Make sure ada penghuni kt rumah tu. Tuan rumah dulu mmg jenis yg pengotor + xreti jaga harta kot tu sbb rumah dia serupa tongkang pecah. Nasib baik boleh nego & bagi alasan "byk nak kena baiki rumah nie"

I faham. Ala, duduk apartment cam iols ni pun sama. Ada je jiran iols culas bayar maintenance fee. Pastu bila maintenance hauk, diorang la orang paling bising.

Ni next year nak pindah landed, hopefully jiran jiran iols okay la. Ada around 120 unit rumah untuk type i beli tu. Minta minta semua jenis okay untuk bayar guard. Kang rumah kena pecah, diorang gak bising.

harga mahal la rumah. melayu mampu beli rumah low cost jelah kekdahnya.. yg sepet kerja bodoh nak mampus, kerja lembab, offer gaji mahal.. sebab tu mampu la nak beli rumah 500k ke atas. harga rumah pon xde kawalan. tak tau kpkt buat apa.

setiap negeri ada beberapa bandar yg rancak-sederhana pembangunan
listkan 3 senarai teratas
mana nak dpt info ttg daerah ni?
website kerajaan negeri, berita semasa, tgk sendiri kawasan berkenaan

Contoh Negeri Selangor
Ranking pesat pembangunan
1.Daerah Petaling
2.Daerah Sepang
3.Daerah Hulu Langat

kalau prefer beli rumah, nak jual/sewa masa terdekat
beli rumah ranking 1

kalau prefer beli rumah, nak jual masa 3-5 tahun
beli rumah ranking 2

kalau prefer beli rumah, nak jual masa 10 tahun ke atas atau tak jadi nak jual
beli rumah ranking 3

nasihat i kalau dapat cari jalan elak kutip bayaran tiap bulan elakkanlah. Nanti sakit jiwa tukang mengutip.
Ini based on situasi 3 taman persekitaran we all. Semua gagal.
Tengok jelah hujung tahun ni org byk nak guna duit anak sekolah, mmg lemah semuanya nk membayar.

kena cari sistem lain.

sah2 byr maintenance fees tu utk gardening,security etc
so owner mmg kene bayar gak
kalo beli yg bukan strata,lps tu buat pondok pak guard etc, cacak gate barrier bagai, mmg sah2 ada owner yg mengelat x nak bayar

Tapi like Elmina pun, grove is the 1st project with strata title, kan? Cam rumah SD, mostly comes gated, tapi guarded tu depends on resident la.. tu yang iols risaukan. Berkenan juga dekat grove tu tapi tu lah, iols belum mampu lagi nak beli 3rd house

Betul tu. Apakan daya kita mcm x ada pilihan. Lease hold pun lease hold laa.. better la rumah baru at least msh 99 years. Kalau subsale selalu dah tinggal 60 years

thn 2013 i masuk rumah baru landed kos reno dlm rm30k. luar takde buat ape pun even porch pun xbuat lagu pagar pun pkai hak mana ade jah.naik wall kiri kanan neber je.i just buat kc n bhgn dalam rumah.bhgn blkg pun extend konkrit dlm 4kaki gitu je.

skrg ni lagi laaa nak naik wall kiri kanan pun mahai bedengung

Dpt yg br OK.. Dpt yg subsale rege pun 340-400k.. Sadis gak rsnye.. Kot2 umur terpanjang.. Umah pemaju nak.. Naya dah tua2 kerepot nak ber lawan gan org muda.. Ni semua pengaruh cite kul 7 tv3
