Salam sejahtera...
Saya nk tanye forumer2 berpengalaman kt sini berkenaan refinance rumah..Saya bercadang nk refinance rumah yg dibeli 5 tahun lepas..Baru2 ni saya survey beberapa bank utk dptkan best interest rate for my new housing loan..Satu hari officer HSBC call me and he propose me to apply for Islamic Home Refinancing. During the discussion, sy ade tanye for loan amount RM207K (20 years), how much monthly installment sy kena byr sebln. He answer the rate will be RM1066.90/month. I am quite surprised bcoz for me this rate is very good..Macam xpercaya pn ade sbb it is too much different dgn my current housing loan..

So just nk tnaye sape2 yg penah refinance rumah...is this rate is REASONABLE compare with u all punye...boleh take share u all punye hosing loan (after refinance) berapa interest rate, loan amount, duration & monthly installment..I nk make comparision...tq

Boleh sy tahu berapa percent dari market value yang boleh miss refinance?80% or 90%?
usually kalau loan more than 250k boleh dapat up to blr-2.4...
Let say dapat refinance 90% dari 207k,jadi 187300,for 30tahun,blr-2.4....monthly lebih kurang 920....

sy pun nak refinance rumah. beli dec 1999. aritu cek market 360K. mcm mana ek.

bagus sgtlah kalau guna hsbc amanah, bayar byk, tolak prinsipal..bukan macam bank lain, bayar banyak, dia kira advance payment....

yes miss..
There is no servis charge,usually i will ask my client like you to take cash back mortgage saving instead of mrta..because there a lot of difference

My house punye market value = RM230K...dapat 90% refinance, so = RM207K...
BLR if i not mistaken = -2.2

Saya kira menggunakn financial calculator...saya dapat 920 sebab guna blr- 2.4...30 year and 207k..
kalau blr- 2.2,30 years,207k, monthly is 1040+-...

Ni dari apa yang sy analysis sndri,kalau rate ni semua bergantung kepada credit inuyasha dengan bank..if semua clear and cntik,mmg sng nk dpt rate tinggi..some more,kalau b offer rate cntik,tapi valuation xcntik..bila valuation tinggi,rate xcntik..so what i can say,i will represent you to nego with my all bankers,when result came out,will let you choose which is better rate for you..

currently my commitment memang agak tinggi...besides housing loan, i jugak ade buat personal loan, credit card & hire purchase..semuanya atas nama saya...that is why i plan nk buat refinance, then cash out some money to settle all the debts..

but i am just afraid that bank tak approve my application due to the debts..

Yup,boleh je miss..usually kalau commitment lebih dari 60%,sy advise supaya bawa 2nd applicant in condition tiada mslah cctos or ccris..
kalau rumah miss area KL,ada bank yg boleh buat commitment up to 70%..
miss,can you email me your hp no,so kita boleh berdialog melalui telefon and miss pon boleh bertanya lebih lanjut lg..

i more question...i wondering that let say i apply loan 200k...140k i use to pay the outstanding housing loan payment...then the balance 60k i cash out...is it the monthly installment same or not (between cash out & not cash out) ?

Bila apply loan 200k,u hanya dapat 90% dari 200k,lepas tu,tolak baki yang ada,let say 180k-140k =40k..
so you cash out 40k,then your installment base on 180k tadi..
can you sms me,because saya jarang masuk cari ni..

Kalau you xnk cash out,so nnti you installment will base on 140k..
dalam refinance ni,ada yang buat untuk cash out dan ada yang untuk rendahkan rate..
