we all prnh hangus deposit rm5k sbb nk reserve lot tu tp tiba2 ada problem so kena cancel rmh tu..so diorg dh tetapkan samada loan lulus or x mmg deposit hangus..

bila ingat2 blk, syng nya..blh shopping handbag duit tu..

kalau ikutkan 2% tu deposit dari harga rumah i dulu patutnya letak 4k tapi atas developer la.. mcm kes i, letak rm200 jer pastu developer akan gunakan utk deposit JBA

kalau loan tak lulus developer janji nak pulangkan... pastu developer mmg push la supaya cpt dpt loan ... so derang pun dpt jualkan rumah tu... kalau lambat2, derang sure nak jual kat orang lain

simpati jugak kat orang yg deposit burn ni... tapi kalau orang yg mmg fulus lebat, duit deposit tu hangus shopping brg luxury jer cth: handbag, mcm puan nurun04 la yer...

kalau i, mau nangis jugak... sbb fulus ciputttt

pengajaran utk semua, kalau sayang duit, jgn terburu2 beli rumah... benda ni pelaburan jangka pjg, amaun besar... fikir abis-abisan dulu...

cancel beli pn sbb company hb ada prblem dl, so hb x berani nk teruskan membeli takut x larat nk byr bulan2..
tp ada hikmah, lps beberapa thn dpt gak beli rmh sndri tapi bkn kat situ lah..dan company  hb pn semakin stabil..

tu yg skrg kdg2 t'ingat2 duit deposit tu sbb nk beli brg luxury la tu..

2bln lepas saya ada letak deposit utk beli rumah 5k.. asalnya datang office developer nak bayar deposit renovation. tapi tgk rumah ni berkenan plak.. terus deposit 5k..
tapi dah tanya pekerja situ kalau cancel boleh dpt duit semula dia kata boleh..
balik fikir 2 minggu lebih jugalah akhirnya cancel.. dapatlah semula duit kami tu.

aku dulu duit buking letak rm50 jer.....utk rumah yg b'harga rm176k++..thn 2006 dulu...
deposit mmg xde coz loan gomen...full loan..

    mulan, kalo fulus lebat pun.. still duit tu burn for nothing.. n in my case.. i lelap mata jelah sbb malas nak bising2 nanti gado dgn husband. i tpksa la tune kepala ni fikirkan yg perhaps firasat husband ni lain kan.. jd moga adalah hikmah yg baik atas apa yg berlaku ni..

from my experience keje ngan developer, booking fee mmg sepatutnya bole dapat balik.. provided that u have not signed SNP. kalau tak silap dlm akta pemaju perumahan tuh, its illegal for the developer to collect money, unless dah sign SNP. Since our customer dulu banyak yg educated, so management mmg take care of this ler.. sesapa yg byr booking tp lom sign SNP bole dapat 100% refund. kalau dah sign SNP, bole refund setelah tolak legal fee expenses (niii nak jaga repo jerr.. patutnya bole forfeit)

mmglah burn... sbb namanya deposit....

selalunya dalam apa urusniaga sekalipon, seller akan mintak letak deposit sbb nak elakkan kerugian kalau pembeli tetiba tarik diri... so at least kos masa dan tenaga yg dileburkan taklaa rasa rugi dgn adanya duit deposit... dan juga kos hilangnya potential customer yang lain...

melainkan pembeli tarik beli atas sebab2 kesilapan seller tuh... then yg itu bolehlaa diargue lagi.... mintak tolak ansur segala...

yg tu kalau urusniaga takda surat2 rasmi bagai... kalau urusniaga hartanah ni lagilaa susah, sbb ada terms and conditions bagai... huhuhu

emmm kalau refer kat HOUSING DEVELOPMENT (CONTROL AND LICENSING) REGULATIONS 1989, PU(A) 58/1989, (Including  2007 Amendments - In operation from 1 December 2007)... Section 11 (2) No housing developer shall collect any payment by whatever name called except as prescribed by the contract of sale....
so kalau tak sign SPA lg mmg takleh ler developer tuh collect any booking fee. but its normal ler diorg nak kan security, cuma kalau betul2 x jd beli, suppose bole refund.. maybe nak refund tuh takes time lerr... dulu2 my employer even tak masuk dlm HDA pon all the booking fee, sbb takut nnt akan highlight masa HDA audit. Semua masuk dlm current account dulu, dah sign SPA baru masuk dlm HDA... so kalau tak jd beli n tak sign SPA lg... bole ler tegakkan hak u all guna akta niii.... for sure bole refund nyer... (dulu2 we learned from mistake sbb ada buyer yg bawa this Act utk tuntut refund.. last jd policy syarikat utk refund to those yg tak sign SPA niii)
