GEORGE TOWN: The Penang government did not approve two applications to build 1Malaysia People's Housing Project (PR1MA) in the state due to non compliance over guidelines. State Housing Committee chairman Jagdeep Singh Deo however said the agency has been asked to review their applications. He said PR1MA had applied to build units priced at RM400,000, the maximum price limit for affordable housing, and also
requested for extra density. He said the Penang administration did not agree, pointing out the allowance for extra density was only enjoyed by developers who wanted to build RM150,000 affordable housing units. He explained that the existing guidelines of 87 units per acre can be increased to 143 units per acre if a development consisted of 100% affordable housing units priced at RM300,000. He said a formula for extra density was also allowed whereby a development can consist of 20% RM200,000 units, 60%
RM300,000 units and 20% RM400,000 units. "But PR1MA wants to sell RM400,000 units and want extra density at the same time," he said in a press conference yesterday adding the applications were for 2,644 units. Jagdeep also shot down allegations the state was not providing affordable housing, pointing out a total of 8,092 low cost (LC) units priced at RM42,000 and 8,107 low-medium cost (LMC) units priced at RM72,500 were built between 2008 to
2015. He said this compared to 4,355 LC units and 769 LMC units built between 2001 to 2007 by the previous administration. "Clearly, the record shows that the previous state government, in the same period of time delivered far fewer number of such affordable housing priced at RM42,000 and RM72,500 respectively," he added.
