Nak minta pendapat you guys...

My current status...
1. First time buyer
2. Salary : RM 4K/mth
3. Age : 26 years old.

Status rumah yang aku nak beli:
1. Price: RM 263000
2. Corner Lot with extra land of 2847 sq ft.

Problem aku:
1. Baru tukar keje.
2. Keje kat tempat baru tu tak sampai sebulan lagi.
3. So, x boleh nak buat loan as x cukup slip gaji either for 3 or 6 months.
4. Aku betul2 nak rumah tu, dengan cepat, x nak orang lain amik, it's pretty hot.

So, minta tolong recommendation sape2 yang pakar , pernah encounter hal2 macam ni....

skang bank mana offer % paling ok? kalau rumah harga dlm 900k, agak2 sebulan brp ek?

Salam..

Nak mintak sape2 boleh bagi pencerahan sikit yer..mekasih..

sy beli rumah tahun 2007. dpt harga bumi RM99k++. Harga sebenar RM118k++. Loan dgn citibank dpt 85%.
Monthly installment skrg RM530. Masa 2 3 tahun lepas penah byr RM512. skrg ni dah naik pulak.

Tahun depan 2013 bulan Mac interest dgn bank dah abis. Lama jugak  dekat 5 tahun bayo interest
ada la bulan2 tu dia tolak +- RM100++ utk harga rumah, yg lebih semua interest. BLR ke interest ke mmg taktau (tak fhm) main bayo jek..

so, aritu officer citibank tu kata awk dh leh buat refinance kalau awk nak. sy mmg nak sgt sebab nak guna duit utk renovate rumah dan kalau boleh nak kecikkan monthly installment. Patut ke sy buat dgn citibank lg (flexi home) atau cari bank yg lain?? serius sy mmg tak fhm sgt pasal hal ni.. Market value dh tanya dari mulut ke mulut jer dlm RM125,000 katanya.. sumber sahih lom tanya lg. kena tanya kat bank ker atau developer?? sori lah kalau tanya soklan cmni..sy mmg tak fhm..

kalo plan nak refinance, i think better shop around dulu..
utk refinance selalunya cari yg bleh bg interest rendah dr yg sekarang nih, so better tanya jugak bank2 lain..
sometimes bank bleh bg more competitive rate drpd current banker

ngan current bank pun leh try negotiate; plus point kalo ada record good paymaster..
so far pengalaman ngan Citibank nih dia jaga customer dia..so tak salah kalo try your luck and see what they can offer.
sekarang BLR tinggi gak, 6.6% i guess

owh yeke..mmg so far citibank takde masalah..byr pun ok tak pnh outstanding. setiap tahun kuarkan akaun dua
utk cover tiap2 bulan in case if bulan tu ada problem. flexi home ni jenis saving katanya jugak (kalau salah betulkan). mcm  kalau kita terbayar lebih duit tu jd simpanan kita. bila2 nak kuarkan pun boleh. tp sy tak pnh kuarkan just cover balik if bulan tu ada problem nak byr. Ok, nanti nak try survey kat bank lain dulu. document apa jer yer kena bwk masa pegi bank nanti selain daripada s & p aggreement? thanks..

blr - base lending rate

islamic banking guna term bfr, conventional guna blr term

hmmm...
nak tnya kat semua yang otai2 kat sini... (sy budak baru belajar)...
berbaloi tak.. kalu kiter wat personal loan... pastu settle kan semua pinjaman rumah...
sebab... bayaran bulanan personal loan.. sama je sampai abis hutang....
berbanding pinjaman perumahan..??/..

Sekarang ni... public bank offer BLR/BFR - 2.4.... untuk tempoh sehingga 40 tahun ataupun sehingga umur 70 tahun...

tanya sikit...dlm acc information ada tulis;outstanding balance.. rm -xx,xxx.xx..dan payment in advance rm xx,xxx..apa maknanya..

sefaham i,

outstanding balance = jumlah belen hutang kita
payment in advance (jadi bila kita bayo lebih tiap2 bulan) = in case kita shot payment, sistem will auto deduct from advance payment...

kalo advance payment byk, pastu kita nak kurangkan belen utang, u may request from them
jadi, kurangla tempoh loan kita..

aku sedih
aku dah dapat loan rumah
5 bank aku anto
2 yang offer aku
tapi derang bagi konvensional
dah cakap dah nak islamic
ocbc dan hlb yang offer aku tu
aku kat akalu mintak tukar ke islamic dia kata kena lalui proses permohonan semula macam biasa
