aku nak tanye forumer kat sini yg ade pengalaman mcm mane care nak beli rumah ngan direct owner..
dr loan, bank, pindah milik semua 2..
klu bleh step by step lah..

ingat ingat lupalah dah lama & pasal aku tak terlibat sgt

kalau beli dari org thru agent, ko leh nego part downpayment utk S&P tu, selalunya the first payment dlm 1-2% bayar kat agent, sign S&P, utk apply loan slalunya bank minta valuation report, so ko kena carik valuer, diorang buat valuation & submit skali S&P utk apply loan.
pastu ko kena lantik loyer between ko & seller, & loyer utk ko & bank, mcm my case dulu kitorang pakai loyer sama pastu minta diskaun kaw kaw
duit nak kena sedia standby lah 10% harga rumah utk s&P, loyer fees & stamping (juga based on harga rumah)
few things yg proses tukar nama tu, kalau tak silap kitorang suruh loyer seller tu settlekan, kalau case freehold cepat sket, tapi kalau leasehold bumi to non-bumi paling lama rasanya. kes aku masa dlm process tukar nama tu kitorang dah masuk rumah tu & bayar sewa sebulan (bergantung atas budi bicara previous owner la)...

the rest mcm TNB, syabas, kalau nak tukar nama tu kitorang gi opis & bawa skali copy S&P

my experience...tak guna agent...direct ngan owner...owner mintak 10% once s&p sign..memandangkan rumah nih valuer value rendah..so dok cari valuer yang leh quote harga tinggi skit...nengok bank la sbb diff. bank diff. valuer....memula summit mintak loan kat bank..da dpt offer letter gi direct ngan lawyer-advise by the bank-panel kononnye..untuk fees yang between owner i byr..between bank..bank bayar..dia jek sebuah bank yang ader offer gitu..mcm Misy ckp..sewa tuh ikut owner mcm i bulan 3&4 i dok sewa umah yang bakal dibeli 2 minggu lepas baru sign aggreement..just to remind pasal CUKAI HARTA TANAH(CKHT) if rumah yang u nak beli tuh belum cukup 5 thn u kena hold duit dia n bayar to LHDN..itu u punyer tanggungjawab as a pemeroleh(pembeli)..if da cukup 5 thn takder masalah cuma ada forms yang u kena isi..menurut lawyer i arituh nih di luar bidang kuasa dia..so kena pepandai print borang thru internet n isi..
