Mine, rmh tu dijangka siap hujung tahun ni. so, nanti my MIL akan tolong jagakan. this time, kami takkan sewakan org. sayang lah. takut rosak kalau org sewa mcm my first hse dulu. banyak nak repair.
so, tiap kali balik msia, kami ada rumah sendiri. |

lilo, bukan nak kata apa la kan, tapi kalo I mmg tak sewakan, coz mmg hancur punye, kalo nak buat sewa biar apartment ke or teres inter je (kalo corner lot pun i rasa tak payah), coz nanti mmg takkan jaga punye, pastu nanti org tinggal keliling pun menyampah, and kiter pun sakit hati sana sini rosak, kalo rumah built-up kecik mungkin tak banyak repairnye.
btw, u keje kat mana actually, luar malaysia kan?? kat sana tak kumpul property? mesti untung. |

interest tu ko letak je la, 6.5%, tapi actual rate tu depends on current blr (current blr is 6.75%) dgn promo oleh bank.
so kalu pakai formula koko, RM150000 6.5% 30yrs = RM949/mth.
tapi 150k ni ialah ko nye loan.. so maybe ko leh down 10%=15k, so jadilah harga umah tu 165k.
tapi assume ko nye lawyer fees bla bla bla developer dah cover, so tinggal mrta aku rasa tak silap dlm 5% dpd harga umah, so lebih kurang RM8250. Kalu ada cash boleh bayar cash, kalu tak, masukkan dlm loan.
So kalu masuk dlm loan, total loan skrg ialah RM158250, with 6.5% interest 30yrs tenure dapatlah = ~RM1001/mth
Tapi skrg byk bank yang leh offer fix interest, cth mcm AIA ngan ING tak silap aku serendah 5.99-6.75%.
Bank lain, cth public bank pun quite interesting, BLR-1.6%, so ~ 5.15%. (http://www.publicbank.com.my/en/ ... /loans/popup6.html)
So kalu kira balik RM158250, with 5.15% interest 30yrs tenure dapatlah = ~RM865/mth (kalu BLR maintain 6.75 le, tapi selalunye naik. Tapi dia slalu cap at 9%). So max mthly installemnt (9%-1.6%=7.4%) lbh kurang ~RM1096/mth.
Nak selamat, amik le Islamic financing, fixed rate, sebab kadar keuntungan (depa tak panggil interest) tu agak tinggi, which for me is agak membebankan. And kalau aku, aku xkan amik islamic, unless rate dia competitive dgn conventional.

Website ni siap leh kira and compare between rate2 yg dioffer oleh bank kat mesia. And org ckp rate tu pun uptodate. Worth a visit.

p/s: As for me, aku maybe nak postpone dulu pencarian rumah landed aku, pasal rumah yg ada ni (medium cost apartment) ni pun aku baru beli dlm 3 thn, and tak senang gak nak jual. Ada sape2 nak cari apt di Taman Mas (Apartment Penaga Mas)? 15 minutes to Putrajaya/Cyberjaya, 15 minutes to Tesco/Giant Puchong, 10minutes to Puchong Perdana. Tingkat 6, corner lot 850sf, gated & guarded, ada autogate pass, lift, clubhouse facilities (pool, badminton court, cafe*, gym*, squash*, aerobik room*) harga aku beli dulu 103+k. So, kalau ada nak beli, aku wat valuation, pulang modal pun dah cukup. Kalu minat, email kat aku hrasydan[at]gmail[dot]com. Rumah ni aku&family tgh dok sendiri, takde sewa2.
