            
                                                                                   
GEORGE TOWN: Eco World Development Group Bhd plans to launch two residential and commercial property projects in Penang, with a gross development value (GDV) of RM1.26bil, in 2014 and 2015.
        Group president and chief executive officer Datuk Chang Khim Wah told StarBiz that the projects, EcoTerraces and EcoMeadows, would be launched on the island and Seberang Prai, respectively.
        The RM340mil EcoTerraces, comprising luxury landed homes, condominium units, and a private residents’ club, is sited on 5.26ha, about five minutes from Air Itam town in the northeast district.
        “We plan to preview the project in August 2014, which will attract a broad spectrum of buyers, as the location has easy access to the airport and George Town,” he said.
        On its other land-bank at Macalister Road and Anson Road junction on the island, Chang said the group did not have immediate plans to develop the site.
        “Due to its unrivalled location, we plan to use it as our Penang Show Gallery to introduce our brand and development philosophy of creating world-class eco living,” Chang said.
        Next year, Eco World will launch the RM920mil mixed development EcoMeadows scheme on 24.28ha in Bukit Tambun.
                        
        “Its freehold land status and location near the second link and adjacent to the North-South Highway gives it great potential to be developed as a mixed development project.
        “We will be introducing both landed and strata properties supported by a mini mall, comprising shops and offices all designed in line with our Eco theme which emphasises sustainability and livability,” Chang said.
        “Over time, we aim to build up our presence in Penang so that it will be able to consistently contribute around 10%-15% to total group’s sales. There will be terraces, superlinks, semi-detached units and condominiums for both of these projects,” he said, adding that the price of the properties would range from RM600,000 to RM3mil.
        .On Seberang Prai as an alternative development site, Chang said the fact that there were so many developers interested in Seberang Perai is proof that the area was rapidly turning into a growth location.
        “I am confident that if we concentrate on ensuring that our products stand the test of time, and we focus on delivering excellence, be it in service, product design or product quality, we will do well,” Chang added.
        Chang said while there had been some slowdown at the start of the year, as a result of the cooling measures by Bank Negara, they expected the property market to regain momentum towards the latter part of the year as all participants were adjusting to the new realities of the market.
        “The more challenging outlook has also caused developers to up their game and we expect new launches to showcase some good development concepts to attract buyers to continue to invest. With the completion and opening of the second Link, interest in mainland Penang has picked up significantly and we believe this will be the new hotspot for properties up north.
        “Overall, we remain positive about the Penang property market which is supported by solid fundamentals of strong underlying demand, good economic prospects and continued job creation both on the island and the mainland,” he added.
        Meanwhile, Henry Butcher Seberang Prai associate director Fook Tone Huat said that vacant land prices in Seberang Prai, especially those in South Seberang Prai where the second bridge is located, were now hovering around RM40-RM50 per sq ft, compared with RM8-RM9 per sq ft prior to the announcement of the second link project in 2006.

Cara DAP menyediakan " pembangunan " untuk rakyat penang adalah depa jual tanah negeri berstatus freehold pada developers , kemudian developers tu lah yang akan buat "pembangunan" itu ini dengan harga hartanah yang tak mampu di miliki rakyat tempatan.

Akhirnya seluruh negeri tu akan di kuasai warga asing la jawabnya , so UMNO boleh cuma bermimpi laa nak dapat balik penang tu, DAP dah siap2 atur plan agar negeri tu one day di kuasai rakyat asing rata-ratanya  .

Apabila dibeli orang luar dengan status freehold gitu sampai bila2 pun depa akan miliki laa tanah tu , padan muka terlampau nak turut sangat kehendak developers , sampaikan negeri dan negara pun one day akan terjual kat orang luar, merempat laa rakyat sendiri di negeri dan negara sendiri.

Ni nampak land deals di penang antara kerajaan negeri dan developer sampai berbillion hinggit berstatus freehold , yang kemudiannya bakal jatuh ke tangan warga asing blaka2.

Rakyat tempatan kalau nak beli maknanya hutang negara bakal melonjak ke tahap tertinggi di dunia lah kot nantinya , memandangkan harga setiap unit melonjak membabi buta semua .

                            EcoWorld to buy 190ha land in Penang for RM1.02bil                                                        
GEORGE TOWN: Eco World Development Group Bhd will take up the offer to buy 190.2ha in Batu Kawan from Penang Development Corp (PDC) for RM1.02bil.
PDC is offering the sale of the property to Eco World as the group is the only bidder. It is learnt that PDC will give Eco World the offer letter in two weeks to buy the property at RM50 per sq ft.
PDC has firmed up plans to turn the 190.2ha near the second Penang bridge into a golf course and a mixed development project.
Of the 190.2ha, Eco World will develop a golf course on 60.7ha and use the remainder for a mixed development project.
   


The group plans to build landed properties on the hilly portion of the land and a waterfront city, overlooking Penang island.
The development density for Batu Kawan is between 11 units and 60 units per acre, depending on the approval given for the development.
Eco World already owns 24.28ha in Bukit Tambun, on which it plans to launch a RM920mil mixed development called Eco Meadows next year.
With the acquisition of this 190.2ha, Eco World is set to be a major landowner and developer in Penang.
Since the announcement of the second bridge in 2006, property prices in Seberang Prai and on the island have surged significantly.
The price of vacant land in the area, especially in south Seberang Prai where the second bridge is located, is now hovering between RM40 and RM50 per sq ft, a huge jump from 2006’s RM8-RM9 per sq ft range, according to Henry Butcher Malaysia (Seberang Prai) Sdn Bhd associate director Fook Tone Huat.
Land prices in central and north Seberang Prai are now within the range of RM50-RM100 per sq ft, compared with RM20-RM40 per sq ft then.
In 2007, Asas Dunia Bhd bought 138 acres from TPPT Sdn Bhd for RM5.58 per sq ft.
In 2014, Tambun Indah Land Bhd purchased 200 acres agriculture land in Simpang Ampat for RM16.40 per sq ft.
If converted for mixed development, the property can be valued between RM20 and RM30 per sq ft at today’s market price.

Recently, PDC sold 99 ha in Batu Kawan to Aspen Group Holdings for RM45 per sq ft to develop the Aspen Vision City. It will have residential properties, offices, medical facilities, a large central park, international school, retail shops and an integrated central integrated hub for Seberang Prai.

On an adjoining land measuring 121.4ha, sources said, a large Kuala Lumpur-based resort and theme park operator had made a bid with an overseas developer that specialised in theme park development.
In May this year, Eco World president and chief executive officer Datuk Chang Khim Wah told StarBiz that the freehold land status and location near the second link and adjacent to the North-South Highway gave it great potential to be developed as a mixed development project.
He said the company was planning the development of a mini mall, comprising shops and offices in line with its “Eco” theme that emphasises sustainability and livability.
“Over time, we aim to build up our presence in Penang to consistently contribute between 10% and 15% to total group sales,” he said.
On Penang island, the group is planning a preview of the RM340mil EcoTerraces in Paya Terubong, which comprises luxury landed homes, condominium units and a private residents’ club on 5.26 ha.

Kau cuma fikirkan nak bina PR1MA di kawasan tercorot semua , yang kawasan strategik semua di kuasai developers yang hanya fokus nak jual kat warga asing je .... kau ingat one day kuasa kau tu akan dapat dikekalkan ka kalau gitu kekdahnya.

Kalau stakat bergantung kat kawasan tercorot je majoriti undian, jadi pepe kang yang tercorot tu pun boleh hilang tawww. Dah tanah terjual kat orang luar dengan berstatus freehold gitu camne nak dapat balik semula ?

DAP telah menjual aset2 negeri di penang kepada rakyat asing, bukan untuk pembinaan rumah kos rendah ke hapa pun  . Gerakan pun tahu perkara ni tapi cuma mampu pot pet pot pet persoalkan aje laa , habih tu pasai pa UMNO tak buat sesuatu untuk hentikannya  ?

Kuasa majoriti kat tangan tapi BN sket pun tak mahu wujudkan akta untuk hentikan kegiatan DAP nih , walau habih aset kerajaan di jual DAP depan mata pada orang luar gitu ? Hmmm

Aset kerajaan ni bermakna rakyat punya laa yang telah bertukar tangan skarang ni jadi hakmilik asing tu haaa.

GEORGE TOWN: Penang Gerakan secretary Oh Tong Keong has urged the DAP-led state government to come clean on all the public land sold since coming into power in 2008.
Oh called on Chief Minister Lim Guan Eng to list all the state land sold and properties still owned by the state.
Show us your transparency,” Oh told FMT here today.
Oh said Gerakan has been exposing the Pakatan Rakyat state government’s sale of land and properties.
He said parcels of land in Taman Free School, Taman Manggis, Batu Kawan, Bayan Mutiara and plots owned by the Penang Development Corporation (PDC) were among those sold to developers over the years.
He said he had learnt that nine houses in Jalan Magazine, five in Lebuh Kimberly and one in Lorong Hutton, previously owned by the Penang Municipal Council, are now in the hands of outsiders.
“Money collected from the sale is listed as profits in the state accounts,” he added.
Oh said the previous Barisan Nasional government handed over the assets and reserves to the current DAP-led government.
But the current state government is only selling state assets and have yet to build a single affordable house for low-income Penangites.
“We learnt that most of the land was sold to build luxury condominium blocks, not low-cost and medium-cost houses,” said Oh.

Kau tengok camne DAP boleh buat hapa saja, wujudkan anggota keselamatan illegal , jual aset negeri, guna duit rakyat untuk buat mende illegal , tapi still LGE boleh tetap berkuasa sebagai CM penang tarak sapa boleh sentuh dia langsung pun so far.

Malah dia dengan berani dok pot pet pot pet di media mengkritik kerajaan lah plak  ....   BN ada kuasa majoriti tapi nampak powerless sesangat tak reti nak handle manusia gila kuasa dan tamak haloba macam LGE tu , kenapa sampai jadi camtu ye ?

DAP nih apabila terjadi sesatu krisis je memanjang akan suruh PM, TPM, menteri2 semua untuk letak jawatan walaupun yang bersalah adalah orang lain .

Tapi LGE buat mende illegal in broad daylight tak pula pernah dia terfikir nak letak jawatan ke hapa  , malah ahli politik PR boleh dok membebel di media agar TPM letak jawatan kerana krisis soalan bocor UPSR aje lah plak .

Apa kes sendiri salah tak mahu letak jawatan tapi dia pulak dok membebel di media agar orang lain letak jawatan . Betul2 otak songsang .

Penang tu is a gone case lah .... no one can do anything about it, dah terlepas ke tangan orang luar daaah , jangan dok mimpi laa rakyat tempatan nak boleh berkuasa , yang dok berkuasa situ la ni adalah puppet untuk menjaga kepentingan orang luar aje yang dah kuasai negeri tu .

Sila la perhatikan negeri2 lain plak ye kerajaan M'sia... mereka takkan berhenti stakat penang je, seluruh M'sia adalah target depa , rakyat tempatan pakat2 merempat semuanya kelak.

Tak kawal harga rumah dan tak peduli pemilikan tanah oleh warga mana , nescaya one day M'sia akan bertukar jadi nama lain plak .

Kenapa selama ni saya menyewa?

REntal yield berpaksikan "market" value terkini bawah 2%; ada satu rumah sy penah sewa rental yield dia 1.3%.

Bila kadar pulangan pelaburan mcm tu punya rendah = kenaikan rega itu tidak didokong asas kukoh.

bila asas tak kukoh = tunggu ranap.

Buleh rasanya.
Pengambilan Semula Tanah.

Pandai-pandai gomen laa nak kelentong... nak buat landasan ketapi 200 kaki lebar kaa, pusat kumbahan berpusat/serantau kaa, heiway 10 lorong kaa, unibersiti terluas di asia tenggara kaa, sekolah berkelompok paling terbesar di mesia kaa,

.....yang penting guna atas nama 'untuk kemudahan awam' giteww.

Buleh rasanya.

Kerajaan perlu bayar pampasan la pada harga yang di tetapkan jurunilai kalau nak amek tanah persendirian atas nama kemudahan awam sekalipun . Tetap akan menghabiskan wang rakyat jugak kerana kerajaan terpaksa bayar banyak la weyy .

Tanah yang asalnya milik kerajaan sendiri tak yah keluar sesen pun, setelah DAP jual kat orang luar kemudian kalau kerajaan M'sia nak amek balik lagi parah la jawabnya , jenuh bayar harga ntah pepe.

Melainkan kalau kerajaan bertindak tetapkan harga hartanah semua pada nilainya yang sebenar yang semestinya lebih rendah dari harga yang developers letak tu semua, barulah pampasan jadi rendah kalau kerajaan amek balik nantinya

Tapi jenuh mengamuk la owners tu kang kerana depa beli harga mahal nak mampus tapi kerajaan bayar pampasan seciput aje alamat demo ke hulu ke hilir la dengan ambiga

Kat Mudah.com berlambak rumah double storey "Sathu Terrace" di penang island nak dijual pada harga sejuta lebih seunit  , tapi sewa cuma pada harga RM1850 fully furnished plak tu  

Orang makan gaji kena masuk bulanan sebanyak mana yang boleh beli sejuta lebih harga rumah tu .... kalau dah CEO aje mampu beli maka persoalannya buat pe CEO nak duduk rumah teres dua tingkat plak , sedangkan kalau sewa siap fully furnished pun berganda2 lebih murah .

Nak beli buat investment untuk di sewakan lagi tak berbaloi laa dengan harga rumah sejuta lebih yang perlu di bayar tu .

Kat Penang kebanyakan rumah teres dua tingkat walau harga sejuta lebih tapi di duduki oleh bangla2 dan indon2 , kerana developers apabila tak boleh jual rumah maka akan di guna rumah2 yang tak terjual tu untuk letak pekerja2 dia laa.

So orang2 yang beli alamatnya kena berjiran dengan pekerja asing lah plak . So tak dak la prestige sangat pun walau harga mahal nak mampus

Kekadang orang yang beli tu pun kalau dah desperate tak boleh cari penyewa akan bagi pada pekerja asing lah jugak untuk menyewa .

So walau bayar berjuta harga rumah tapi kejiranan memang tak boleh blah laa   Berdesing hidung bau kari kalau jiran bangla
