PENGALAMAN Claim Insuran MRTA

Assalamualaikum.

(Mortgage Reducing Term Assurance) MRTA adalah insuran rumah jikaberlaku kematian,waris yg hidup tak perlu membayar balance hutang bank.

Adakah sesiapa disini yg berpengalaman claim MRTA?

Saya pernah buat claim bagi pihak makcik saya yg meninggal keranabarah,semasa meninggal rumahnya masih berhutang untuk 10tahun lagi.

Adakah bank otomatik akan stop minta bayar ansuran jika berlaku kematian?
Jangan harap! walaupun rumah tersebut masih ada MRTA yg valid kita kenaurus sendiri,kerana insuran MRTA dan bank peminjam adalah dua pihak ygberasingan walaupun insuran tersebut anak syarikat bank tersebut.

Selepas berlaku kematian mereka akan cari penjamin atau waris ,dlm kesmakcik,saya adalah penjamin mereka akan hantar surat warning jikalambat bayar lebih 2 bulan...
Apabila hubungi bank kenapa mereka minta ansuran pada saya sedangkanrumah makcik dicover oleh MRTA,mereka suruh saya menghubungi syarikatinsuran MRTA untuk tindakan lanjut,lepas call syarikat tersebut barutahu, kami kena ambil macam2 borang dan bukti kematian,contoh makciksaya meninggal disebabkan barah dan mati di hospital,maka kena jumpadoktor yg rawat untuk pengesahan dan dapatkan tandatangan dan cophospital,bukti surat mati,repot kematian dan lain2 yg berkaitan,lepaskami dapatkan dokumen yg diperlukan masih kena menunggu hampir sebulanatau lebih,ansuran bulanan kepada bank tetap kena bayar seperti biasaselagi tak selesai urusan dari syarikat insuran MRTA.

Selepas sebulan bank hantar surat suruh kami selesaikan balancebeberapa peratus lagi hutang rumah makcik,saya terkejut kenapa merekatak dapat claim dari insuran MRTA ke? .rupanya rumah makcik saya nipernah terbengkalai selama 7tahun..rumah tak siap sepenuhnya,developermenghadapi masalah kewangan dan stop pembinaan..apabila bank startbayar stage pertama kepada pemaju maka MRTA dah start cover..jadikerana terbengkalai 7tahun cover berjalan dan menurun dari tahun ketahun,tak kisah kunci dapat bilapun.
contoh katakan MRTA kita ambil 20thn,hutang bank 50k..maka untuk tahunpertama insuran cover 50k tahun kedua mungkin 48k begitulah seterusnyamakin lama makin menurun..

Kalau rumah dapat kunci on time seperti dijanjikan ok,noproblem..masalah akan timbul jika projek terbengkalai lama dan dapatkunci selepas lewat 7thn seperti kes makcik saya dan berlaku pulakematian..maka dalam 7tahun ni insuran makin lama makinmenurun..sedangkan bayaran bank yg penuh hanya bermula selepas dapatkunci walaupun sebenarnya kita membayar ansuran yg lebih rendah tetapiitu adalah faedah bank kerana bank telah jelaskan contoh 30%-+ daripadanilai hutang...dalam kes makcik pihak bank hanya dapat claim 80% jumlahhutang dari syarikat insuran,bakinya kami kena langsai..sama ada bayarterus sekaligus atau bayar bulanan hingga selesai balance 20% tu,takmahu bayarpun boleh hingga satu masa mereka akan lelong rumah tu untukdapatkan baki 20% tu!

fikirkan bagaimana pula nak claim MRTA kalau rumah masih terbengkalai kunci tak dapat tapi pemilik mati?

Jadi pengajaran saya dapat disini adalah,insuran MRTA memang dapatclaim dan selesaikan hutang jika kunci rumah dapat on time,itupunsegala urusan untuk claim mesti dilakukan oleh waris,kalau tidak bankakan menuntut kepada waris supaya bayar ansuran seperti biasa.
Projek terbengkalai atau lambat dapat kunci? alamilah pengalaman saya diatas.

kat sini ada ramai gak yg jual insuran... tapi life le pulak... kalo ada yg buat General tu.. mungkin boleh share kat sini...

MLTA coverage nuyer tak reduce ikut utang dlm bank ... let say kalau buat loan 50k ... walaupun bank dah abih bayar tapi coverage still 50k ... maka itu kita boleh guna utk rumah yg baru nanti .... dan paling penting ni MLTA ni ada dengan saving sekali ... macam dlm quotation yg saya buat utk client biasa nyer MLTA ni bagi return yg tinggi ....

Bayaran bulanan MLTA jugak akan dikecualikan jika client tu diagnos penyakit kritikal ... mmm ... byk kelebihan nyer

Comparison and Features of MDTA and MLTA

Life-MLTA
1. Transferable
This policy is transferable whenever the borrower buys a new property or refinances his loan with another bank.

Example: Transfer this policy, adjust the sum assured to match the new loan, as many times as you need.

2. Insurability is Guaranteed
You purchase only once, with the same sum assured, there is no need to prove your health condition again.

3. With Savings or Returns (Cash Value)
Premium paid will be accumulated either as savings or savings plus returns. The cash value can be used to reduce or pays off your mortgage.

MRTA
1. Not Transferable
In most cases, new MDTA policy has to be taken up whenever a borrower changes his properties or refinances his loan with another bank
Example: 5 yrs later, refinancing at the older age, for same tenure of same loan amount, the MDTA cost is higher.

2. Insurability is not Guaranteed
Most of the time every time you finance your property, you have to prove that you are healthy to purchase MDTA.

3. No Cash Value
It is an expense with zero cash value at end of the mortgage tenure.

In lament term with example :
For example : The applicant name is Ahmad. He's a 24 male and bought a property for 230k but he only take 100k loan.

MRTA scenario
So if he purchase RM100k for 30 years MRTA the premium will be RM2165 and the surrender value from time to time is less and less. So, if anything happen to Ahmad at 5th year, the benefit he get from insurance com will be RM95299 while 10th year will be RM87319. So at the end, the value will be zero at 30th year.

MLTA scenario
If he purchase same RM100k and 30 years MLTA, he needs to pay RM61 every month and gets the level protection. He can choose to pay monthly, quarterly, semi-annually or annually. If Ahmad is TPD and can't make a source to pay for monthly installment, the benefits he get is RM100k no matter at which year. If Accidental death it would be X 2, the benefits will be RM200k. This is consider savings and you get the level benefits no matter 1st year or 18th or 30th year. Because the surrender value is high and higher. If Ahmad have nothing happen at 30th year, he can get back the value he prepaid. This is the benefit you get from MLTA. And, Ahmad is only 24, if he buy a better property, he can bring this MLTA over to that property and extend it.

termasuk loan agreement. ms wat loan, officer just offer MRTA..xde explaination ttg MLTA

nasib baik claim MRTA bapa mertua aku hari tu senang je, tapi memang betul kita kena sediakan segala dokumen dan benda yang diorang mintak

Tak boleh tukor dari MRTA ke MLTA ...sebab pihak insuran yg provide MRTA tu mintak surat pelepasan loan bank baru dia orang layan...

Dulu BNM wajibkan tapi  sekarang option ... tapi kalau bank tu buat syarat  baru utk wajib peminjam ambik MRTA dgn dia orang tak leh nak buat apa laaa

Pada saya MRTA masih terbaik dan termurah...rumah terbengkalai berthn2 macam makcik saya alami,baru cari idea untuk back up...ambil life insuran baru kalau belum ada dan masih sehat...lagipun saya dengar insuran MRTA.takaful lain sikit cara,nilai cover tak turun sehingga dapat kunci?betul ke tak pasti...

Saya kalau diberi pilihan MRTA atau MLTA saya pilih MRTA,dah 5 rumah saya ambil MRTA je..dulu2 MRTA masuk loan rate interest dia tinggi sekarang dah sama macam loan...tak terasapun tambahan RM40-RM50 drpd sekali bayar tunai 5k-7k...
Nak backup lagi ambil insuran hayat..buat macam saya,bayar cost of insurance je,suku dari nilai bulanan yg sepatutnya..tapi ejenlah menangis nak buat camne.

So cadangan saya kalau Bank tu tak paksa anda ambik MRTA dgn dia maka better go pada MLTA...  MLTA cover lebih menyeluruh

in most cases... loan package is bundle with MRTA.. nak untung lebeyyy.. hampeh..
