Selalu bank akn lelong sampai laku... even harga below market price slps dah beberapa kali lelongan... kalau ada short fall yg tak boleh dicover dari hasil lelongan, bank still akan claim dari peminjam. So ada baiknya jual sendiri kalau rasa banyak masalah n sangkut dgn bank

Biasa bila 1st bid tp xd successful bidder, auctioner akan reschedule to other time for the next bid. Begitulah keadaannya sampai rumah tu ada successful bidder. Setiap kali bid tu, reserve price rumah akan makin turun sebab nak make sure dispose kn jugak rumah tu. Bank needs money because with money they can rolling, property is liability to them due to liquidity factor

Bidder/investor syok la sebab dapat purchase property below market value. Tapi x termasuk property yg laku keras dan location wise, kalau yg kes mcmni biasa ada ramai bidder dan harga lelong blh mencanak naik melebihi market value

Normally kalau ade outstanding loan lagi, property2 lain akan menyusul untuk dilelong juga tapi bukan pada hari yang sama. They will schedule it to some other time. Kalau lepas lelong semua property still ada lagi outstanding kat bank, the bank will discuss with lawyer and if need to refer to insolvency dept. Ini dr pengalaman i yg cetek ilmu hehehe

Tgk short fall amount berapa.. kalau rm50k ke atas ada potensi utk kena bankrap. Tp skrg ketat skit nak bankrap. Court nk tgk mcm2 dokumen
