yup aku beli umah guna loan gomen. nape? ko nak apply loan gomen ke... masa aku wat loan dulu x de la prob sgt, senang je berurusan. skrg lg senang sejak dh pindah ke putrajaya, semua urusan kt kaunter bwh tu jer..

ok jer siap dapat 9 % tuk beli umah guna loan gov....
urusan pun cepat...aku mohon jun 2007 feb2008 dah approved ogos 2008 dah dapat kunci umah

penah dgr x nk buat pinjmn x lulus..mama baru sign snp bulan depan dh duduk owner bg cept kunci...next wk baru nk antr penilain...risau kot2 x lepas..mama lak dh buat kitchen kabinet, plaster ceiling n gril kt umah tu..owner tu baik lak sbb bg kunci awal..dh buat renovate baru risau psl loan x lepas...

gaji byk potongan pn takpe lg yg pentg kelaykn cukup.
gaji bsr beli umah kecik takpe jgnla gaji kecik tp beli umah besar tu yg ssh skit nk lls

biasanya senang nk lepas cuma kalu beli daripada tgn orang, make sure geran tanah ada.. kalau tak susah nanti.. Approve loan mmg cepat lepas. Janji ada surat dari JPPH cawangan utk penilaian, ada geran, ada dokumen lengkap. Kalu beli dari orang lain, kuar duit buleh jadi lambat kalau proses tukar nama lambat (yg buat lambat tu sbb kat pejabat tanah).

pesal lak tak lepas? Loan gov tak tgk utang kat bank pun.. dia tgk dlm payslip je. layak brp ratus ribu?

Btw, spt yg nalis ckp tu, make sure proses tukar nama tu dipantau, supaya lebih cepat.. kalau tak, walopun loan dh lulus, duit lambat kuar dr BPP selagi proses tukar nama x abis

aku pun wat gov loan... ok jer... beli rumah dah siap dengan pemaju.... mula2 pemaju tu mcm takut2 kan aku kat loan gov nih lambat skit.... mungkin aku akan kena interst... tapi aku tgk ok jer.... janji dokumen lengkap....tak ade interst pn... now baru 3 bulan duk rmah baru...

mmg kadang2 loan gomen lambat kuar duit sampai buleh kena interest.. Puncanya kalau geran (individual title) dah kuar kemudian proses tukar nama geran tu amik masa lebih 3 bulan kat Pejabat tanah. Mungkin dlm kes ko dulu, geran (individual title) tu belum kuar lagi.. so mmg leh cepat

p/s: mungkin ramai tak sedar, biasanya dlm S & P (sales & purchase) dinyatakan bahawa kalu dlm masa 3 bulan dari tarikh jualbeli tu ,pembeli masih gagal menjelaskan bayaran keseluruhan  kepada penjual, pembeli akan dikenakan interest HARIAN

pnh wat loan gomen beli umah 2nd hand..sign s&p bulan 4 2008..baru dpt duk bulan 1 2009..sbb nye lambat kt proses pejabat tanah...dan salah pilih lawyer..lawyer sy sgt la lembab nye n owner umah tu kedekut n berkira..even loan dh lulus still tak boleh duduk selagi proses tuka name tak selesai..padahal sy dh byr 10% deposit..dia still kasi sewa kt org umah tu.pas tu bile dh tuka name kt geran still tak dpt kunci dgn alasan duit tak dpt (dia dh abis byr umah ni so gomen kne byr dia melalui lawyer sy) yg hampeh nye si lawyer tu la kite byr dia hampir 5k..mcm2 charge ader tp dia byk membantu pihak owner.semua kne ikut owner punye kerenah patut dia kne tlg fight utk dpt kunci cepat...

tp sy boleh dikate kn hari2 dok call sana sini..sy sendiri yg pegi JPPH..putrajaya submit loan..n sakit hati hari2 kne call lawyer..dia langsung tak update pape kt sy.sampai kn sy sendiri dok tanye kt pejabat tanah pehal lambat sgt..rupe nye lawyer lupe nk submit document (tertinggal) dh sebulan lewat..sy marah lawyer tu..baru terhegeh2 pi hantar. if sy tak call pej tanah ntah ape jadi aganknya...

urusan dgn loan gomen semua okkk...eceli kite kne slalu call dorang ni baru laju...bulan 12 baru dpt kunci..lps renovate baru dpt duk...huhu lame tu...

aku pun kena kes cenggitu jugak dulu.. loyer lembapss nk mampus.. ntah2 loyer sama tak? loyer melayu kat kajang ke? SIap aku pegi Pejabat Tanah kat Klang tu sendrik... RUpanya2nya kena hold sebab loyer tu isi dokuemn tak lengkap (mongok la). Pejabat tanah pulak, kalu hold dia pendamkan je.. bukan nk bagitau pun.. huh... Kat depan aku jugak loyer tu kena wat pembetulan dokumen yg isi x betul tu.. depan org2 kat pejabat tanah tu... sure dia paisey.. malu.. padan muka.. dahla aku kena byr dia mcm2.. total lebih 7K gak ooo:@

aku loyer kt desa pandan..staff dia la yg lempab..loyer x amik tau dh..bile kol dia jer suh aku jumpe staff dia.staff dia mangkuk ayun..tinggi suare je keje dia..tp mmg hampeh kn loyer2 kt mesia ni..charge mcm2 kn...yg paling besh tu kn..hahahah..aku gi opis dia nk discuss psl umah ni..dia bole plak pinjam hp hubby aku nk kol owner umah..cam siot jer pas tu bole borak2 dlu..wahhh melampau abis kedit hubby aku..skali mase dia buat bil aku sound tepat jer kt dia..hahhaha padan muke..mahal nk mampusss... geram wooo sampai skang x bley lupe...
