hehehe.....mmg if beli kete import kat negara lain lebih murah selain malaysia.....kat labuan sabah, langkawi, lg mane ye kat mesia ni mmg murah.....kurg 50% hrga tu....sbb 50% tu gomen tax....bygkan rege civic tnpa tax sama dgn sibijik persona......mmg habis kete nasional....ada bagusnye gak......hnye golongan yg sggup berhabis yg beli......

sy juz tompang nama je.....smua expenses for the imported car belongs to the husband.....klu sy yg jenis kedekut ni sy pakai viva je....hihihi! dah nak msuk taun ke3 mmg lgsg xde problem.....mmg 5 star la.... ...x perlu nak guna RON97 pon....sy guna RON 95 dari dulu....cuma sesekali je bila ada feeling nak lebihan power guna RON97......tp klu asyik guna RON97 mmg sy xleh nak achieve plan kewangan 2011 ni nnti....ape tah sy plan aritu...hahaha!

igt nak beli dinar emas gak la...tukar emas 916 ke 999.......

i wonder despite the new ruling of LTV 70% for the 3rd house onwards, property still sold out like pisang goreng panas.

some were even sold out before their official launch . some were sold the minute they launching it and some were sold out within less than a week it launches. still, property are all sold out.

worst, esp in kawasan pembangkang towncity like klang valley, where they didnt even bother to offer the 7% discount for bumiputera (watmore to allocate specific bumi lot) because bumiputera is not their targetting market. majority of bumi simply cannot afford to buy because of the lower purchasing power.

we take for instance area allocated specifically for bumiputera in Mutiara Tropicana, where to date out of 48 units of houses launched 20++ were remain unsold. the land were belongs to JAIS and they had JV with HICOM Property to develop the land, hence they wanted only muslim bumiputera to buy it.

sad but true, it is the only piece of land within that prime area were not be able to sell out. the rest were mushrooming like nobody businesses. if only it open to other non-bumi buyer, i bet, it will be like any another pisang goreng panas within that neighbourhood.

take Desa park city for example, their initial launch back then was abt 3-400k++, subsale 3 years ago fetching 5-600k++ and still fetching greater ROI now with same property valued at nothing less than RM1.2mn. even so, their newly property launches were sold within minutes! (not even hour) with all confirmed, paid booking at 10% min dpayment (if rumah RM1mn , 10% booking is RM100k - imagine how the non-bumi purchasing power??)

as we know, landed property in towncity like klang valley become scarce esp landed residential with freehold tittle. wat is left for us bumiputera later esp zaman anak anak kita nanti if we were not be able to grab watever that being offered NOW. where & how will our children going to live in future where we all know, city living provide better education, better living & watnot. all the opportunity are at city centre.

at 4% inflation, RM100K today will be worth only RM67,566 after 10 years. 20 years down the road, RM100k today will be worth abt RM33,783 and if you have RM1mn today, it will be equivalent about only RM300k++ later. at the same time if anyone can recall hak hak bumiputera makin lama makin tergugat dan digugat, can we guarantee any special discount will be catered especially for bumi later?? will all the well-known high reputation developer dare to care for us, bumiputera?? tgk aje kampung baru, kuala lumpur.

so, what is left for us, for our next generation??? what's the mechanism that best hedge against inflation & time????

20 years ago, landed property at subang jaya cost less than 100k. how much is the same houses worth now?? 10 yrs ago, landed property intermediate link house 22x75 at BTHO for example cost us RM130k, but the same size offered now fetch the price nothing less than 400k. 5 years ago, desa park city intermediate terrace house cost abt 5-600k, now it cost us circa 1.2mn for 22x75 intermediate link. crazy?? property bubble?? heh.....

i personally think, property is one of the way that can hedge agains time & inflation.....of course in this topic, i am concentrating myself to property that suit ONLY below criteria:-

1) klang valley
2) landed property
2) freehold

which at the moment give the best capital appreciation ever (selain penang). its getting scarce & limited. of coz there are many sub urb area that going to develop like rawang, nilai and such, but its quite a distance from the city, and the appreciation quite lambat ada tue terbantutttt terus like Bkt Beruntung. hmmm....

as ada pepatah bijak pandai mengatakan, "work hard today as if u re going to die tomorrow".....so, i personally think and feel that we should seize the opprtunity NOW.

mcm bon jovi nyanyi, its NOW or NEVER.......

1. by june 2011 - langsai semua hutang piutang, debt free.
2. gaji 100% --> semua park ke akaun forex & cpo
3. topup asb sebrp byk yg pnb benarkan
4. bersedekah lillahi taala

antara plan yg sangkut,

i) tambah modal forex ke usd2000 utk maintain income USD100-200 seminggu
ii)tambah modal AHB ke 5K
iii) Beli 10g wang emas pada setiap harijadi anak sorang satu
...

iv) Invest 20g emas 999 kat CIMB Gold account. dan maintain 5g setiap bulan kalau mampu.

ada jer employee yg gaji >8K, tp ada masalah ekonomi...gara2 tak reti nak jaga xpenses...
ada yg terjebak ngan hutang cc yg berlambak..with many reason...pastu buat personal loan, blom lagi yg pakai keta 100K ke atas...

laki nih ada yg pandai jaga ekonomi, mmg untung dpt yg camnih..takyah risau2 dia dah tau mana kena simpan, mana utk labur utk masa depan..etc

ada lelaki yg gaji lebat, tp xpenses pun lebat jugak..cam org kata besar periuk, besar kerak...
a few of engineers yg aku kenal termasuk lam golongan besar kerak neh..
pastu komplen gaji kecik...nak jer aku ketuk sorg2... :@

managers maybe la kot ada yg ok sket in term of managing themselves...
tp ramai ker manager yg still bujang?

    tapi memang kebanyakan bila gaji dah >7ooo ni akan tukar kereta 100,000 ke atas.. mcm dah jadi trend. diorang rasa dah cukop banyak gaji 7000 tu.


padahal kalau gaji 7000 pakai honda = tak cukop


tapi gaji 7000 kalau pakai wira je = cukop

    kalo ikutkan gaji 4K pun bleh dah 100K above..
cuma aku rasa 100K above vehicle tuh lebih pada kemahuan, bkn keperluan....
ada certain org, gaji 3K ja, tp dah ada umah sendiri, malah ada yg aku kenal ada 2 umah, satu dia n family dia stay, satu dia sewakan...
org camnih aku rasa lebih pandai manage duwet dr org yg pakai kereta hebat tp maseh menyewa... but ni aku nyer personal opinion jek, maybe org tuh salurkan duwet dia kat tpt len, aku tetaw la...

tp advantage yg gaji besar nih, kalo diaorg sedar cepat n manage their financial, mmg senang hidup...
aku ader jek kwn engineer..pernah dtg kat aku share masalah dia..
mula2 share masalah prestasi kerja, yg bila aku korek2 balik actually start ngan financial dia yg agak disaster masa tuh..sedangkn gaji dia dah tahap selesa bg aku...
ni cerita 2009 dulu, this year dia dah ok..prestasi naik, gaji naik, financial stable...sekrang tgh gigih simpan duwet nak kawen this year...
im happy for him cos dia sedar cepat...

    sebenarnya masalah utama adalah LIFE STYLE.


bila gaji dah >5000, mulalah gatal2 plan nak beli Honda. kalau sebelom tu lepak kat kedai mamak, bila gaji dah banyak tu, lepak kat Starbucks plak. konon2 nak menikmati hidup.


tapi masalah takkan selesai jugak. sebab walaupon gaji makin banyak tapi nisbah perbelanjaan mereka tetap sama


cuba gaji 7000 tapi menten lifestyle dan expenses masa gaji 3000.. barulah ada duit lebih utk pelaburan, rewards, dan kebajikan. contohnya mcm aku lah.. walaupon gaji dah naik tapi aku tetap naik kereta yg sama. malah, kalau dulu aku beli barang dapor kat TESCO yg konon2 murah skrg aku beli kat MYDIN atau pasar tani je... sebab nak jimat supaya duit banyak lebih.


hasilnya, skrg memang ketara la sampaikan boleh attend kelas grooming dan bakery class pada bulan yg sama
