Rumah yg baru launch...new projects

beli kat setia alam. 20X65 je.. rege bumi 228k. tp freehold. skrg kat setia alam 20x65, sqf 1900 harga more than 350k.

Yup... tu salah satu sbb naper ina beli yg spk punyer.. sbb kalau developer lain yg 20x65 pun dah 350k, 24x80 lagi ler sakit hati ku tgk regenya...huhu...Sape yg beli awal2 untung, rege 360k, 2300sqf, lom tolak bumi disc lagi tu...

Setia Alam pun ina pernah pegi tp lagi jauh dr puncak perdana & kena byr tol kan? Tol kena berapa eh? Ade jalan lain tak kat situ yg tak kena tol? Tgk masa gi tgk alam budiman. Tp rumah dia mmg ok... kalau ku kerja shah alam mesti one of my favs to consider... Tang tol yg lemah tu, ina dulu pernah duk Nilai(sewa), hubby ulang alik tolnya aduhh...RM4.7 sehala...sebulan dah berapa...

saya dah survey quite a lot rumah-rumah di sekitar bangi...mula2 tu nak beli garden homes tp dah sold out , yg tinggal cuma unit  bunglow je masa tu..then  jumpa projek glomac seri bangi tu terus berminat..2-3 kali jugak pergi kat sale office tengok layout , ingat nak beli corner lot memandangkan harga dia affordable jugak masa tu ..tp asik cakap kena tanya top management( that mean kena kenal org dalam br bole book corner lot)..bila tengok rumah contoh finishing dia memang cantik tp bila tengok rumah sebenar macam langit dan bumi bezanyer..terus tawar hati
then  pergi tengok projek alam sari pulak..this one memang i bole jamin  puas hati..w/pun harga dia agak mahal tp finishing memang tip top ..da tengok rumah siap jenis cluster35x 83 , teres 22 x 75 ..terus jatuh cintan
terus booking new phase 22x 75 ILMIA II( 2200-2600sq)

alam sari ni freehold..belakang UKM dan berdekatan malaysian-german institute....landskap  n design memang cantik ..akan membangun sebagai satu bandar baru coz akan ade sekolah ren n men , shoplots and masjid ..potential untuk invesment jugak..sesiapa berminat pergilah tengok rumah yang da siap kat sane..yang da siap tu bkn contoh tp rumah yang betul..maksudnyer klu beli memang exactly la macam tu yg kita akan dapat ...

Alamsari under I&P kan..? Now selling at 388k rasanya, after bumi disc...location jauh sket dari glomac tu...tp finishing mmg cantik...sbb ina duk kat area kinrara(menyewa) dan slalu tgk dorang bukak kawasan baru...kerja I&P mmg teliti...
Development cepat...serius...dulu slalu lalu satu phase ni hening kalau tak silap, dari tanah kosong sampai dah jadi rumah... cantikk...suke tgk...
Tapi pricenya agak mahal...dan utk booking kena letak 10k kalau tak silap, then the rest of the 10% masa sign snp, ini yg ari tu sales person gtau... kalau salah betulkan yer dindang...
Tp rumah mmg dijamin cantik... dah byk tgk rumah I&P, sumer okey...Sape yg budget besar bleh la beli situ...
rasanya puas hati...:-)

Bila siap rumah dindang...? Nnt pastela gambar kat sini kalau dah progress etc...leh cuci mater...:-)

rumah(ilham 2-rm388k) dijangkakan siap pertengahan tahun 2011.. Tapi bila siap harga umah akan melambung naik nyer.. kurang-kurangpun rm420k.. Memandangkan wat gov  full loan so untuk new phase ni kena dep 10k sajer..yang lain sumer free (MOT n legal fees)..memang mahal tp x perlu wat renovation dah..cuma kena pasang grill jer bila siap..finishing bilik air memang cantik bangatt n disediakan paip untuk ambil air sembahyang di setiap bathroom .Tiles full sampai atas kat bathroom (tiles yang mahal lak tuer) he he..promo ..promo..

Bank punyer legal fees& stamping etc tu di absorp by I&  tak?
Depa bagi tak laminated flooring utk rumah?
Ina pun minat alam sari tu tp sbb pakej dia kurang friendly customer sket..
Pernah gi sales gallery tanyer ade tak rumah price bawah 400k...dia gelak2 je...tade lak dik, sumer atas 400k...
Daku pun balikler...

Iyer ke diorang ckp mcm tuer.. xde kesedaran sivik betul.. at least kita customer kene lah dia respect skit..klu pegi sales gallery cuba cr hazairi..i rase dia ok ..
Yupp.. sumer fees free bagi fasa baru(rm388k)..cuma kena sediakan deposit 10k..klu buat bank loan i x pastilah deposit berapa..sbb biasenyer bank loan x dapat 100%
act ramai yg tak tau kenape rumah ni mahal ..tp bila kita pegi tengok sendiri n dapat maklumat bukan setakat rumah tp the whole ammenties yang diberikan oleh alam sari (lanskap, jalan , longkang,location  ) br kita faham
Floor atas sumer timber laminate.. tangga pun timber floor..jubin kat bilik air memang lawa ..watlah appt untuk tgk rumah tp klu weekend memang full.

Erm legal fees by both developer and bank dorang cover eh? Sbb selalunya dorang cover yg developer punye legal fees jek... bank dorang tak cover. Yg spk punye dia cover dua2, itu satu reason ina beli gak...Penah tanyer dia kata dev tak cover yg legal fees bank... MOT caner? I&P cover skali tak?

for u guys' info, i have paste a lot of photos of alam sari houses (1p1 & 1p2) dlm thread "properties area bangi&shah alam" a few months back..gamba porch,hall,dapur,family area,master bedroom,bathroom sume ada..rajin2la menyelaknya kalo nk tgk...

daku pun ingin berkongsi info dlm thread ni..smlm pegi booking umah kat bandar sg long.
umah 80% siap. dijangka hujung thn complete n early next yr leh dpt kunci..
Developer dia SHL.

umah yg daku beli ni double storey terrace, 20x70 built up 2115 sq ft. harga bumi price rm288,800 utk intermediate. aku ambik end lot closer to garden. So harga dia RM300,800.
well design umah cantek, ada kelab house (resident kena byr 5k life time). Kelab house siap ada boling tu..

stok limited. sape2 nak cari umah area cheras/kajang leh dtg tgk..
ada masa aku tepek gambar kat sini..

nak amik corner macam tak mampu jer..kalau kat Seri Bangi bleh dah tu..tapi asik kena tanya Top Management jer...
