merapik la orang tu. jangan nak pandai2. snp da sign kan. dalam snp ada tulis harga rumah. mandai je nak naikkkan price. if he does that u said to that person u da breached the contract and u can saman that person. although lawyer tak diperlukan secara khususnya dalam soal beli rumah tapi because ini melibatkan undang2 kontrak dan jugak administrative matters as the lawyer akan bertindak sebagai stakeholder i.e. tukang pegang duit before disbursement , adalah lebih baik lantik peguam.
since nampaknya orang tu pun macam bodo, better la pakai peguam |

lagi 1, seller tu tak boleh menaikkan harga rumah sesuka hati dia, dia kena ikut harga asal persetujuan antara seller & buyer......
aku rasa seller ko ni ada niat tak baik, nak makan lebih la tu.......sebab tu dia taknak melalui lawyer....
apa2 urusan atau payment pasal rumah mesti melalui lawyer jgn ada uruniaga dibelakang lawyer |

mana-mana perjanjian jualbeli rumah memang kena ada lawyer.
better dapatkan advice dari lawyer. S&P dah signed & stamped kan? cuba tengok balik terms & conditions dalam S&P tu kot-kot ada plak clause kata tuan rumah boleh plak naikkan harga kalau loan tak disburse dalam masa tertentu. |

Please use lawyer.. beli rumah secondhand byk songeh skit.. ada yg cecah setahun baru settle.. bila ada lawyer owner tak leh senang senang nak increase the price.. sukahati tok trump dia nak naik harga.. mana boleh mcm tuu |

dh la i ni jahil bab2 term jual beli duit2 sume ni .. even msa mula2 before nk sign SnP tu pn dia xnk bank draft kata lmbt nk suh transfer sket2 tp bila dh jmpa lawyer lawyer kater jgn buat gtu...so bank draft mula2 sign snp tu dh 27k dh buat...nnt my sis ckp once loan disburst bru bank draft lg balance dkt 30k utk balance lg..

no need sebenarnya terutama kalau cash buyers or tukar milik nama. but since ada borang2 dalam kanun tanah negara macam form 14 etc tu nak kena isi, peguam lagi arif

i believe dia da terdesak nak pakai cash. so bila bank draft tu mmg la lambat sikit. tapi lambat pun tak lama mana. selalunya clauses dalam SNP adalah standard mengikut housing development act unless otherwise both parties nak ada special condition dalam SNP (in which rare).. one of it is where the seller may opt to naik ka price rumah by certain period of time which i doubt dalam SNP tu ada tulis.. but please double check the SNP

Lawyer ada...loan dgn BR dorg crikn loyer utk ktorg...so dh jmpa dh pn sign SnP bagai...skang tuggu loan disbusrt je...
N nk byr balance gna bank draft almost 30k lg...
Prob is dia ckp if loan x disburst dlm thn ni...dia nk suh tmbah 20k lg...chooyyy lh kn gtu... looks like dia d3sperate nk duit nk duit buat umah bru...tp nk ketuk kite plak : |
