panduan untuk membeli rumah lelong

sy nak mintak pendapat dan panduan dr forumer kat sini psl pembelian rumah lelong.... ape yang perlu dilakukan sebelum dan selepas beli rumah lelong tu...

perkara2 yg perlu dibuat... dan amik perhatian.... sy berhajat nk beli umah lelong.. ni first time... so takut ler ditipu atau dpt byk masalah.

harap ade yg sudi membantu..

yg aku tau, masa beli umah lelong tu kau kena sediakan 10% deposit. ada gak bank yg mintak 5% je. balance purchase price kena settle dalam 90 hari, and ada gak bank yg bagi 120 hari. kalau kau beli cash tak pe la, takyah pikir nak apply loan kat bank. tapi kalau kau nak buat loan nak settle balance purchase price tuh, kena buat cepat2, coz masa tersgt la singkat (90 hari or 120 hari). kalau dah melepasi hari (90 or 120) kena interest. and kena tengok gak lawyer firm yg buatkan kerja utk kau. Kena push gak, takut kang yg lain semua ok, derang lak lembab. kena ketuk baru nak buat kerja. tak pasal2 kau yg kena tanggung.

Aku dengar kata ler...kalau apt/condo yg ada maintenance tu....rasanya pembeli kena tanggung segala tunggakkan owner lama...betul ke?

thanks to zaizaizaizai...    tp setahu sy untuk maintenance atau ade  sebrg outstanding fee tu, bank yg lelong kena tanggung...... kalo tak salah ler...

bank yg lelong tu hanya akan tanggung up to tarikh lelong je. selebihnye successful bidder kena tanggung. ada bank yg suh bidder bayar dulu mana2 yg tertunggak then bank akan reimburse duit tu balik. that's why kena baca and fahamkan betul2 Proclamation of Sale @ Perisytiharan Jualan tu.
and one more thing, kena cari lawyer yg aggressive and proactive sikit. kalu tak, lambat la nk settle. tapi normally mmg selalunya akan lambat settle (sebab mcm2 benda nak kena tunggu - tunggu bank sign lah, vetting document lagi ... and bla bla bla) and for sure kena minta extension of time dari auctioning bank and most of the time the extension of time tu akan disertakan ngan interest sekali lah. ini kekadang xleh nk elak, tapi biar le kita bayar yg sepatutnya sahaja. maksudnya di sini jgn la meleret2 sampai 4,5,6 bulan nk extend. kalu x kena interest tak pe la gak kan...

katalah.. kita dh dpt proclamation of sale tu.. then kite nk kena buat loan dgn bank kan..... kalo loan dh approved.. ape lg yg kena buat ek.... sy betul2 nk tahu... sbb first time nk beli umah lelong.... prosedurnya tak sama beli umah baru kan...

lepas loan ko dah approved loan loyer akan buat semua kerja , ko bayar je fees diaorg cuma dalam kes lelong ni ko kene carik loyer yg pantas sbb beli umah lelong kan kita main dgn masa , normally 90 hari dah kene settle everything...

saya baru je discuz dgn agent semalam... kita kena bayar diorg 2% dr harga rmh asal yg dilelong...

a'ah..mmg kena byr sikit utk wat umah lelong tu.....sebelum bid.... tp kalo tak dpt.. tak silap sy...duit tu dpt balik

alhamdulillah sy dh dpt pun umah tu.. nama pun baru jek dpt tukar minggu lepas....

tp beli umah lelong mmg byk benda nk buat.. kena cepat dan pantas.... kalo tak mmg cari psl

ape pun sebelum nk beli umah lelong.. kena teliti umah tu...condition.. tunggakan utk umah tu.. dan check sekali sape developer...

sometimes ader gak problem dgn developer.. ape2 hal leh check dgn pejabat tanah.. lawyer mmg kena tip top

awk melalui proses bid x?? ada ke owner rmh asal x penah byr duit rmh sampai setahun..
bleh ke agent tipu kita dgn rmh lelong ni?? seblom awak dpt rmh ada x lg owner kat rmh tu

beli umah lelong mesti lah ade proses bid.. masa sy... yg buat bid adalah agen tu.... sepjg lelongan dibuat... agen tu keep calling.. kalo harga increase.. utk make sure sy dpt info psl harga yg sedang di'bid'. so lastly..... dr harga reserve...naik smpai 4 k... yg tu final amount.. sy agree... then 5% bank draft dr harga reserve tu bayar ler pd bank yg buat lelongan...

former owner umah sy tu...mmg tk pernah duduk umah tu.. dan tak bayar duit umah tu since start kena byr pd bank... then sy tanya pd jiran sekeliling pun.. derang pun kata..umah yg sy nak beli tak pernah diduduki lg... tp tu lah byk tunggakan.... outstanding bill besenya..bank yg melelong akan setelkan...

agen tipu atau tidak.. tgk background derang lah.....so far yg sy tahu agen lelong ni adalah yg sah di sisi undang2.

aku baru je gi bid hari sabtu lepas..tawakal je la coz dah tau kalo beli umah lelong ada 1001 macam problem..

esok baru nak collect condition of sales..pastu baru nak buat loan

coffee - ko pakai loyer mana? meh kasi tips sikit nak cepatkan proses

korang jgn ler guna khidmat Ranjan & Nik kt Bangsar tuh...ofis diorang oppo dgn Bangsar village Shopg centre... very the slow..aku dh kena..smpi kena byr interest ribu2 masa beli umah pertama dulu...tp bukn umah lelong..
