umur saya 29thun. berkerjaya... critanya macam ni lepas grad sya ada bf tapi mak x restu masalah lain agama...sayang mak lupa kekasih protes mak x cari bf smpai umur sya 29 thun 2bln + bln ni..baru-2 ni terbuka hati nak cari calon suami bukan calon Bf yer..bermula la masuk tagged, FB cari jodoh website...akhirnya dapat la calon-calon yang disenarai pendek:-

calon 1: dia keje doktot umo 34 (comfom bkn laki org coz kezen saya 1 tmpat keje dgn dia) yg x best dia org tganu+ keje kat klantan jauh dr saya. jadi peluang nak bersama tu mcm susah.

calon 2: keje kat kl keje eng...umo 30..org kelantan + byk bulu lengan.......

calon 3:keje wat biznes org slangor ok baik, happy je dgn dia nih keje la x brapa stabil

so mcm mana stengah org mesti ckp saya mgada tp sya ni anak tugggal ayah dh meniggal..tinggal mak sorg kat kg..harapan tu nak blik kg jaga mak..x kawin mcm2 org kata saya la plak x larat dgr..

POLISI BARU BERI KESAN KECIL KERANA FOREIGNER 7% JERRR KATANYA.


The Real Estate and Housing Developers’ Association Malaysia expects Selangor’s new property rules to have minimal impact given that the number of foreign buyers within the state is limited, reported the media.

Its vice-president Sivanyanam Sinnathamby pointed that figures from Malaysian Properties Inc indicates that foreign buyers on a national basis stands only at four percent to seven percent.

“The number of foreign buyers in Selangor is even smaller. In short, the Selangor state authorities are making rules which affect such a small part of the market,” he said, adding that foreign buyers are concentrated in Penang, Kuala Lumpur and Iskandar Malaysia, Johor.

Association of Valuers, Property Managers, Estate Agents and Property Consultants in the Private Sector president Siders Sittampalam notes that while the policy was fair in terms of structure and quantum – given that prices had indeed increased over the past several years – he expects it to have little impact.

“So, even with the RM3 million threshold for the commercial and industrial sub-segments, it is fair. This move is not something that should shake the market,” he said.

Meanwhile, the National House Buyers Association has applauded the new guidelines, saying that the rules will prevent foreigners from snapping up properties with their superior exchange rates and drive up prices.

“Take, for example, the Singapore dollar against the ringgit. It’s peanuts to them,” said secretary-general Chang Kim Loong, who also urged other state governments, particularly Johor and Penang, to do the same.

Chang noted that Kuala Lumpur City Hall should also raise the minimum threshold to RM2 million since RM1 million is considered as a basic level entry price for a new property located in Kuala Lumpur.

Property consultant Khong & Jaafar group of companies managing director Elvin Fernandez and Alzac Viva Sdn Bhd project director Mak Foo Wei reckon that the move was a pre-emptive strike to deter foreign developers in Johor from entering Selangor.

However, Sam Tan, group managing director at Ken Holdings Bhd, questioned the need for the new policy saying that Johor’s market is very different from Selangor’s.

“There are foreigners who just need a small pad. They don’t need to buy a RM2 million property,” he said.

Tak dan MB baru panaih punggung dok krusi MB lagipun, pengampu kuat developers dah minta MB baru semak semula restrictions yang TSKI perkenalkan di selangor tu . Kan aku dah kata.

Tengok la alasan tahap longkang Siva pencekik darah yang kata Klang Valley hanya boleh jadi bandar bertaraf dunia sebenar sekiranya berjaya menarik masuk sebanyak mungkin rakyat asing untuk menetap sebagai penduduk dengan membeli hartanah.

Bagi dia elemen asing yang di bawa oleh warga asing tu semua lah yang membuatkan bandar tu jadi antarabangsa , world class dan lebih baik untuk di huni nanti .

Haku ingat yang menjadikan sesatu bandar world class dan bertaraf antarabangsa adalah kerana kemodenan dan kecanggihan segala infrastruktur dan fasiliti yang wujud yang menyamai dengan yang terdapat di memana bandar2 besar di dunia lainnya . Bukan gitu patutnya ke ?

Perbanyak warga asing sebagai penduduk hanya bermakna menggantikan rakyat tempatan dengan mereka je, yang bermakna bertukar bangsa dan kuasa pemerintahan aje la nantinya .

Kan aku kata puak2 nih nak bagi warga asing monopoli bandar2 besar. Dah jelas dah sekarang.

‘Rescind’ new property rules, new Selangor MB urged                                                        


                                       
PETALING JAYA: Property players in Selangor are hoping newly-appointed Mentri Besar Azmin Ali will review the recent hike in minimum prices for foreign purchases in the state, which they claim will further dampen demand.
Malaysian Institute of Estate Agents (MIEA) president Siva Shanker said the guidelines that came into force on Sept 1 should be “rescinded.”
“We believe that various stakeholders should have been consulted first before they were implemented,” he told StarBiz, adding that neither the MIEA nor the Real Estate and Housing Developers’ Association (Rehda) was consulted.
Siva also said the announcement of the guidelines could not have come at a worse time.
   


“The announcement came without warning. During Budget 2014, the Government increased the minimum price for foreign property purchases from RM500,000 to RM1mil. Budget 2015 is just around the corner and there could be new measures to be announced. This will only dampen the market.”
He added that implementating such guidelines did not make sense if Malaysia aimed to turn the Klang Valley into an international, habitable destination.
If you want to be a true world class city, you need to attract a sizeable population of international occupants. It’s the foreign element that makes it an international city,” said Siva.
PKR deputy president Azmin, who is also the Gombak MP, has replaced Tan Sri Abdul Khalid Ibrahim as Selangor’s new Mentri Besar.
Under the guidelines, the Selangor state government has set a minimum purchase price of RM1mil for the Hulu Selangor and Sabak Bernam districts (Zone 3) and RM2mil elsewhere (Zones 1 and 2).
Citing statistics from the Malaysian Properties Inc, whereby the number of foreign buyers on a national basis was between 4% and 7%, Siva said: “Those statistics apply to foreigners purchasing property mainly within Kuala Lumpur, Johor Baru and Penang.”
“You rarely get foreigners buying property within the Hulu Selangor and Sabak Bernam areas. So why have these rules?”
Siva noted that the various cooling measures implemented by the Government, which was aimed at keeping property prices in check, only dampened transactions and not the value of the properties.
“Transactions fell 5% and 10.9% in 2012 and 2013 respectively. It dropped 15% in the first quarter of this year.
“However, transaction activity in the first quarter is not usually a clear indication of the full year’s trend. The number of transactions have dropped over the last three years but their value has not.”
Mah Sing Group Bhd chief executive officer Ng Chai Yong said he expected minimum impact from the new guidelines as foreign buyers made up less than 1% of the company’s sales contribution in Selangor.
“In fact, 87% of our launches are priced below RM1mil and our buyers are primarily locals,” he said.

cerdik TSKI kerana tindakannya buat restrictions tu bakal mendedahkan tembelang banyak pihak yang inginkan penjajahan warga asing bermaharajalela di bandar2 besar.

Kerajaan nak bentangkan budget baru kang mungkin ada more cooling measures yang bakal memberi tekanan baru untuk developers menurunkan harga .

Investment hartanah bukan macam beli grocery di kedai yang di buat selalu , sebaliknya to some ppl ia bermakna sekali seumur hidup, jadi better safe than sorry....

Amek masa, tunggu dan lihat agar masa ketika harga yang paling rendah yang di beli nanti .

Kalau seumur hidup terpaksa membayar dengan harga yang tinggi tak ke haru kalau beli time mahal tup tup kemudian harga jadi murah kembali, nyesal seumur hidup kang .

Wuishh, free market pekejadah kalau sampai peluang rakyat tempatan di sisihkan yang bakal membawa kepada terjejasnya kuasa kerajaan sendiri , yang hanya mengundang bala pada negara la jawabnya.

Selangor’s move to impose a new set of guidelines on property ownership by foreigners has been criticised as over-regulation of the property industry and going against a free market. – The Malaysian Insider file pic, September 22, 2014.Selangor has imposed a new set of guidelines on property ownership by foreigners, which property consultants said was an over-regulation of the property industry and against a free market.
        Under the new guidelines which come into effect for sale and purchase agreements signed after September 1, foreigners, permanent residents (PR) and foreign companies can only buy residential properties costing more than RM2 million in areas categorised as Zone 1 and 2.
        The two zones include the Petaling, Gombak, Hulu Langat, Sepang, Klang, Kuala Selangor and Kuala Langat districts.
                                                                                                                        
They are allowed to purchase properties, starting from RM1 million, in the areas classified under Zone 3, which is Hulu Selangor and Sabak Bernam.        Foreigners are also not allowed to purchase landed properties or those sold by public auction and no more than 10% of non-Bumiputera units can be sold to foreigners under the new guidelines.
        The minimum purchase price for commercial and industrial properties by foreigners has been set at RM 3 million in all three zones.
        Property consultant Previndran Singhe said that while in the long run, the pricing cap imposed for the residential sector would be positive, restrictions should not be imposed on commercial and industrial properties.
        "The government wants to ensure that everyone has a roof over the head, that is acceptable, but why regulate foreigners who want to invest in commercial and industrial properties?
        "Foreign investors buying commercial and industrial properties mean that jobs are created and people are employed, so why regulate them?
        "That would amount to over-protectionism," Previndran said.
        He added that the restriction of not more than 10% of non-Bumiputera units could be sold to foreigners was also an act of over-regulating the property market.
        "This, however, would be a boon for properties in Kuala Lumpur, as investors would want to invest in a free market," Previndran said.
        Another property consultant, See Kok Loong, said the new restrictions have a negative picture of the sector with Malaysia already having different regulations governing property purchases in the different states and also the federal government.
        The new restrictions by Selangor would also affect the property market in the greater Kuala Lumpur area, given its location, he said.
        "I don't understand the rationale, whether it is to stop speculation or to provide better opportunities for locals but these restrictions do not help local ownership.
        "The one thing which is sure though is that it would make the property market less attractive," he added.
        The Expat Group chief executive officer Andy Davison, who offers assistance to expatriates who come to Malaysia under the Malaysia My Second Home (MM2H) programme, said the new guidelines for foreigners, which imposed a new price cap on property ownership, were disappointing.
        "It seems Selangor is changing its attitude to foreigners, they used to have some of the lowest minimum prices for foreigners to purchase but now they have the highest.
        “It's not clear why they have changed their position and it is disappointing." – September 22, 2014.

Mana Azmin nak boleh bertindak against kemahuan DAP dan kroni2 depa   dia mesti tunduk laaa...

kalau tidak kang bukan stakat kena kutuk dengan LGE tapi anwar pun akan kutuk dia jugak lalu bakal start langkah king kong baru plak nantinya untuk pijak kepala Azmin .

Sektor hartanah nih berlambak2 negara di seluruh dunia yang perkenalkan macam2 sekatan untuk tujuan menurunkan harga bagi mengelak krisis mortgage .... tarak timbul isu free market punnn , tup tup kalau M'sia buat je kalut laa macam2 isu keluar.

Free market kalau menyusahkan majority rakyat..........lebih baik di regulate/control sikit.
That's what the Government is for. Kalau Kerajaan tak bolih control..........tukar Kerajaan. Sebab tak bolih harap.
Aku tengok pemain2 property ni memang selfish..........fikir diri sendiri je. Market boom ada dia ingat orang lain. Bila market mula nak jatuh........mulalah melalak, "market is over regulated". Kepala hotak dia.
Cuba bukak Mudah.my.........tengok rumah untuk disewa. Berlambak new houses dia orang nak sewakan. Maknanya owner rumah tu dah ada rumah lain. Malaun2 cam ni yang buat rumah macam tak de. Padahal melambak dalam negara. Beli rumah sampai 5-6 rumah sorang........on borrowed funds pulak tu. Kalau ada financial crisis...........mulalah masing2 terjun flat, bunuh diri...........hutang keliling pinggang. Bagi aku..........pedulikan je. No sympathy.

Free market bermakna semua boleh participate sebagai pembeli kalau mahu sebab harga mengambil kira kemampuan majoriti ....

Tapi yang berlaku dalam sektor hartanah adalah majoriti rakyat tempatan nak participate pun tak boleh walau mahu sebab tak mampu .

Kerajaan memang sepatutnya regulate harga agar ia jadi free market kerana apabila monopoli warga asing berlaku pasaran tu sebenarnya dah jadi manipulated market .

Dok peringat kat rakyat subsidi dok ada la tak bawak makna, sebab dah jelas jumlah yang di beri la tu tak dapat menampung kos hidup yang tinggi disebabkan tekanan harga rumah yang melambung2 di bandar dan pinggiran bandar.

Setelah di kurangkan dengan hebatnya subsidi yang dulu tu , rakyat cuma ingat pengurangan yang di buat aje la kerana impak negatifnya depa rasai setiap hari .

Rakyat bandar dok nampak harga rumah makin naik je sampai ke peringkat tak logik , dan bagi depa itu petanda kerajaan tak peduli apa yang terpaksa depa hadapi .

Kerajaan buat rumah murah untuk berapa kerat rakyat je, rakyat yang selebihnya apa jadi  ?   Terpaksa pendam rasa je laa tengok developers dan warga asing monopoli , dan tiada tindakan tegas sangat dari kerajaan sendiri .

Pelbagai subsidi dan bantuan yang diberikan kerajaan persekutuan Barisan Nasional (BN) sepanjang tahun memudahkan kehidupan rakyat terutama mereka yang memiliki tanggungan keluarga yang besar, kata Datuk Ahmad Maslan.
        Timbalan menteri kewangan itu berkata, jika dijumlahkan semua keseluruhan bantuan dan subsidi yang diberikan kerajaan maka rakyat hanya perlu mencari mata pencarian selama 9 bulan dan selebihnya ditanggung BN.
        "Jika kita campur Bantuan Rakyat 1Malaysia (BR1M), bantuan persekolahan, subsidi minyak, diesel‎, tepung, beras dan gas memasak, pada saya tiga bulan kehidupan kita ini ditaja oleh kerajaan BN dalam masa setahun.
                                                                                                                        
                                        "9 bulan sahaja kita cari kehidupan kita dengan kerja-kerja yang kita ada sekarang. Malam ini saya buka satu persatu.        "Bukan ingin mengungkit tetapi mengingatkan kita mempunyai kerajaan yang baik, bertanggungjawab dan menjaga rakyat," katanya ketika berucap di hadapan kira-kira 100 masyarakat Siam di Wat Machimaram malam tadi sempena kempen Pilihan Raya Kecil (PRK) Dewan Undangan Negeri (DUN) Pengkalan Kubor.
        Menteri di Jabatan Perdana Menteri Datuk Seri Abdul Wahid Omar baru-baru ini mengumumkan Kajian Pendapatan Isi Rumah 2014 meningkat sebanyak RM900 berbanding 2012 namun mendapat maklum balas negatif daripada orang ramai.
        Berdasarkan hasil kajian itu, Wahid berkata taraf hidup rakyat negara ini meningkat dengan purata pendapatan isi rumah melepasi RM5,900 sebulan berbanding 2012 yang merekodkan purata pendapatan sebanyak RM5,000 sebulan.
        Katanya, perkembangan itu menunjukkan peningkatan ekonomi Malaysia sudah berjaya dan perkara itu terbukti dengan pertumbuhan Keluaran Dalam Negara Kasar (KDNK) sebanyak 6.3% pada separuh pertama tahun ini.
        Ahmad dalam menghuraikan satu persatu bantuan dan subsidi yang diberikan kepada rakyat berkata dengan pengumuman penambahan BR1M sebanyak RM300 pada tahun depan, ia mampu menanggung perbelanjaan keluarga untuk tempoh dua bulan.
        Katanya, pemberian BR1M mengukuhkan sokongan rakyat terutamanya dalam memastikan kemenangan calon BN yang turut dibantu oleh jentera kerajaan dengan kekuatan 28 kementerian.
        "Tahun depan kita akan tambah BR1M. Kalau tahun ini RM650 campur RM50 insurans, ia menjadikan RM700. Kalau kekal RM700 tahun depan, kerajaan akan tambah RM300 lagi menjadikan sekurang-kurangnya BR1M pada tahun depan RM1,000.
        "RM1,000 sudah cukup untuk makan minum empat orang satu keluarga. Jika RM500 satu bulan, dua bulan sudah ditanggung oleh kerajaan BN. PAS ada bagi apa? PAS tak bagi apa-apa," katanya.
        Ketua Penerangan Umno itu berkata, apa yang menariknya adalah bantuan kerajaan diterima semakin banyak apabila sesebuah keluarga itu memiliki anak yang ramai.
        Katanya, banyak subsidi diterima dalam kehidupan harian namun tidak disedari rakyat kerana membayar dengan harga yang rendah.
        "Anak-anak ke sekolah dapat RM100‎ bantuan persekolahan. Kalau rajin 'kerja malam' 10 anak, RM1,000 dapat. Jangan lupa perkara itu. Anak yang mengaji tinggi, baucar buku pun dapat.
        "Subsidi minyak masak 1kg RM1.50, subsidi tepung 1kg RM1.00, subsidi gas memasak 16kg RM20 setiap satu tong kerajaan bagi subsidi.
        "Setiap kali tuang minyak RON95, 1 liter 73 sen kerajaan bagi subsidi," katanya.
        PRK tiga penjuru pada 25 September ini merupakan pertembungan tiga penjuru di antara calon BN Mat Razi Mat Ail, Wan Rosdi Wan Ibrahim daripada PAS dan calon Bebas Izat Bukhary Ismail Bukhary.
        PRK terpaksa diadakan di Pengkalan Kubor selepas Ahli Dewan Undangan Negeri (Adun) tiga penggal Datuk Noor Zabidi Omar daripada BN meninggal dunia pada 20 Ogos.
        Pada Pilihan Raya Umum ke -13, Noor Zahidi menang dengan 1,736 undi mengalahkan Saharun daripada PKR, sementara Izat Bukhary hanya mendapat 65 undi.
        Pengkalan Kubor mempunyai 24,039 pengundi dengan 92 % Melayu, 1 % Cina dan 6.8 % Siam. – 24 September, 2014.

Kerajaan perlu sedar pembayaran bulanan rumah dan kereta yang amat tinggi hasil dari loan yang diambil kebanyakan rakyat bandar dan pinggiran bandar menyebabkan pendapatan depa yang selebihnya untuk famili jadi sempit dah.

Itu laa biar lagi developers buat sesuka hati lonjakkan harga rumah , tengok sekarang apa jadi hinggakan subsidi pun dah tak memadai.

Harga rumah naik cepat nak turun balik jadi liat walau tak laku  . Segala cooling measures tak membawa makna selagi tak menyebabkan developers turunkan harga, period.

Di harap budget yang nak mai ni silalah kerajaan bertegas pada developers tu semua , dan bersikap pemurah lah pada rakyat agar kekayaan negara di rasai dan di kongsi bersama dan tak di monopoli ahli politik dan pak2 menteri aje kalau nak kekal berkuasa. The more you give the more you get back .

Takpa..takpa.

Nak naikkan lagi harga jualan rumah pun naiklah.
Lagi mahal lagi kami suka. Kalau boleh biar orang mesia tak mampo beli.
Jual jer banyak-banyak pada pembeli yang mampo beli.
Lantak dia laa nak beli untuk jual dapat untung kaa kami rakyat mesia tak kesah.
Lagi banyak untong kepada pemaju lagi bagus.
Setidaknya mesia terkenal di mata dunia, sejajar dengan hasrat gomen iaitu ke arah rakyat berpendapatan tinggi.
Ekonomi sihat rakyat pun happy.



Maksudnya,
rakyat akan happy bila karma persatuan kelentong kuat ni timpa keatasnya.  
Itu jam, roda telah berpusing... langit tidak selalunya cerah, panas tidak sampai ke petang, esok sudah tiada, rindu awak 200%.
