I buat secara reverse.... I simpan dulu bila boleh gaji..... then baru belanja mana yg lebih...... I punyer case kompleks sket sbb dah ada family...... overall utk makan sajer I budget rm700

su rasenya tak smp rm200 kut blanja makan2 ni sebab selalu tak makan time keje...
ngantuk laa kalau makan...
mcm mane nak kawal diri dari membeli menda2 yg tak sepatut beli?

:: saya baru abis study, baru abis final dan saya dok kat luar, tak dok kolej... setiap bulan mak ayah kasi RM700... camana saya manfaatkan duit RM 700...

   bayaran wajib : sewa rumah   ~ RM215
                         streamyx       ~ RM 88
                         bil api air        ~ RM 25
                         minyak hitam  ~ RM 10
                         petrol            ~ RM 25
                         bil telefon      ~ RM  60
                        
                         jumlah          = RM 423      --- hangus cam tu jerk...

  simpanan wajib   RM 150 -- dalam ASB...
  
    :: maknanya yg selebihnya ( RM 127 )  utk makanan n misc ( cam top-up )... saya masak di rumah hari hari... jimat sangat dan amal diet sebelah malam... itu pun ada ada baki lagi ujung bulan... saya tak bermain dengan barang mekap n produk kecantikan yg mahal2... semuanya jenama yg selalu iklan dalam tv aje... dan saya takda gadget melampau2...  zaman berbelanja sakan dah takda... enough... enough...  dulu dok kolej banyak buang duit... terbalik... ada hikmah saya dok luar ye.. ( pakwe saya yg ajar saya berjimat... thankiu !! )  

:: simpanan dalam ASB adalah RM 5k... baru2 ni keluarkan duit utk beli sistem pc terbaru, RM 3.5k... BSN RM 500 ( dalam bentuk Sijil Premium, RM300 + saving RM 200), Maybank RM 300 ( utk bayar bil secara online shj ) dan BCB akaun RM 500 ... susah jugak banyak akaun bank ni ek... selalu guna BCB utk urusan keluar duit...

aturan perbelanjaan calla selalu terganggu disebabkan terperngaruh ngan satu kelemahan yg utama iaitu fashion and beauty. calla jarang beli baju up-to-date tapi tak tahan nak try new product on beauty shelf or technology cam vit c injection tuh dan skincare mahal2x yg popular. mcm tahun lepas calla spent almost 1k just to inject vitamin c jer sbb tersyok ngan terpengaruh ngan beuty nie (kat forum BFT lah) tapi calla tak salahkan forum, just kene kuat semangat menahan godaan bab2x beauty nie ler. skrg nie baru rasa menyesal sket although berbaloi juga buat sbb kulit jadi cantik :cak:

oh ya, nak update free seminar azizi ali tempohari. actually  seminar nie is just an intro to the next seminar (yg bayar rm3800 tuh). masa seminar 3 hari tuh nanti dia akan ajar camner nak jadi millionaire in 2 years time. adelah cara2x dia ajar camner nak lower kan income-tax payment (tapi mengikut undang2x, bukan tipu LHDN), jual-beli property dan start internet business. dia akan ajar cara2x nak save and invest money yg boleh generate income so that we can hv our 1st million in 2 years time.

ahmad..tu lah pelik jugak....bank islam punya rate terlalu tinggi la... dua kali gan ...


bank islam nyer rate mmg sgt tinggi. calla amik loan ngan bank islam. 1st year rate dia 2.8%, 2nd year 5.0% dan 3rd year sampai 30th year 8.0%. so calla calculate beli rumah rm150k, kalau ikut jadual dan bayar for 30 years, calla akan bayar rm403k  pada bank islam utk rumah yg harga rm150k   : :

so calla plan either nak cepatkan tempoh pinjaman, refinance atau jualkan rumah bila dah 10 tahun sewa kat org.

AIA skrg ada offer fixed rate 6.5% kalau tak silap, boleh try survey sana.

su,

asw is targetted for young generation. Tapi, return dia tak setinggi asb, just abt 5-6%. Sekarang ni, maximum utk asw is 100k.

So, ASB is better in terms of return. Apa kata, su penuhkan dulu ASB (rm200k), lepas tu baru tambahkan kat ASW tu.

mcm i skrg ni pun, ASW tu, tak ditambah, cuma generate dividen jer .... & concentrate utk nak maximumkan ASB.

At the same time, agihkan sket duit utk tabung lain, spt tabung haji, unit trust & insurance.

Kat tabung haji tu, payah sket nak korek sebab faktor lokasi pej tabung haji tu & juga persediaan utk nak tunaikan haji. Senang la bila dah sampai masa, boleh terus pergi sebab dah ada simpanan.

kalau yg dah kerja lama, bleh gunakan duit dari Acc 1 EPF utk labur dlm unit trust.

cth mcm masuk dalam akaun ni brp, belanja brp, rumah brp bayar n so on laa...
kalau boleh wat detail laa...
kalau student mcm mane financial planning dia, yg berkerja, yg berkeluarga, yg pompuan, yg lelaki dan lain2...
boleh kite semua berkongsi dan amik sebagai rujukan....
jgn risau, kacang cap tangan aakan diberi sebagai rewarded...

bayam ni termasuk dalam golongan yg suka berbelanja...kalau duit ada tu kira nak guna jer! Nasib baik husband jenis menyimpan..mula2 rasa terkontrol la jugak dek hubby , api bila pk-pk benda yg dia buat tu utk kebaikan bersama...tutup mata je ler...

so basically...bulan2 dapat elaun kpli 1300 ..

bagi parents 250
utk anak      100(utk beli baju2 je sbb foods abah dia tanggung)
shopping      150 (sepatutnyer ler...tapi kadang2 terlebih..)

yang lebih bagi hubby....suka ati dia ler nak buat apa pun...heheh...tapi tiap2 hari pegi maktab..bayam pau jugak duit my hubby.:bgrin:

aii bayam kat sini pun ada...... bagus la bayam ni..... duit lebih bagi kat husband...... tapi kadang kadang pau jugak tu..... bayam memang best.....

ehmm win tak tau laa yg win buat tiap2 bulan ni financial planning yg berhemah ke tak ... but win mmg rekodkan every month ... lagipun win tak berapa belanja sakan sgt ....

ASB Term Loan = RM118 ( about 10 yrs... actually kalau dividen tak amik boleh habis less than 10 yrs)
Maybank Assurance = RM132 (until i'm 45 yrs old)
Sewa Rumah = RM250
Bayar Rumah sendiri (siap 2007) = tak tetap ... ikut % development
Loan JPA = RM189
Simpanan ASB = 200
Phone = RM100 (estimate)
uitilities bills = RM50 (estimate)
mak = RM100
adik = RM50 aje pasal belajo lagik lepas duit top up prepaid dia je ... hehe

and lebih gaji buat makan n transport g keje (since win tak beli keta sebab plan beli rumah dulu)

itu aje ... win byk buat simpanan ... utk hari tua actually n utk my children insyaAllah .... :pray:

haa....baru ada masa sikit nak update....

simpanan is OK, a must but can be in various forms. In my case, within a year dapat keje, terus beli rumah. Nampaknya ada jugak members here yg along the same line as me - let me share my experience, kot-kot boleh jadi panduan utk adik-adik.

1996: buy an apartment/condo from first owner - price RM120k. Market price dalam RM140k. Location Pandan Indah - jalan kaki pergi LRT. Since parents support downpayment, loan cuma dlm 80k+ . Monthly payment dalam RM800.

Since dah mula bayar loan rumah, memang takde cash savings. Nak settle beli rumah tu pun, memang perlukan duit banyak - lawyers fee, cukai, etc. At the same time, expenses lain pulak - nak beli perabot (atleast basic - katil, almari, sofa), langsir. Since rumah ni org dah pernah duduk, banyak jugak yg dah ada - lampu, rel langsir, heater. NOTE: this is one "perangkap" $$$ mengalir laju. Don't overdo - biar basic je.

Then, other expenses - maintenance fee (ALSO $$$ down the drain), cukai pintu, quit rent, IWK.

So - conclusion: yes! niat murni, nak ada aset - belilah rumah. But you have to remember, its not easy owning a house. Expenses banyak - kalau tak berhati-hati boleh jadi liability. Masa muda, kita tak banyak pikir - Even orang bagi nasihat pun, tak sama lepas mengalami sendiri.

Yes, kita boleh mendabik dada - aku dah ada rumah sendiri! - tapi selagi loan tu tak habis - its not your house! Lagipun ni aset keras - it takes time nak liquidate kalau perlukan duit...

itulah dia - I don't regret my choice - cuma nak mengingatkan, kalau takde strong backup (contohnya: family finance) - beli rumah is a big thing. You never know, ade je bende nak kena bayar...

As far as buying house is concern, there are times when you actually bought an asset, and there are time when you actually bought a liability.


How do you know which one is which?


This is actually against accounting principle, but what the heck...


You bought an asset if whatever you bought make you makes money. You bought a liability when whatever you bought make you lose money. Easy.


Say you rent a house for RM500. Then you bought a house which you pay for RM600, but you save RM150 from travelling. You've bought an asset.


Say you rent a house for RM500. Then you bought a house which you pay for RM1000, and you lose another RM100 from traveling. You've bought a liability. You can turn that liability into an asset if you just stay at your rented house and rent out the house you bought for RM1500.


Liability makes you lose money. Asset makes you more money. Some people think that they bought a house as an asset because they can sell it later at higher price. How sure are you that it will happen? Have you take into account all the money you lose all the years when you keep the house? Good if you do, bad if you don't...

ehmm win faham masa kita membayar loan tuh ... rumah tuh belum jadi milik kita ...
