Geng,aku nak beli rumah kat Saujana Utama,Sg Buluh...GLOMAC punya.Depa ni Ok ka?any advise?thanks in advance....

Glomac ada reputasi yg baik, tp kalau saujana utama tu tak sure la . Sbb tgk jln masuk tu agak jauh kalau dr sg buloh & kalau dr puncak alam ....... mcm tak proper je.

actually nk msk saujana utama tu takla jauh sgt dr sg buloh tu...dr puncak alam tatau la pulak..tp aku tak ske la kt saujana utama tu...cm tak terancang jer...compare ngn SA2 umah yg dh siap kt dpn2...yg br nk naik kt blkg2..nmpk clear jerrr...jln pun besar

I've been working in the property line for more than 5 years. What I can say is, MK Land sucks! Because:

1. Harga property yg mahal & x masuk akal. Bahan2 binaan dan design yg digunakan, murah & xde kualiti. Harga saje mark up tinggi2 sbb boleh wat instant money.

2. Salah 1 projek kat Damansara Perdana, consultant dah issued surat bgtau yg building tu x selamat & boleh runtuh biler2 masa, tp management x ambil peduli & still jual jugak.

3. LAD lmbt bayar & ada yg bayar separuh je.

4. Cash flow teramatlah tenatnye.

5. Most od the banks in Klang Valley didn't trust MK Land anymore, dont trust me? Ask the bankers!

6. Executive Chairman & Executive Director yg x ngam dr dulu lg. Yg sekor nak untung cepat tanpa hiraukan kualiti, yg sekor lg nak wat elok2.

7. Customer service yg lembap! Langsung x membantu purchasers.

8. TERLALU BANYAK defects kat building!

9. What u have paid is not a value for the money. Not worth it.

10. Antara projek2 yg xleh jalan dan ada masalah dgn LAD, Damansara Perdana Township, Damansara Damai, Taman Klebang Putra (Ipoh), Bukit Merah Laketown Resrt.

Anybody knows about Worldwide Holdings Berhad (a PKNS subsidiary)???

What I can confirmed is their next project supposed to be in Kapar Klang has been delayed nearly 2 years now. The reason, they didn't paid the land premium! Within 2 years, what are they doing?

Another retarded Bumiputera property co.

masalah kat kapar ni adalah antara pemaju dan owner of the land (vendor)..project x leh jln sebab vendor still x buat certain payment pd authorities...so as developer kena protect our right first...takde kena mengena ngan land premium yg perlu dibayar oleh developer sebab it is not our obligation..i tak leh nak terang panjang2 kat sini... S&P utk beli tanah tu pun was signed in mid 06 (so x samapai 2 tahun pun lagi) dan tak melibatkan pembeli langsung..hehe..jgn dengar khabar angin...

We are not retarded bumiputra property co....most of our project are on schedule...U can visit our project in Subang Bestari...Bukanlah nak membela..tapi ader certain statement yg perlu diperbetulkan...furthermore we have strong cashflow to finance our own project...Anyway TQ sebab concern on our co n product...(tak pasal2 aku kena jadi jurucakap plak)

Suatu NASIHAT kpd BAKAL Pembeli Ghumah.

1. pastikan TRACK RECORD Developer tersebut
2. tempat/lokasi perumahan yg di cadangkan
3. baca bebetul SPA nyer
4. lokasi Public Transport, Shopping Centre, Sekolah, Mesjid/Surau
5. % kaum di sesuatu kawasan/lorong/seksyen

SEsungguhnya, kebanyakkan kita membeli ghumah hanya sekali utk seumur idup.
So, berhati hati lah di jalan ghayer.

Rumah Denai Alam.

Saya rasa rumah yang saya beli tu, pekerja yang buat rumah tu hampeh. Tapi bukan ker sepatutnye ada supevisor yang kena check rumah tu ok ker tak. Kalau dah tersenget pasang frame tingkap, dibetulkan awal2 lagi, sebelum bagi kunci.

Ada la yang tak puas hati.

Thanks for the reply. I guess u r working with Worldwide Holdings. How's the process of PKNS taking over the co.?

1 more thing, I have 2 friends who bought the Subang Bestari project, 1 is unsatisfy with the workmanship & the other 1 is still waiting to collect the key.

So, the Kapar project is not concern because of the land? I heard they postponed nearly 2 years to develope Kapar project & from the inside sources said it's got to do with some payment that cannot be made to the authority. Correct me if I'm wrong, but why is it postponed for too long?

1 thing is good about the co. is the pricing is quite reasonable.

baru beli condo kat venice hill, bt.9, cheras. murah jer rm135k utk 1750sft. walaupun condo nie bkn br, tp utk jangka ms pnjg, harga makin meningkat. x jauh dr kl. sesapa yg nk cri uma or condo, blh lah usha2 venice hill. sumer ader kt cny. swimming pool dia pn besau gaban.
