harga rumah2  kat KL mehal gila ... tiap tahun b ...

takde laa drop sampai 50%......... expect penyusutan nilai sbyk maks 35-40%... tapi kena ingat gak masa lelong tu byk gak yg dah standby nak bid lelongan..... kalu dpt rega 20% bawah market dah cun laa tu...

Acong...nak tanya...kalau rumah yg dah fully paid & ada penyewa pon kena jual juga ke....

mcmana pulak dgn umah yg masih kena bayar loan ke bank tapi ada penyewa......yg ni kena jual ke...sorry la bnyk tanya

    Aku raser ader kemungkinan gak.Pasai negara-2 yang bankrap dalam Euro ni yang dok tarik Euro ke bawah manakala Germany ngan France nak tolong push balik Euro bergantung plak pada ekonomi dua negara nih. Macam ko ngan member ko tengah berpaut kat satu pelampung tengah-tengah laut manakala 5 orang member ko plak ngah lemas sambil berpaut kat ko..........sampai biler muleh bertahan meh?

or beli Gold Maple Leaf 1 ounce or Australian Nugget 1 Ounce dr United Overasea Bank, kalo kat KL Jln Raja Laut...

beli sblm last part of August ni...

rege dlm USD mungkin naik sejak tu sampai Disember 20-25%...

    org2 yg menyewa high end akan beralih menyewa apartment bg mengurangkan kos, high end akan menjadi sukar disewakan krn ramai x mampu membayar harga sewa yg tinggi, menyebabkan tuan sewa rugi dan boleh jadi tuan sewa x mampu byr kpd bank lagi jika dia tiada backup duit, dan terpaksa jual dgn harga rendah atau lelong.
rumah kos rendah tiada masalh kerana semua org mampu duduk kos rendah

tu la kadang2 aku dok terfikir gak, skrg developer dok berduyun2 bina high end kondo. sape la agaknyer yg mampu nak sewa sampai 4-5K sebulan, mostly foreigners atau expat jer. tp brape kerat jer pun expat kat msia ni, lambat laun depa akan balik negara sendiri jugak after few years of service. Kalu locals berapa kerat jer yg sanggup nak bayar that price utk rental. medium cost apartment atau landed property jer yg sentiasa akan ade demand.

hi-end kondo kat area KLCC dan Mont Kiara....... occupancy rate diorg kurang drpd 30%...... cara nak kira kejatuhan rega depa senang je....... ko kena simpan data rega per sq ft skrg & banding dgn rega tahun 2012-2013 nanti.........

Property crash apabila org2 yg beli property la nie speculate harga agar mereka dpt jual semula pada harga yg lebih mahal..walhal mereka beli bukan utk duduk pun..

so beli juta2...jual balik dgn tambahan juta2...bila dah takder buyer, apa nak buat...? loan still kena bayar...

kat UK...price in the housing sector dah downtrend...style sama jugak kat malaysia nie..tue pun masih ada puak2 bangang dlm REHDA dan REit yg kata housing sector masih berdaya naik...bodoh melampau...

rumah juta2 ada buyer nak beli ker?? ada cash ka?? pikir sendiri la labu..

utk main rental return, rugi beli landed....... btw, monthl rental medium kos pung akan drop by 10%...... paling slamat low cost...... masalahnya kerajaan tak bagi beli lebih drpd 1 skrg.......

betul tu........ 50% rakyat mesia dlm famili (suami isteri) bracket income RM4000-5000 sebulan..... maks rega diorg blh beli bawah RM400K (kena amik kira lagi bayaran maintenance charges bulanan lagik).
kalu nak selamat, beli laa property bawah RM300K di area KL/Selangor........

lagi selamat, beli lelong je.......


org cina kata suwey beli lelong..... suwey pala otak dia...... org yg percaya feng sui nie semuanya bahalol.......


tapi jgn lak gatei gi beli rumah kat simpang jalan...... nanti kita pula sukar nak cari buyer lain.....

Pndpt saya, skrg masih ramai Elite² yg mmpu penuhkn residential building di KL wlpn harga rumah cecah RM10juta. Elite² bumi plk wlpn x ramei tp still mampu dgn less 8% (RM9.2juta). Foreigners, plus kempen Malaysia-2nd-Home...so many Elites/wealthy people are more alert on this financial crisis and they will surely maintain rich and try to become richer by spending on properties. Bkn sbg investment, tp as an asset. Mereka dikatakan Elite bila pemilikan dilakukan secara 'TUNAI'. Adakah mereka bermasalah utk mendptkn valuers, lawyers, PBT, etc. to sell back their asset? No lah.

Hi-density (hi-capital) housing/condo development hanya akan idle bile die less demand, shortage of vacant land, no capital for development, etc. Developers yg Elite (big player) still ongoing. Yg lain halt.

FINANCIAL crisis means - BANKS go BANKRUPT, but banks cannot be bankrupt...the debtor do. Bile dh jd krisis, debtor akan dipaksa bankrupt with notice.

Jd crisis ni akan hanya bermasalah kpd DEBTOR/penghutang...

My respond:
- Try cari hartanah/property luar bandar...cheap & furtile~
- Elak guna perantara (bank) utk pemilikan hartanah/property

masalahnyer tak layak utk beli low cost.. walaupun mampu beli low cost saje. so terpaksa la beli medium cost.
landed plak takpe aku simpan jer, utk dudok sendiri. nnti satu hari dah ade family senang.

org cina pun percaya umah no.4 tu suwey.
tu la pasal camne aku dpt beli apartment aku tu.. sbb unit no.4. Unit2 lain semua cina2 dah beli, tinggal la beberapa unit lain yg ade no.4 yg cina tamau. so dpt la sebijik kat aku... mmg suwey utk diaorg tp rezeki utk aku.   well, so far alhamdulillah takde la plak nampak tang mne yg suwey nyer tu..
