Atau skrg dpt rate 4.4%, akan dtg rate kita sama sehingga bank negara buat rate adjustment?
Atau skrg 4.4% pastu 6 tahun akan dtg naik lg sbb umor meningkat pastu high risk? |

Umur tu applicable untuk masa u apply loan je untuk system calculate starting interest rate tu. Lepas ni rate tu cuma bertukar in tandem with the changes in BNM's BLR.
Kalau ikut contoh I kat atas tu, Ali bayar loan rumah rate 4.1% tu sampai la umur dia 55 (assuming BNM langsung tak revise BLR). |

Dulu i ambil lawayer melayu sebab kenalan family dan family. Tapi hmmm kerja lembik lambat kena tekan ngan lawyer lain. Bila agent recommend lawyer chinese yg bagus i bersyukurlah. I ni lebih suka bekerja ngan chinese banding malays sebab bila tegur kang sentap
Satu je lawyer melayu (lawyer bank) yg terlampau laju dan bagus. Dia pulak based kat seremban. Yg ni je i puji. Sebab mmg cepat gila dan efisyen dan professional sangat. I minta bank nak kerjasama ngan dia kali kedua sebab kali pertama dia buat kerja i sangat impress. |

Tu la i prefer keja dgn cina sbb nya kita nk tegur senang. Xde nak sentap. X suka, kita terus cakap. I harap lawyer ni ok lah. Cuma nya sbb i kat sini, dia kat sinun seberang laut. Jadi nk jumpa tu susah sikit. Sbb negeri i ni traffic mcm hampeh sikit. Trpksa adjust timing byk kali. Tp ok je |

Masa 1st prop i beli. Seller ok sangat. Japanese guy. Masa ni lawyer melayu kenalan. Oklah smooth.
2nd prop i beli. Seller pun ok. Lawyer family member. Masa ni smooth juga.
Then i nak jual 1st prop. Guna lawyer family. Buyer mcm cibai. Dia kata kena belanja makan sebab dia dah beli prop. Dia delay lama. Tak nak bayar interest. I jual prop dia nak barang2 i dalam tu. Lawyer dia tekan lawyer family. Lawyer family tak boleh bertegas. End up i sendiri tulis surat kat lawyer dia. Baru lawyer tu senyap.
1st prop i jual tu nightmare. Actually agen nak tipu kami tak nak disclose harga jual. Dia pakat ngan lawyer payment go thru lawyer. I mintak snp tak nak bagi. Dia suruh sign terus. I bypass contact lawyer nasib lawyer tu email. I baca terms and condition mcm gila dia tindas seller. So i refuse. Dia kata i rugi sebab tak yah bayar (no reresentation). Pedulik hapa i. So i lantik lawyer family sebab aunty i kata bagus. Pfttt. Kena tekan dek lawyer chinese terkincit tak boleh defend diri. Menyudahnya i sebagai client yg hentam lawyer sana. Buyer i tu licik.
Sini i dah nampak kalau lawyer melayu kalau transaksi takde challenge dia boleh handle. Bila ada challenge dia lepas tangan.
3rd and 4th prop so far dapat lawyer bagus walaupun 3rd prop ada masalah (seller tak tukar nama masa jual prop kat kami-nama developer). Lawyer dapat settlekan masalah seller.
Dari cerita i yg panjang ni pengajarannya bacalah setiap klausa dalam snp. Tu je.

I amik loan 26years... Sampai umur 60 tahun gitu... 3rd home.
So tau la kan umur berapa i apply loan tu..
Hihihi..
Interest ikut years.. 1st year BLR - 0.5%
2nd year BLR + 0.5%
3rd to sekian2.. lain pulak..
+ % tu maybe tak betul..
Tak ingat dah..

Bergantung jugok pada harga property. Contohnya:
A beli property harga RM1m, interest rate die lagi rendah, 4.1%
B beli property harga RM300k, interest rate die tinggi sikit, 4.6%
Sebab apa bank buat cengitu, mungkin even interest rate rendah untuk property mahal, tapi pulangan lebih besar dari property murah even interest rate tinggi.
Gitu.
