Guna rumah sebagai office.

Assalam forumer sekalian.
Soalan aku harini berkenaan office dan rumah. Kitaorg husband and wife nak end tenancy dgn onwer office kitaorg skrg ni. So at the same time nak cut cost sbb mostly semua keja kitaorg buat dari rumah. Jrg sgt pegi office. Staf pun sorang je. Jadi soalan aku, boleh ke kitaorg pindahkan office ke rumah yang kitaorg duduk skrg ni? Rumah ni condo, 3 room. Medium room kosong. Possible x utk kitaorg buat tenancy agreement mengatakan company kitaorg sewa unit ni dari aku sbb tenancy agreement rumah ni cuma nama aku (end sept tahun depan). Kitaorg xnak buang lagi beribu semata utk rent office baru. Try hard sbb nak settle tax company 2018, sesiapa boleh bantu dalam isu ni. Company kitaorg fully owned by both of us. Husband ak foreigner and ak Msian.

Cuba bincang dulu dengan tuan rumah, sbb kalau dlm tenancy agreement mmg dah ada bgtau utk residential.

try bincang with owner.  And you nak transform middle room as office space tu ..banyak heavy machine ke ..if not xde masalah suppose so.

But maybe will affect la klu tenancy tu clearly stated residential. If u a genuine tenant mmgla perlu bagitau and how it goes. Kalau setakat printer and komputer i rasa ok je kot

urm, ni antara cadangan aku la kalu nk buat b4 end current sewa:

1. bincang dulu ngan owner rumah;
2. if owner setuju, buat letter termination untuk current agreement sewa ni. pastikan dlm letter termination tu ckap la deposit sewa current agreement ni transfer ke deposit agreement yg bakal buat ni..
3. buat tenancy agreement baru antara owner rumah n company..skang tenancy agreement nak dua director sain ye..pasnikan cop skali ngan company rubber stamp.

**sebab kenapa soh depo current agt pindah ke agt yg bakal buat ni sbab kadang ada owner bila dia nak sewakan ke company, owner akan naikkn deposit n monthly rental..so ko tinggal topup sikit je deposit in case kalu owner naikkan sewa.

**satu lagi sebab prev agt da guna nama ko kan, so literally org yg sama cuma pakai nama company je..
