civics, kat Tasik Puteri,  leasehold so harga dia dah berapa tahun ni tak byk naik, lagipun nak ke sana jln tu jauh jugak..tapi mmg byk ler  projek kat sana, harga rumah kat sana masih boleh dapat below RM150k. utk double storey.  

mcm  rumah arwen ni freehold beli tahun 1999 corner RM210k tapi siap tahun 2002....haritu ingat nak buat refinance (tapi tak jadi) so kami tanya kat bank diorang kata boleh dapat RM245k....kira oklah tu..

tak silap kat bukit mahkota ...RM38 psf...kalau nak murah sikit intai2 kat Nilai Impian under Negara Properties...tapi facilities kurang la......

cam area rumah juju ...Kota Emerald......teres 2 tingkat 20 x 70...RM145K...tapi bila launching...mmg macam goreng pisang panas

sekarang mmg government tgh plan nak bangunkan Rawang...on top of that highway dari Rawang ke Ipoh pun nak dilebarkan

apakata list kat sini developers yang reliable..

so kawan2 lain yang tengah berfikir2 nak cari rumah (nash pun) boleh la teliti sket pasal developers ni..

Banyak sungguh cerita kurang elok tentang Talam ni kan?

Akak tinggal di Ampang, kawasan yang developed by Talam kat sini adalah Ukay Perdana.

Akak ada pergi tengok showhouse...2 1/2 storey.  Selalunya showhouse mesti diorang buat elok-elok kan?  The best workmanship, finishing and quality sebab it will be the window to all the houses there.  Bayangkan...showhouse pun retak di merata-rata tempat ...timber flooring pun not properly fixed, tercabut segala.  

Itu lebih dari setahun lalu...sekarang ni tak tahulah mcm mana showhouse tu...
Dalam Ukay Perdana tu ada abandoned service apartment...a blot in the landscape...silap-silap dah jadi "sarang" kat situ.  Tak tahulah kenapa Talam tak proceed dengan projek tu.

A very nice area...sayang kalau tak properly managed and developed.

Itula honey...memang banyak colony dia..heh..heh...  Tapi kawasan lain akak tak pernah tengok personally so tak elok bagi comment.  Ukay Perdana tu memang ada personal experience itu yang boleh cakap tu...

Please avoid any housing development by TALAM like bad rashes !!!
Workmanship hancur ..warranty period hampir takde !!
Aku hanya akan rekomen TALAM ini pada orang banyak duit yang boleh buat repair guna duit sendiri.
Beli rumah ... lepas tu total renovation rumah tu (i.e. romboh rumah buat rumah baru).

TALAM ini ada connection dengan orang dlm sebab tu location dia orang bagus-bagus tetapi rumah murah.

Kalau apartment/condo dari TALAM ... lagi teruk.  
Maintenance kena bayar tapi habuk pun takde e.g. sampah tak buang, lift rosak tak repair, bocor etc

betul lah tu md mee...

my friend beli rumah TALAM di Puchong.  Spent 130K on top.

Cakap pasal roboh rumah buat rumah baru...

Pak cik kawan saya beli banglo di Kenny Hill....tahulah harga situ bukannya ribu riban...berjuta-juta.
Roboh banglo tu, bina  banglo yang baru.

Nak pitam saya dengar...terrer sungguh orang Melayu sekarang ni...kaya-kaya..:gila:

aku rasa rumah tu bukan rumah teres atau corner lot tapi rumah kembar 4.
semua rumah macam semi-D tapi bercantum di tepi dan belakang dengan rumah lain .. concept baru.
