nak beli umah kena ikut kemampuan lepas tu cari location, bila dah jumpa location gi je la booking (byr tau) .. lepas tu cari loan bank.

morgage life ...ada ke benda ala ni bank tawarkan?

selalu nyer 2 benda ala tu la..MRTA & MLTA...jerk...

apa maksud tuan umah?

kena amik insurans kt tempat lain ker???

time agent AIA tu citer cam blur je...

kalau nak pegang umah buat sementara..amik aje MRTA utk 5 thn..then renew lg..

tp kalau nak duduk umah kekal sampai ke tua, boleh opt utk amik MLTA..make sure sum covered equal tu harga umah..

harap info ni di persetujui ramai..huhuh

ada terbaca yg MLTA ne x cover utk loan umah klau kita hilang upaya, dia cuma cover klau kita mati, berbanding dgn MRTA yg akan cover loan kita sekiranya kita hilang upaya serta meninggal..

MRTA - takleh transfer, premium ikut loan amount n umur, cover death, TPD je, apa2 jd, MRTA tu byr direct to bank, kita or benefisiary tak dpt apa2. Bila dah habis byr mortgage, MRTA pon habis skali.

MLTA - transferable to new mortgage, premium ikut loan amount n umur, cover death, TPD n CI. Apa2 jd, kita or benefisiary dpt duit dulu, pastu baru kita amik duit tu settle loan or buat apa yg patut. MLTA ni bole simpan smp bila2 walaupon kita takde mortgage.

MLTA - cover kalu kita meninggal, hilang upaya n critical illness. critical illness ni lagi teruk dari hilang upaya, kalu kita dpt cancer MLTA cover loan kita walaupon tak keje n takde income. MLTA ni sebenarnya lg bagus tp premium tinggi sikit la dari MRTA.

MRTA - cover kalu kita meninggal n hilang upaya je. Kalu kena critical illness mcm cancer, MRTA tak cover walaupon kita takleh keje cari income utk byr loan.

Ruginya, bank mmg offer MRTA, product dia sendiri.
MLTA kena amik min 150k. Premium ikut umur, mcm life insurance jugak. 1st yr byr penuh, lepas tu bayar bulan2.

1% - Age 21 - 40
1.5% - Age 41 - 50
2% - Age  51 n above.

Katakan amik 150K, umur between 21 - 40 yrs old, 1st yr byr 1500 lump sum, lepas 1 yr byr 125 mthly. Kalu ada PBB-ING credit card dpt discount 2%. Lepas 10 tahun dah setel loan nak beli rumah baru, bole transfer MLTA ni ke loan baru.

yg bagusnya MLTA ni, kita bole refund balik up to 100% premium yg kita byr. Tak mcm MRTA takleh refund balik, habis je loan tu habis la MRTA.

Lg satu beza, ialah let say kita insured rumah RM200,000 dgn MRTA, katakan thn ke 10, meninggal..insuran akan byr pd bank mengikut baki loan yg tinggal..

but with MTLA, insuran akan byr mengikut sum covered rumah..

betul ke Ana?

Yes betul. MLTA bayar sum insured bg beneficiary (spouse, family members etc). MRTA byr balance loan amount bg bank.
Katalah loan 200K, lepas 10 tahun tinggal 100K. Kita meninggal. MLTA byr 200K bg beneficiary, MRTA byr 100K direct to the bank. Mana lg bagus??

aku guna konsep MLTA utk loan umah aku. apa yg aku wat, wpun loan n rumah atas 2 nama but for MLTA only insured nama aku je for the whole loan. aku tak amik dr bank tp dr co insurans. kalau apa2 berlaku kat aku (mati/critical illness/disease) MLTA tu akan cover. tak perlu nk pk camne nk setelkan utang tu.

cumanya aku tak amik yg money back return. pas tamat tempoh aku tak dpt la refund tu. policy aku ni rendah sikit la kalau compare yg ada money return tu.

tu yg aku paham la dr apa yg ejen aku citerkan.

memang MLTA ni better dari MRTA, but Mortgage Life better dari MLTA.  Actually Mortgage Life ni sama je macam life insurans....beza nya Sum Assured base on brape loan yg kita buat.

MRTA - murah/bayar lump sum/untuk cover hutang loan sahaja.
MLTA - mahal 2x dari MRTA/bayar lump sum/meninggal tolak hutang loan dgn bank, balance waris dapat. Kalau tak mati/Hilang upaya tak dapat apa. Katakan harga rumah 200K, happened loan tinggal lagi 150K, so waris dapat la 50K.

Mortgage Life - boleh bayar monthly

Cth client yg penah buat :

Male/Executive/Non Smoker/Age 30
Loan 198,000
SA 198,000
Loan Tenure 30Yrs
Monthly Premium RM100
If nothing happend kepada pembayar selepas 30 tahun dgn Total Death benefit dia 233,800.00. sekurang2nya u dah ada cash value sebanyak RM 38,800.00 (233,800 - 198,000)
