masalah rumah datang lagi.....

Sorrylah saya nak cakap ye,kalaula TT malas nak buat kajian sendiri pasal nak beli ke tak rumah, saya rasa baik tak yah beli...bukan apa ya membeli rumah bukan macam shopping spree beli baju, kalau berkenan teeus beli lepas tu kalau tak nak boleh simpan dalam almari...tak pun bagi kat orang...

Beli rumah ni commitment dan risk dia tinggi, dan kalau menyesal beli, still kena bayar dan kalau nak jual pun makan masa...

Kalau nak pergi makan pun boleh  2-3 kali fikir nak makan mana...inikan pulak nak beli rumah...mesti buat kajian sendiri jugak...takkan nak harap orang lain buat kajian untuk duit TT...

Btol ckp ko nut. Lainlah ko yakin area tu nanti dlm 2-3 thn akan jadi maju. Ini ko sendiri x yakin. Eh...tp tu duit kau kan? Lantak ko lah

sekarang ini masalahnya lebih tertumpu pada loan bank. which one is which, conventional vs islamic, flexi vs non flexi etc ect.  ada input?

i m gonna take the house. aku bukannya hadap nak meniaga hasil dari rumah tersebut. kalaupun rumah tuh di kawsan sendu tak membangun ke sudah ( which is very unlikely tak membangun langsung dlm masa 10 tahun since ada hospital ada mrsm ada skolah around the place ), at least i m still be able to make the house as my vacation house since its quite near to the beach. boleh rasa angin pantai, boleh nampak ombak..

rumah tempat tinggal sudah ada.. ini rumah ala ala suka nak beli sebegituh.

btw aku mmg shopping tanah, shopping  rumah shopping kereta shopping superbike,  spree like popping up sebegituh.. and this is not the first spree i have ever in my life.

tak kesah pon dik area tu nak kekal mundur. maju mundur is not my very main point to consider to buy that house... kalau maju alhamdulillah, kalau mundur macam tu juga, pun ok jua

fix rate dia constant jd bajet rumah tiap2 bulan xlari..

flexi nasib2 ada masa rendah ada masa tinggi.. jd sedia untuk pokai..

sebab ada buyer tak tahu risiko flexi? dia kena bayar double sebab harga dah berubah..

fikir logik harga xblh jd double? tp wallahuallam kes dia complicated sebab dia pun xbg surat untuk sy digest masalah dia..

Ambik islamic..wajib tu untuk orang muslim & benefitnya rate dia dah fix and overdue rate  jauh lebih rendah banding conventional..property investment is very good..TT ada mention area tu ada schools, gov dept kan means dan ada pantai lagi..so ada peluang utk development & investment

Flexi home loan most suitable for org2 yg income sederhana dan kurang stable sebab ada pekej2 bayaran yg boleh dipilih bergantung pada financial strength diorang..TT dah stable so mana2 pun boleh..tp islamic finance tu wajib utk muslim customer buat sbb dah ada choice..inshaallah berkat..

ikut pemahaman saya yg x seberapa nih
lock in period utk loan tu kira cam ikat janji la the interest rates on loan for how many years

katalah tahun kedua meminjam BLR naik ke..selalunya yg loan xde lock in period nih rege instalment yg dia kena byr pd bank akan meningkat coz interest dh naikkn

if..ada lock in period maka..kemungkinan risiko itu dpt diatasi..

paham tak explaination saya nih?

area tu dekat bandar tumpat baru near mrsm kan? mcm tak byk je prospek penyewa..sbb cikgu2 mrsm pon mesti nk beli jugak kan rumah situ murah bagai...tp boleh aje nk simpan buat asset...

conventional ngn islamic tu sama je actually...sama2 ada riba tp islamic loan ni term2 dia dlm bhs al arobiyyah...pastuh plak ada akad nikah jual beli bagai...

flexi loan ni...uols boleh bayar loan tu lebih daripada jumlah installment bulan2 tp mesti parking certain amaun dlm akaun bank tu..then dia akan potong dari pinjaman pokok..bagusnya flexi loan...time ekonomi tengah kencang..bagus la...pastuh kalau uols ada duit lebih...bleh cepat2 settle...yang tak bagus time BLR naik mencanak...pakat2 nangis ramai2 la ye

non flexi loan ni..rate bayar bulan2 adalah sama...BLR naik ka turun ka...sama je installment...tp takleh nk bayar lebih utk reduce pinjaman pokok..rate interest non flexi biasa tinggi..tp uols selamat time ekonomi ok ke tidak...
