Ari tu ade tanye my loan officer pasal FMC tu, dia kata mmg lepas ni dah tak ade so grab banks yg permit loan dah diluluskan sebelum BNM keluarkan arahan no more FMC and interest cap at -1.8%.

Sbb ade bank yg dah diluluskan utk buat promo/kempen and akan jalan sampai bulan 1 atau 2, still offer those rates sbb arahan BNM tu kuar selepas kelulusan diberi so dorang bleh teruskan sampailah habis kuota/tarikh kempen.

Tapi selepas ni memang dah tak ada lagi FMC sbb banyak bank komplen takleh cari makan bila ade bank yg bagi rate terlalu kompetitif...

ya betul tu dina, begitu jugalah yang diberitahu kepada anis oleh officer yang incharge housing loan ni masa anis apply tu hari...apabila anis submit be4  1 Nov 2009, deme semua cakap,nasib baik apply cepat...then deme terus bagitau pasal no more FEC/ZEC/FAC..arahan dari BNM katanya...

takleh nak percaya sgt ianya arahan from BNM, sbb dulu2 tuh... hubby rimbun kerja BNM, banyak bende baru yg introduce by bank nii kata BNM yg wat rules, tp sebenornyer persatuan bank2 malaysia yg buat. diorg cover kata BNM yg buat...

satu andaian baru yang akan di buat adalah.. semua bank2 akan sepakat untuk mengenakan satu kadar pinjaman yang seragam... kiranya diorang yang tentukan rate bagi semua pinjaman...

keburukannya... pengguna akan mengalami kerugian..s ebab maybe interest akan tinggi...

alaaa mcm impose RM8 per year kalau nak guna ATM kad tuh ler... asalnyer persatuan bank2 minta ngan BNM untuk impose fee to pengguna. then BNM will evaluate, n lastly tetapkan maxsimum they can charge is RM8.... pastu terus jer bank2 ni citer BNM yg buat rule mesti bayor RM8... gitu lerrrr lebih kureng citernyer

try hsbc bank..msh ada ZEC + blr -2.00% (1year), blr -1.75% (2-4) blr -1.9% (5 up),
tapi lock-in period 5years..kalau 3years, rate mhl skt..and bank nih offer daily interest rate..

as i know the proposal is higher but then they have decided that is the max rate. bank can give lower. well.. as a regulator they look into it in different way... in other words they look at both side ler... lg pon kalu kita letak diri kita as a gomen, they need bankers to stabilised the economy etc etc.. mcm2 ler...

eddina.. yg rimbun refer kat atas tuh is persatuan bank2 malaysia.. apa ntah singkatanyer. diorg nii pakat2 sama bankers n wat proposal to BNM. bukan persatuan pengguna tau.

Rasanya BNM tanak bank buat masalah...so bagi gakla ape dorang nak...at the same time, they have to take into account consumers' welfare...so cap it at rm8. Kununnya a win-win situation...For sure BNM tau punyer bank mestila akan go for the highest, mana ade bank nak rugi, lagi pulak kalau the proposal is higher than rm8.

True we need the banks to stabilise the economy, and mmg kita perlukan financial institutions for growth tapi BNM sepatutnya should prioritise benda2 yang 'bargainable' requests by banks, and yang mana 'non bargainable'. Mcm the RM8 fee tu i think shud fall into non bargainable, lagipun tak byk bank yg implement. Cuma maybank je berani sgt...mentang2 bank melaya... tu yg service pun kerek semacam...backed by gomen...service makin lama makin merosot.

Tapi certain requests yg penting2 to help banks grow for the better, y not? I think customers pun understand. It's not to say persatuan bank2 tu tak bagus, it's to protect banks' interests...but BNM's job is to protect consumers' interests as well as the nation's. Kalau tak sape la nak protect interest kita2 ni yg gaji ciput tapi sumer kena bayar kat bank...
And the ball in always in BNM's court, they have the power to choose what to do and not to do. Kalau persatuan bank tu bising mcmmana pun, kalau tade directive from BNM, tak jalan juga...

I just hope they do it right by us... esp tentang isu beli rumah... mcmana pun buyer yg kena tempias. Bank lambat disburse, kita yg liable. Developer lambat siap, kita tetap kena bayar loan... mcm house buyers association bising gile suh ammend the 10/90 structure, tp sampai skang, buyer still kena lalui late payment charges...dan segala mcm charges...

Dina bukan ape, kerja bidang media industry, lali sgt dgn excuses mcm tu by gomen/GLCs/seangkatan dengannya. It's always the other party punya fault. Tp kalau ade campur tangan politician ke sapa ke...cepat lak jalannya kerja tu...

Just sharing what I know... jangan tersinggung yer rimbun... when u dalam this kind of field and know things di 'belakang tabir', u tend to be more critical by such things.

ehhh tak de pon tersinggung... rimbun nii open jer in this forum sbb everybody in a different field n offcos akan ada pelbagai view, different perspective n rimbun suka kalau pendapat2 yg berbeza nii... enrich our knowledge kan.

apa-apa pon.. pengguna mmg selalu tersepit kat tengah2. nak pulaukan diorg, we need the service kan. nak tak nak.. telan je lah

Good to know rimbun okey jer sbb ade forummer yg takleh kalau dicontradict/given different views and opinions...kebetulan dina deal dengan benda2 berkaitan bank etc almost everyday and slalu dapat business info awal dan yg tak dicensor, so view ade sedikit different.

Itulah...mmg slalu pengguna tersepit, kalau kita rajin sbenarnya kita boleh tak telan aje, tapi penat la, mcm going against a brick wall...

agak2 korang kan, mana lebih better, sama ada floating rate yg rendah atau fixed rate?
contoh skarng banyak dah loan rate abt bfr/blr-2.0/2.2/2.4... so that means, interest dlm lingkungan 3.3-3.5 ...

yg current interest 3.75% tu..sesuai bebeno utk org yg settlekan loan umah cepat
dlm masa lima tawun ke

smlm ada dpt offer letter dr alliance..5.55-1.9%
tp yg ni dia bg current account sekali..which means..dia akan kira interest dari baki
current account tu
let say loan 100k..dlm tu kita letak 20k..interest kira dari 80k je

how arr..i think this quite good

patutnye kene sign loan agreement bile plak?sebulan selepas ke?sbb arini 28/12 call lawyer,lawyer kate bank tak bagi2 pong lagi letter offer yg dh sign kat lawyer utk proceed loan agreement?ke memang lambat cenggini?

aina...yg alliancebank tu quite good, walaupun rate yg diorang bagi just 3.65 tp dia ade feature flexi and daily rest so maknanya bebila kita dump duit, principle akan berkurang...Memang banyak boleh save on interest sbb boleh letak duit lebih bebila masa jek...

Macam dina punye kena in multiples of 1k...so bilanya nak ade 1k...mcm aina pun rm50 pun bleh kurangkan interest...

dina pun baru sign Lo 3/12 ari tu, 24/12 dah sign loan agreement. LO tu lepas kita sign bank kena forward kepada lawyer dier, and lawyer dia akan prepare loan agreement between kita dan bank, lepas dah siap dorang akan call kita utk pegi sign agreement tu, tebal giller, banyak nak sign/initial.

pastu dorang akan mintak dokumen drom developer dan ade banyak lagi, yg itu kita takyah worry. Agreement ni kita kena make sure lawyer+bank cepatkan siap, sbb lepas tu baru bleh bank disburse duit... dari tarikh sign Agreement dgn tarikh disburse pun akan take some time jugak tu...

My advice cuba call bank, and the lawyer skali tanye biler loan agreement tu nak siap and bila dami bleh pegi sign. Kena slalu kejar and follow up kalau tak kita yg kena late payment interest by the developer....
