keep on buying tu adalah liabiliti yg terbesar. bebaskan diri dari hutang adalah yg terbaik.

kalau nak membeli jangan ikut2 orang...kena tahu kemampuan diri...kena tau produk yg dibeli.....masa bila nak invest, masa bila nak divest.....

holding power kena strong, kalau x strong....tue yg rega rumah menjunam, tuan rumah pon nak membenam....

SOrry2 my mistake...Patutnya saya tulis macam ni;

yerp...sekarang ni pelabur2 hartanah takbur betul yer.

Kata mereka, "Dulu I beli rumah 200k, sekarang market dah 400k, so I nak refinance &
nak beli lagi 2,3 bijik rumah beharga 400k....so, now I got 1.2million in DEBT and
3 bijik rumah. I'm super rich right now."

Sekali harga rumah drop gila2 below 200k balik, what U got?
1.2 million in DEBT dan juga 3 bijik rumah yang beharga kurang rm600K yang  susah untuk
dijual sebab sekarang ni yang berebut beli rumah balik2 muka yang sama jer.
Pasangan2 muda yang laki bini Gaji sorang rm3K keje Engineer/Eksekutif tak mampu pun nak beli
rumah 400K tu. Nak beli Apartment kos sederhana kang parents/adik beradik Kondem,
jadi terpaksalah buat PL semata2 nak bayar DP rumah mahal2.
Rumah dah siap nak kena serve monthly installment Rumah yg. mahal, PL & kereta yang Mahal.
Bahagianyaaaaa Hidup mereka ini....

actually teori nih mcm menarik..
kalau tak perlu utk drive jauh2 selalu..cth setakat nak drive dlm penang yg seconet neh, kancil yg 10K tuh maybe dah sufficient..
2nd year bleh upgrade kereta second rega 20K..
3rd year dah 28K..yg neh mesti dah lepas viva secondhand
4th year dah 34K..dah bleh beli saga SV without liabiliti..dh beli kereta baru maybe leh rehat for 5 year..free servis kan?

lps 5 tahun ada cash 60K in hand
bleh upgrade kereta lagik besar yg baru

tapi jual kereta neh senang ka? 20% depreciation tuh nilai yg selamat ka? if kereta second, maybe the value drop lebih dr 20%?

20% kira selamat lah untuk 2nd car. Kalau kereta baru mungkin tak selamat.
Kalau tak pandai nak jual sendiri boleh jer kot trade IN dengan Used Car yang sama untuk
dapat better offer.

haloo brader........... jika rumah tu dah jadik RM400K dari RM200K, ko ingat bank senang nak aprrove kaa?

bro tau berapa income minima utk dpt financing utk RM400K? kalau tak tau kira, elok kira harga emas dah laa.......

pastu nak lipat lagi 2 biji rumah yg bernilai RM400K atau berjumlah RM800k, berapa income? kalau emas 916 tu RM136 segram boleh kot......

ikut nasib gak....tapi kalau dah niat nak pakai setahun n jual takyah la nak servis semua..asal boleh jalan je pastu jual la semula... agak logik la teori ni..

1st hand ke 2nd hand, drop dlm 15 - 20%...

keta dah umur 7 tahun ke atas, drop tak banyak......

kawan aku beli kancil 660 (reg 1996) sekitar 2008 dgn harga RM6000, skrg kancil tahun 1996 masih dijual dgn harga minima RM4000.....

2008 - 2013 adalah selama 5 tahun = 60 bulan, jika ko simpan sebulan RM300 selama 60 bulan, ko dah dlm tangan minima RM18,000...
tu belum kira dividen drpd ASB lagi

lepas ko jual kancil tu, katakan RM4000, tambah simpanan, ko dah ada RM22,000...... dah boleh upgrade pi waja tahun 2004.....

ada nampak kaa? pi laa survey kat mudah.my

main property ni kena ikut cashflow masing2. cthnya ada yg ikut2 kawan beli landed props di penang island. tak mampu so depa JV. yup.... memang margin profit tinggi bila jual. tapi ada tapinya.... beli rega mahal, nak jual pun mesti nak jual mahal2 utk cover kos interest, kos melepas etc. masalahnya berapa lama boleh tahan nak hold & serve installment? 6 bulan? setahun? 3 tahun? problem dgn landed ni ambil masa nak cari buyer, melainkan sanggup compete & letak rega below market. dan bukan semua projek ada DIBS. yg ada DIBS pun pemaju dah marked up siap2 future price & in actual lg mahal dari projek yg takda DIBS.

ada yg cuma ada modal utk hold setahun, sudahnya drag more than 1 year. pinjam merata nak service instalment. kesian aku tengok. org nak invest depa nak invest. org travel obersea depa pun nak travel obersea. nasihat aku ukurlah baju di badan sendiri. jgn ikut org.

kalini aku setuju dgn acong.....high five sket!

yg fefeling nak lipat 3 bijik rumah tue they are bounded to LTV 70% rule ah....luper ah tue..... and also,if it takes that person to refinance his 1st house in order to finance the 2nd & 3rd house so to speak....mmg a perfect recipe for disaster!!

purchasing power and holding power zero.....harus membenamkan diri biler property price menjunam.....

yg sy cerita tu flipping method....mmg ler high risk. tapi klu go for cashflow & long term strategy lebih selamat. maksudnya beli utk disewakan, dptkan positive cashflow dulu. org dlm bidang ni kata "dapat rumah free" sbb tenant tolong bayarkan.

sb aku bru umo 22/23 cmtu..dpt la sbijik kete dri parent tp kene byor gk la bulan2 n klau rosak,insurans semua kaver sndiri..
