Kerajaan negeri jual rezab melayu kat developers dengan harga murah , kemudian developers plak jual property yang di bina di tanah tu pada harga yang mencanak tinggi pada warga asing .
So kalau kerajaan nak amek balik tanah tu camne nak bayar kat buyers tu ? Habih la duit rakyat kang di guna buat bayar pampasan.... dan camne dengan loan kat bank yang buyers dah amek ? Sapa nak ganti duit bank ? 
Dapat balik aset tapi hilang duit banyak plak la membayar pampasan kat buyers kat bank ... pi mai pi mai rugi jugak la jawabnya, developers jugak yang untung

UMNO perlu sedar kuasa depa takkan bertahan lama selagi depa membiarkan bandar2 besar terus dikuasai warga asing . Kawal pemilikan asing dalam sektor hartanah untuk kekal berkuasa, itu kunci utama .
Utamakan rakyat tempatan di setiap projek perumahan baru di bandar dengan cara wujudkan akta untuk menghalang developers dari membina projek2 luxury yang tak mampu di miliki rakyat tempatan.
Rakyat perlu di beri peluang untuk memajukan bandar2 besar, untuk menetap , berniaga dan beriadah dengan kos yang setara dengan pendapatan depa yang sebenar .

Airport bukan dimiliki warga asing sebagai aset individu , jadi ia tetap milik kerajaan , so kerajaan cuma memajukan tanah tu aje.
Memang tanah rezab perlu di majukan dengan cara yang effective agar dapat menjana pendapatan rakyat dan negeri .
Yang menjadi isunya apabila tanah rezab di jual kepada warga asing untuk jadi hakmilik individu depa sendiri , tak membawa pulangan apa pun pada rakyat setempat .

Dah la kerajaan tak nak kawal kenaikan harga dengan memperbanyakkan lagi pemberian subsidi , sebaliknya kerajaan bertindak memaksa peniaga2 menaikkan gaji walau peniaga2 semua terpaksa menanggung kos yang tinggi hasil dari tindakan kerajaan sendiri menarik balik banyak pemberian subsidi .
Jangan harap la orang2 china yang merupakan majoriti peniaga akan sokong kerajaan kalau dok aniaya depa sampai lagu tu skali . Malah peniaga2 melayu pun akan banyak yang gulung tikar apabila business tak balik modal kerana terpaksa bagi gaji yang tinggi tak sepadan dengan pulangan yang di perolehi .
Dr. M dulu bantu peniaga dan rakyat dengan pemberian subsidi, najib sebaliknya tarik balik subsidi kemudian paksa peniaga untuk laksanakan peranan yang sepatutnya di mainkan kerajaan sendiri .
Dengan pi letak pak2 menteri dari kaum china ingat boleh beri sokongan semula ka kaum china pada BN apabila dasar2 kerajaan semuanya totally unfriendly kepada business community yang rata2 nya kaum china monopoli .

Small businesses facing challenges to meet Minimum Wage Scheme The Malay Mail Online – 2 hours 4 minutes ago
 PETALING JAYA, Sept 22 ― Employers who run small or micro businesses are facing challenges to meet the Minimum Wage Scheme that was implemented on January 1 this year as they do not have capacity to fork out the minimum wages for their workers. Subsequently, the Malaysian Employers Federation (MEF) is calling for the National Wages Consultative Council to recommend for the scheme to be reviewed and come up with a mechanism to facilitate the implementation.
“There should be different level of wages depending on sectors, region and types of employment. It cannot be RM900 in all areas,” said MEF secretary Datuk Shamsuddin Bardan.
“If it is RM900 in remote and rural areas, then that is too much. There must be a different rate to be paid in different areas of the country. Bigger cities and towns can afford to pay more but smaller village businesses should be allowed to pay less,” he said.
He said employers who run micro-businesses faced problems paying out the RM900 minimum wage.
“These employers would probably have five employees or less and they cannot simply pay the rate. These businesses could also be located at remote areas and some of these businesses do not even make RM900 a day.”
Shamsuddin said this led to the possibility of such businesses shutting down.
“Employers of small businesses have expressed there was a 60 per cent increase on wages with the implementation of the scheme. Small organisations cannot afford it because their margin is small and by enforcing the scheme, this will be pushing the marginal employers to do the impossible.”
Shamsuddin said the Human Resources Ministry should have looked into this matter before implementing the scheme because employers who are unable to comply would be prosecuted.
“If the employers can pay, then they do not risk being prosecuted by the Labour Department but those who are unable to pay, are sent to jail. The authorities should have looked into this matter before implementing it but instead, they authorities thought otherwise.”
The issue of employers not paying out minimum wage has come to light with reports that about 10,000 employers in the private sector have yet to implement the scheme.
Deputy Human Resources Minister Datuk Seri Ismail Abd Muttalib said the number represented was only five per cent of 200,000 employers registered with the Labour Department and the government viewed the matter seriously.
The minister also said that employees have the right to lodge a complaint with the Labour Department and his ministry if their employers are unable to meet the policy.
According to records with the ministry, three employers have been taken to court.
According to the National Wages Consultative Council Act 2011, errant employers can be fined if found guilty while repeat offenders face the possibility of jail time of not more than five years.
Shamsuddin said this matter could be resolved if the ministry was practical about the whole implementation.
He said the authorities needed to look at the reasons as to why the companies are unable to comply and provide assistance instead of prosecuting them.
Shamsuddin pointed out there was also the possibility it would discourage entrepreneurship as individuals would be unwilling to have a small business start-up.

Sekarang ni dah sampai peringkat rakyat tempatan terutama warga kota teraniaya tak kiralah golongan peniaga dari apa bangsa pun gitu jugak yang makan gaji .....
Habih semua menanggung kos yang tinggi kerana tindakan kerajaan mengurangkan dengan hebat sekali berbagai subsidi dalam masa yang singkat, sampai warga kota semua tak sempat nak adjust perbelanjaan dan pendapatan dengan apa yang berlaku .
Yang untung cuma pak2 menteri dan famili, kroni yang tak berapa kerat , developers serta warga asing . Haaa , esok2 ni time pilihanraya kerajaan harapkan golongan sedikit ni je laa ye mengundi , padan muka .

Ada ker mana2 forumers yg memantau penurunan harga rumah di sekitar Selangor atau KL? Kalau ada, boleh update kat sini tak?
Sbb sebulan dua ni, auntie adalah jugak pergi ke 1/2 property exhibition. Tapi harga mcm makin naik pulak.... Ingatkan property bubble nak meletop.... Tengok2 harga masih kat paras yg sama atau makin tinggi.
Kalau forumers ada info yg detail, auntie amat menghargai. |

Restrictions yang selangor perkenalkan ni jelas memperlihatkan developers luar negara tak boleh dah membeli tanah bagi tujuan membina luxury condo di selangor, malah totally menyekat pembabitan developers luar negara sebenarnya.
Warga asing hanya boleh beli dari developers tempatan rumah yang terhad untuk satu famili je di masa depan , so bulk buying memang out lah jawabnya .
Alhamdulillah , di harapkan negeri2 lain satu M'sia pun akan ikut guidelines ni jugak terutama bab menyekat pembabitan developers luar negara tu . So harapan aku agar kerajaan menghadkan pemilikan asing dalam sektor hartanah termakbul lah jugak, at least kat selangor

PETALING JAYA: Developers and property agents were thrown into a flux last week over a new set of guidelines on property purchases in Selangor by foreigners, permanent residents (PR) and foreign companies.
Generally, the new guidelines restrict foreigners from buying all types of properties costing less than RM2mil in most of the districts inthestate.
Previously,the cap was set at RM1mil,as announced during last October’s budget. Some property developers are still in the dark over the matter while others are coming to grips with the significance of the move’s effectin an already slowing market.
The measures, outlined in a circular dated Aug 28, were effective from Sept 1 this year. The circular was signed by Department of Lands and Mines Selangor director Datuk Kamarulzaman Jamil.
According to the new guideines, residential, commercial and industrial properties are divided into three zones.
The minimum price for purchases by foreigners is based on the zones.
Foreigners, PR holders and foreign companies are only permitted to buy residential properties that are priced at a minimum RM2mil for Zone 1 and 2, and a minimum threshold of RM1mil for those located in zone 3, according to the circular.Zone one encompasses the districts of Petaling, Gombak, Hulu Langat, Sepang and Klang.
Zone two are Kuala Selangor and Kuala Langat while the districts under zone three are Hulu Selangor and Sabak Bernam.
Besides increasing the minimum threshold, the land office permits foreigners, PR holders and foreign companies to buy strata and landed strata properties only.
“The new guidelines have raised the threshold price considerably besides putting up new barriers on the type of properties they can buy,” a developer said.

In the commercial and industrial sub-segments,they are only permitted to buy properties priced RM3mil andabove located in all the three zones.
They are barred from buying properties set aside for bumiputras. As for non-bumiputra units, they can buy not more than 10% of those units.
Agricultural land, Malay reserve land, non-strata landed residentials and auction properties are off limits.
The new guidelines also govern participants of Malaysia My Second Home programme.
They are to buy directly from the developers and not from the secondary market and are eligible to buy one residential unit only per family.
“This means the state of Selangor is going the way of Johor. Land is a state matter. While the Federal Government may propose its policies – unveiled during each budget – the individual states can go along with the measures proposed, or they can propose their own measures,” a source said.
“We saw the state authorities in Johor proposing their own rules with regard to land issues a few months after Budget 2014. We now see Selangor doing the same,” the source added.
The property source said that the Aug 28 circular seemed to be “a preemptive measure” to prevent foreign developers from entering the state in a big way.

Impak guidelines baru ni yang aku boleh nampak adalah :
Di sebabkan warga asing di sekat dari membeli property secondary market , maka yang mana yang dah beli sebelum ni dengan harga berjuta tu camne nak jual balik semula kerana warga asing kaya raya tak boleh beli dah, nak harap orang tempatan memang tak mampu ..... so pasaran tarak !
Alamat tak dapat jual la jawabnya , haaa speculators luar memang kantoi laa kann , merudum terus 
Miss payments kat bank je akan di lelong , lalu rakyat tempatan akan beli dengan harga lebih murah .
Wait and see la berlambak speculators luar yang dah beli sebelum ni akan alami panic attack , tak mampu jual lalu miss payments kemudian kena lelong 
Dan impak seterusnya adalah warga asing yang hanya beli untuk jual semula memang takkan beli langsung la property di selangor , kerana takut tak boleh jual semula kerana payah cari buyers .
So bukan stakat developers luar di sekat tapi secara tak langsung buyers luar pun turut hilang mood nak beli di selangor .

Berlambak2 oversupply luxury properties di selangor yang developers harapkan pada pembeli luar negara nak pelaku memang akan jadi tukun laa kalau developers tetap nak naikkan harga jugak.
Dah la pembeli luar pasti takkan beli kerana depa nak jual semula payah ya amat disebabkan pasaran terlampau terhad, maka mau tak mau developers akan terpaksa turunkan harga laa untuk membolehkan pembeli tempatan beli nanti.
Di tambah kalau berlambak properti auction masuk di pasaran lagi tak laku new properties di buatnya, lagi bakal merudum harga jadinya new properties .

Sekarang ni kita tunggu reaksi developers dalam dan luar negara , yang mana buat luxury properties dan plan nak lonjakkan harga lagi dan lagi pasti akan meroyan tahap gaban, siap merayu meleleh air mata air liur agar kerajaan selangor longgarkan restrictions tu . 
Dan apa jadi nantinya kalau ada MB baru, adakah restrictions tu akan kekal gitu dan tak di ubah plak ? Jeng jeng jeng

Actually kantoi habih la usaha rakyat tempatan di selangor yang menaikkan harga tinggi nak mampus just untuk jual properti pada warga asing yang kaya raya . Padan muka, ye ye, padan muka, boooo tarak foreigner mana nak boleh beli laa .
