1) Rumah tue kalau beli joint loan and either 1 meninggal baki hutang akan waive atau 2nd borrower ...

I pun rasa macam tu, second borrower akan sambung bayar kalau salah sorang penama meninggal. That's why my husband tak mau letak nama i kat rumah dia beli tu. In case kalau jadi apa2 rumah tu akan terus dapat kat i tanpa kena sambung bayar. Tapi entah la..ok ke macam tu??

Klau letak 2 nama, means apa2 jadi kat pasangan, tek perlu faraidkan dah ke macamana. What if suami dah hibahkan harta tu kepada isteri dan anak2. Tak perlu di faraid dah kan?

Letak 2 nama, hanya bhgn yg simati je yg perlu faraid ..so hanya 50% sahaja. Rumah yg masih ada loan tak boleh dihibahkan, dan kena check dgn insurans mrta tu samada 50% tu dah dibayar.

Itu yg i tahu.. the rest, still nak kena study lagi. In a way, ada benefitnya kalau faraid .. hanya 50% so, portion pewaris lain selain anak isteri/suami tu lebih kecil.

I jual residential properties yg less strategic je.. commercial properties i still simpan, sbb tak pening kepala pun nak manage commercial tenants tu...

1. Pening nak urus tenants mcm2 perangai, rosak ke apa dia suruh kita repair... tp ni xde masalah, sbb mmg kitorg ada tukang rumah & yg pandai wiring yg anytime bleh panggil...

2. Apartments /landed house yng kitorg jual tu semua dah lebih 10 yrs... makin byk nak kena repair nnti

3. Rental fees dari properties tu mmg cukup2 makan je cover installment, maintenance fees quit rent etc..

4. Properties dah makin byk tak laku skang, makin turun harga.. new developments byk overhang, nak compete dgn subsale weols, mmg buyer akan lebih tertarik beli new development la...

Dari jualan assets tu, dpt laa untung sikit tp takde laa untung gegila sbb kena tolak baki loan bank jugak... For now weols prefer simpan cash je skang.. byk options... ASB1, ASB2, unit trust, koperasi, maybank smartcash (retirement fund), amanah hartanah (maybank), PPA, tabung haji... as long as return above 5%.. weols grab je...

Kalo ada org tanya i apsal tanak try main saham bursa.. weols bullshit kan aje... i penah le invest 40k in 2010 dalam saham bluechip ... lepas 11 tahun baru dpt untung 36k (tu pun kena tolak remisier cost lg).. dividen ada la dpt every 6 months tp tak byk mana pun.. kalo uols compare dengan ASB.. still better ASB la weiii dari main saham long term gini... nak go short?? Lagi melingkup... org hanya cerita2 keindahan je, tang rugi senyap sunyi....

Banyak jgk aset akak yer ada commercial suma, mst banyak nak kena handle tiap bulan.

1) Yg ragam penyewa, sy dah pnh rasa memang agak pening lg kalau kita tak pegang tukang/kontraktor utk handle apa mslh rumah. Lepas tue kalau cash tak ckup strong nak handle penyewa pun pening jgk... Hahaha

2) no. 2 nie terima kasih byk share, sy belajar sesuatu bab bila rumah dah lebih 10thn.. kos repair lebih banyak, kdg fikir rs syg nak jual & fikir +ve cashflow..

4) Harga property tgh drop nie bole la try survey nak beli rumah utk duduk yer kak? Better beli subsale ke baru? Tp rs syg plak nak keluar dr rmh sewa skrg sbb dpt sewa murah.. hahaha

5) sy pun ada tepkir mcm akak buat tue, simpan duit dkt Asb. Lepas ada pglmn sewakan rumah dulu baru rasa susah senang layan penyewa lagi rumah yg sy beli tue dah lebih dr 15-20 thn.. duit jual rumah yg sy dpt tue skrg park dkt ASB dulu.. tgh fikir nak full settlement loan kereta & buat ASB loan guna modal tue..

Kalo u dpt menyewa kat rumah skang, location best, murah2... continue sewa je la, let the owner subsidize u.. i sendiri honestly tak nampak kepentingan beli rumah sbnrnya.. kalo zaman dulu, early 2000 ok lagi masa tu property tgh naik... skang ni, sewa dah murah, installment tinggi... unless kalo u beli landed property untuk retirement ok la nak invest put some money in it... and kalo u jumpa prperty yg strategic, worth buying, the one yg u confident will hold to it minimum another 5-10 yrs, then beli lah...

RPGT ni mahal leh... senang2 je makan 40-50k kena bayar RPGT tu.. so utk reduce RPGT, uols tunjuk le sume resit2 renovation ke apa nnti bleh dpt tax exemption... MOT pun mahal... so pandai2 lah u study what else can you do with SPA tu..

atau pun kalo u suka rumah skang, cuba lah mintak beli rumah tu dari owner rumah u tu, atau u cari2 area perumahan u tu kot ada org nak jual... masa ni property tgh jatuh, bleh tekan harga.... sapa yg pandai negotiate, menang le... sblm u nego, u study dulu rate sewa, berapa rate org jual rumah situ... cara i cari buyer pulak, i offer kat tenant i dulu... tp dah ada set in mind berapa price nak jual.. kalo dia tekan sgt, offer la kat org lain. Nak handle bende ni xleh gelojoh... give urself 1 yr utk complete proses jual beli

Rumah sewa skrg mmg bandar perumahan baru yg strategik, dekat dgn airport, aeon, jpo & tak jauh dr bandar utama plus rumah family & adik pun sama kwsn sama jgk.. hehe

Plan utk retirement blom ada lg cuma kdg bila umo makin meningkat pastu tgk kwn ada rumah sendiri, kita jd mcm takut sbb org lain dah almost complete keperluan life dia tp kita rumah sewa jer..

Rumah area tmpt sewa nie rumah teres subsale pun antara 320k-390k.. kalau rumah lowcost subsale antara 150k-210k..  hahaha.. Ada tny owner ms awal dulu tp dia takde plan nak jual sbb katanya nak simpan utk anak dia nnt..

Betul akak ckp psl RPGT tue, sy ada pengalaman jual rumah tahun lps baru tau byk jgk kena tolak tp dpt waive sbb guna 1st time tax exemption tue..

Skrg duit jual rumah tue sy simpan dlu dlm ASB. Tengah fikir & study tmpt investment yg akak share tue cnth mcm mbb smartcash, AHB, koperasi, ASB loan & lain tgk mana yg sesuai..

Kalo nak simpan duit tu, u kena prioritize ikut turutan i tulis camni, penuhkan one by one.... sbb i sendiri syg laa nak letak duit dekat high risk investment, i lg suka sabar sikit tengok duit confirm beranak....

1. ASB 1
2. ASB 2
3. AHB (maybank) - better than FD
4. Tabung Haji
5. Amanah Saham yg bakal di launch PNB under TSMY
6. Maybank Smartcash (yang ni once masuk takleh keluar/usik for 15 yrs ya sbb retirement fund)
7. FD islamik (maybank pun ada offer ni)
8. Unit trust (tp kena rajin monitor turun naik)

Kalo u ada kelebihan masuk koperasi kat ofis, masuk lah sikit situ... felda ke..  contoh la..

i pun skrg ni dah concentrate on cash savings .. dah stop investment on properties. apa yg ada skrg je maintain .. itu pun, serving 2 loans saja which if later rasa malas nak maintain, satu tu i boleh let go may be after economy bounce back.but on the second thought, rasa sayang juga

plan skrg, maximize kan ASB2 ... TH memang monthly deduction (this one more for fund utk nak pi umrah yearly)
AHB still buka lagi ke utk investment? i buka dulu2 tak pernah tambah pun ...
ASB3 (Didik) ni takde limit -- tapi i tak habis study lagi on history dividend dia mcm mana, rasa nya ada some restriction tapi tak ingat apa

maybank smartcash tu .. nanti i pun nak study jugak. at least boleh build credentials

currently, mostly koperasi yg i masuk pun dah max on modal pelaburan. so, tak leh simpan situ lagi dah. every year kutip dividend je la.

Share stocks, i ada juga main .. but kena rajin monitor la. kalau u guna online stocks trading, kena check on the rates yg diorg bagi, mcm cimb tak salah i, fee tu minimum % if ur trade amount melebihi 50k. ada my colleague sorg ni, dia memang rajin, mcm skrg ni, dia target to food & medical stock. after a week or two pegang, dia jual, dia dpt la 15-20% duit raya katanya ...

AHB ada bukak skang... 400 mil fund dia bukak.... boleh topup... dividen 2x setahun dah siap tolak zakat

asb3 tu i tatau la.. nak masuk tak, sbb continuously lower than asb 1 and asb 2.... anak i masuk asb jugak.. asb bijak kot namanya.. i tak carum utk dia, ex husband i yg carum ASB and tabung haji and SSPN my son... i just carum SSPN my son sbb ada tax exemption 8k

Penuhkan ASB tue buat asb loan ke kak? Meaning leverage kan modal yg ada nie utk apply asb loan & serve loan pakai modal..

Takaful akak ada buat jgk ke? Ada advice @ recommend on life takaful?

asb 1 ada buat sebahagian loan, sebahagian cash... bukan full loan, sbb dulu rasa asb loan tu tak bagus, so i mmg carum bulan2 dgn duit gaji je... then i tgk maybank offer loan asb, so i amek le sikit utk penuhkan.. this is few years back... i tak amek pot dah pasal dividen asb ke apa.. i biar je situ...

Then i focus asb2 pulak i penuhkan dgn cash... kebetulan i sold properties i.. so duit untung tu i sumbat laa sikit2... though ada kawan i cerita dia masuk ASB2 dengan EPF... huhuhuhu.. nanges sbb i baru tahu pasal asb2 bleh withdraw from EPF rupanyaaa...

I ada masuk unit trust melalui EPF withdrawal... tak berapa menguntungkan.. nnti i nak keluarkan sume unit trust tu masuk EPF balik lor...

Insurance savings i ada amek... lama dah sejak 2006..  i rasa dah matang pun insurance savings tu xlama lg... lagi satu yg i suka maybank smartcash.. i amek yang 200k cash savings.. mcm FD jugak mende ni. Tp dia ada annual guarantees cashback...

Yang paling menyesal i rasa beli tanah2 kebun and tanah commercial... i beli lama dah  since 2006... tp i tak usahakan pun tanah2 tu.. 10 acres total... my money stuck there for so many years.. nak jual plak sayang..
