f you dont mind smaller development, Setia Warisan Tropika is much closer to Salak Tinggi ERL station. That side of Kota Warisan is mature and far away from kampungs next to Serenia and has more shops.
Serenia - individual titles
Setia Warisan Tropika - strata
Thing about Kota Warisan is pockets of land owned by few developers.. IOI, SP Setia, Gema Padu (think bankrupt d), Sime Darby (the sold a portion to Sunsuria) then you have Glomac across the road. |

Surprisingly nafsu nak munching 24 jam pun takde alhamdulillah

I think not. Serenia City is much smaller in term of total development area thus lesser choice for you. For instance, it only has one phase of semi-d with only 72 units where as Elmina has lots of them and even some bungalows. |

Hi I'm scouting properties in this area. This area is attractive to me as I'm constantly traveling abroad for work so the vicinity to KLIA is helpful, and my Malaysia subsidiary is at Negeri Sembilan, near Seremban.
My concern is, since it's near the KLIA airport, is this near the plane flight path? My concern is the noise from the planes.
Also is there a direct path from Serenia to Salak Tinggi ERL?

Plane noise is not a concern. Its quite a distant away from departure path of runway 32R. Same for landing (landing much less noise).
In the future phase it will spill out cross the ELITE highway so i believe there will be a terowong to cut through to Kota Warisan ERL Station area. When? I’m not sure.
Currently from Serenia to Salak Tinggi ERL you can use main road. Maybe will take 10 minutes |

Hi, planning to get a rumahwip but I want to pay as little to no interest rate as possible, house will take 4 years to build as it's a new project.
Let's say the scenario is I have the entire cash value parked in FD now of 300k, how do I maximize both semi flexi or full flexi so that I don't pay any interest at all?
Whats the best strategy as I usually parked to FD lately for investments as so far none of my previous investments (eg. unit trusts in FSMone) gave me much return to begin in. |

Undercon period if you put $$ into the flexi account, the $$ cannot be withdrawn until the loan amount is full drawn down. This is true for RHB.
If I were you, so cash rich can cash buy, I would buy subsale project, why bother with rumawip?
Subsale benefit.. you can see how well the project is managed, can see who is your neighbor, and the vibes of the place. Not to mention can move in almost immediately. |

if u have 300k cash savings, u need to rethinnk about ur purpose of buying a rumahwip. Whether u truly need it, or if ur strategy n if u wanna ownstay that it fits your lifestyle
also housing loan is so so so low
u can buy with full flexi loan, the cash now u invest first
then later u can pump into the prinicpal to offset the interest and finish paying the housing loan within a few years |

FD from HLB right now is about 3.85% for 9 months, vs the mortgage I would be expecting to get at best would be 3.95% from RHB / MBB
Can share with me what you mean by flat and EIR in this case? |

assume u are working 9 to 5, with a fixed income and work few years to save up 300k?
if so u can just park lets say 50% later into full flexi to knock the principal
remaining put into epf
peace of mind |

working 9-5 in pharma sales, fixed + incentives, already have 300k set aside in FD atm so I'm wondering what's the best way to reduce interest rate to effectively nil since I can afford the full payment now.
Remaining put into epf makes sense too, but I can't withdraw until I'm 55 right? |

tats the drawback of epf but u will be safe for old age retirement
depends on ur risk appetite
and the amount in full flexi u also can withdraw in the event of any emergency u need the cash
so u offset the interest n also u have big amount for emergency fund
i think tats quite good too
at least u sleep peacefully at night even if World economy crash |

if still entitle rumahvip, get it dont wait.
after your salary surpass the range then you not entitle anymore.
any strategy will work for you la, it depend what offer you get from various bank with different rate and package.
put some in fd, some in flexi, some in stock market that one decide later, go apply for the rumahvip dulu. |

First off, i would suggest you go YouTube and watch the local MY property reviews etc. it is information for you. You need more exposure, more information.
Second, as I've suggested, subsale makes more sense if your intention is for own stay due to reasons above.
Third, I would suggest dual key units, that way you can stay in the studio, or rent the studio out, thus subsidizing your instalments.
Forth, get a unit next to LRT/MRT, that way you can save on transit cost if you take the train, and it is also easier to rent out.
