tak tau lak..
kalau boleh financial literacy  diajar pada peringkat lebih rendah like sek rendah or menengah coz knowledge ni diperlukan pada semua manusia yg bekerja n di bawah tanggungan.

Fortnightly Housing Loan Paymentsetakat ni aku baru buat Fortnightly Housing Loan Payment. aku pi jumpa sendiri housing loan officer kat HSBC tempat aku buat utang rumah.... aku mintak nak buat fortnightly housing loan payment dan suruh dia kira on the spot. total years utk byr installment rumah reduce sebanyak 4 tahun 7 bulan dgn penjimatan interest sebanyak RM13400.00. mcm tak caya jer. so dari 26 tahun utang rumah sekarang dah reduce jadi kira-kira 21 tahun.

cuma bahayanya fortnightly payment ni ialah masa bayarannya tak fixed. kalau terlupa nak bayar on time setiap 14 hari alamat lagi byk ler interest kena charge. tapi aku berjaya atasi problem ni iaitu dgn letak advance 2 bulan payment siap2 dlm my HSBC saving account (HSBC potong my installement dari account ni). so maknanya kalau aku terlewat bayar sebulan pun aku dah ada back up.

Mortgage plus extra
Mortgage plus extra ni bermaksud kita purposely mintak tambah utk bayar loan prinsipal. contohnya kalau sekarang kita punya installment RM500, maka kita mintak kat bank utk tambah another RM150. So extra RM150 tersebut ialah utk reduce dia punya prinsipal. so boleh reduce lagi another 4 to 5 years.

paling senang, bila ade duit lebih jea.. ko dump kat housing loan ko..
kalau loan ko tak support bayar lebih utk housing loan, better cari HL yg support skim ni..

memang sekarang the best option ialah housing loan yg guna pengiraan daily rest. ramai yg tak tau benda ni pasal sangka daily rest with OD facilities amat berbahaya (berbahaya kpd yg tak ada disiplin). tapi kalau tak silap aku kena bonded for 3 years masa buat application to reduce my interest vs interest masa agreement dulu, so tak boleh keluar dari current scheme ni temporarily. btw aku akan check again dgn bank abt this term. base on my calculation, lagi 3 tahun aku boleh setel semua my housing loan kalau continuously withdraw EPF money dari akaun II.

yg aku 5 tahun... 1-3 (penalty 4%).. 4-5 (penalty 3%)
tapi aku dah calculate coz aku ambik ZEC + free TV + DVD, aku calculate bank pun dah habis dalam rm5k, so kalau aku settle awal pun tak rugi byk sgt..

mat, u dah convert dah loan rumah u to skim daily rest + overdraft tu? aku maybe next week nak pegi buat. kalau penalty boleh cover dgn penjimatan interest yg byk for sure aku proceed punya.

sekarang pun ingat nak usha2 HL ni coz nak refinance Rumah, bank mane yg offer skim daily rest + overdraft tu.. selama ini memang tak pernah usha yg ade overdraft ni so knowledge passal ni memang zero..bukan ke yg overdraft ni charge dia mahal sikit.
boleh ko cerita sikit bro..


Based on pengalaman aku.. suka buat Housing loan dgn Citibank. comapre dgn local bank yg aku pernah buat. nak try usha tengok yang islamic hL, ade beza tak dgn skim yg dioffer dengan local bank lain.

aku plan nak convert ke skim daily rest + overdraft HSBC. HSBC contohnya pakej HomeSmart yg membolehkan peminjam membuat extra prepayment pd bila2 masa tanpa caj atau notis, meaning kita boleh restructure our home loan anytime, berapa kali sekalipun, dgn duit sendiri mahupun dgn duit withdraw dari EPF. HomeSmart HSBC nih the more peminjam deposit, the more they can save from kena interest. meaning peminjam boleh transfer terus gaji masuk ke akaun bank tersebut dan menikmati pemotongan interest berganda krn interest dikira secara DAILY REST, the lower the prinsipal the lower we save. ini cerita utk mengelakkan interest puluh ribu riggit at the end of loan tenure. Bahayanya pakej ni ialah disiplin, memandangkan kita boleh keluarkan duit yg terlebih bayar tu pd bila2 masa. kalau asyik keluarkan balik sampai bila pun hutang tak habis.

part mane yg overdraft coz HL loan aku sekarang (citibank ) pun macam tu jugak.
pun daily rest + can pay extra at any time without charges + can withdraw unlimited at any time (ATM ade ).
