2011, nak teruskan saving kt ASB & TH every month without fail
nak start bagi duit kt parents every month (biasenye blanje mkn, byr brg2 umah je)
nak teruskan bayar study loan MARA sampai abis
nak practise wise spending
nak beli health insurans/saving , tp x tau sgt insurans mane yg best
maybe start invest kt mende2 lain cam gold etc..

Wak Kasi tgh aim ada satu banglo tudor design, di lereng bukit, jalan mati, commanding view kehijauan sbb dia rumah last sekali tepi lereng bukit. Panoramic view hampir 270 darjah. Dan tak mungkin ada bangunan buleh block view sbb keliling tuh seme tanah lot yg dah berumah, dan tanah2 lot tersebut rata2 drop dlm 40 kaki ke atas dari tanah banglo ni.

dah 8 tahun dlm buku bank sbg utang lapuk. dengarnya 8 tahun lalu reserve 280k, last tahun lepas 180k, wak kasi nak try tawar 80k.

alasan?
1. Rumah dah buruk, byk keje kene buat.
(plumbing, tiling, electircal, termite treatment etc)
2. Rumah terkenal di kalangan penduduk tempatan jadi rumah "berhantu" katanye... sbb tuh takde org nak beli.


harap2 wak kasi dpt rumah ni...
btw, siap ada corong fireplace kawwww utk santa masuk...

haha... kak rumah sayer kak, da renovate bilik tidur saya jadi muzium robot2 nilah... mane tk ngamuk my dad.. untuk anak2 in the future, rase nyer tak seswai main robot2 ni, sbb choking hazard, part2 mmg kecik2... saya belikan mainan yg selamat la utk anak2..

kalau rumah tu berhantu.... rasanya masih ramai yang still berebut nak beli.....

ikut pengalaman gua pulak.... mungkin owner rumah tu dah mati...
so, pertikaian tentang waris hak milik rumah.....
maybe tengah berperang sesama bini 001 sampai ke bini 004.... atau sesama anak....
atau ader anak yang dah mati... so legasi peperangan bersambung ke cucu pulak......

mungkin sebab tu rumah tu still pending camtuh....
ade yang nak jual.... ade yang taknak jual....

My financial planning utk 2011:-

i want to manage my investment portfolio prudently. should my name clear dari anasir2 yg tak elok tue:-

PLAN A
1) buy new property utk top flip.
(my brother bought a hse early of the year utk investment 680k, belum cukup setahun, agent dah call nak beli rumah 950k. initial cost nak beli rumah tak sampai 100k (68k utk 10% dp plus other cost, but the profit that ppl can make within certain period of time is worthwhile & astonishing!)
2) or, make money from my current property (min 50% appreciation dah ada dlm tgn)
3) hasil top flip nak sumbat ASB sampai max
4) pehtu repeat perkara 1 & 3 again n again

PLAN B - kalau i am not loanable because of my case dkt other thread tue, i will:-
1) force conventional ASB saving min RM3k per month
2) look opportunity in money market with target of 20% capital appreciation or
3) go for dividend stock player who pays good yield like TM, ada one time tue kasik special dividend of 98sen on top of its interim and final dividend of 13sen that makes total of RM1.11 dividend..even so, their dividend policy skang of 90% normalised PATAMI or RM700mn whichever is higher pon good enough. tp their PATAMI skang dah merunudm ek, ah tue later pk biler sampai masa. but thats my backup plan
4) ada duit lebe or at any point of time yg dikira bersesuaian will buy things yg appreciate with time....contoh beli rolex, emas, etc etc

hasil dari either Plan A atau Plan B tue, i will:-
1) pamperr both my parents dan monthly allowance mesti masyuk
2) sponsor derang naik haji or melancong memana derang nak pegi
3) sumbat sesiap education funds utk anak2 kasik beranak throu great compounding method
4) i want to share my pie with more ppl who in need utk investment di "alam sana"

hmm....i think thats all that i could think of at the moment....

Prop market is on its supercycle run to 2012; jgn tak sempat exit plak.

Plan A tu nampak risky considering high avg household debt levels, high banks' exposure to household debt, dan excessive speculation on property market.

So think hard abt your plan A.

thanks for the reminder bro. i am thinking hard not to worry. after all, im doing it for short term shj. i didnot intend to hold for long,taking advantage on 7% bumiputera discount (katakan nak jual buta2 market price pon dah 7% profit dlm tgn) and 4% loan subsidy from current employer (average rate now is BLR-2.2% or better as good as 0% interest pay),  and things like that.

of course, location is vital and essential too.

i wonder, despite central bank wanted to slow down the property bubble by imposing  LTV ratio of 70% with immediate effect, tp rega rumah mencanak2 naik mcm org giler. dan sold out jugak. fuhh!!

And utk plan B plak....

ada ke money market yg bg capital appreciation smpai 20% ( i refer to low loaded fund cam bond and Money market fund) ?

Other alternative, i suggest u survey Reit  (real Estate Investment Trust) dan ETF (Exchange Traded Fund) ...ada desas desus mengatakan MARA next year akan introduce its own Reit.. begitu juga sime darby..

antara plan yg sangkut,

i) tambah modal forex ke usd2000 utk maintain income USD100-200 seminggu
ii)tambah modal AHB ke 5K
iii) Beli 10g wang emas pada setiap harijadi anak sorang satu
