Affordability is based on one's pocket.. others already bought what you can't buy based on the take up rate for EW. Can try if there are dead chickens from subsales.

saving some money right now to buy in Eco Grandeur. My target is type Graham, subsale.

Already put my current house on sales advert, by my agent. Title ready after bloody slow 6 months trying to transfer it from master to individual title (Pejabat Tanah and Low Yat property officer is killing me). biggrin.gif biggrin.gif

I couldn't afford to buy in Eco Grandeur without selling my current house as serving two loans is a bit overkill and painful for me. Hence, just sell it.

If anyone willing to buy my current house within these few months (short notice), I have no choice unless to find a rental house first for at least 12 months and hunting any subsale Graham type during this period (24 months, in worst case scenario).

I just hope all of my blood, sweat and tears all this long would be worth it to get my dream home in Eco Grandeur, and I hope not making a mistake by choosing it here in future after doing my own deep research.

I even survey until KLK's Caledonia for God's sake.

p/s: F**k it, just go landed. I don't give a damn anymore.

If you have passed your 40s, don't fall for this commitment trap. These houses are being sold on a future price. Anyway it's subjective. Good luck.

Eco world landed house worth for own stay. I stay in EM for almost one year, my parent and kids love the environment. The security is strict. And before you buy, suggest to understand more on the house rules see whether the set of rules and regulations suit you or not.

For your old house, suggest to check the bank value first, don't fully listen to the price suggested by agent. I met few before when selling my old house, they keep pushing for extremely low price dont know for what purpose. Luckily I insist not to sign their exclusive form, and only put my own banner, wait for other agents to approach me with better price and ready buyer. End up one agent from same agency help me sold the house with very good price. 6 digits higher than his colleagues from same agency, which is very close to the bank value.

Southern region always have better opportunity than Northern region in term of job opportunities/infrastructure/ economy activity.

And last also good fengshui which I don't know how to explain here lol(can check with any fengshui sifu to verify

Interesting, 3 different locations apart EM and EF consider near to each other. But why not SEH or SEH2 if EM and EF, what about Gamuda 257, Cove or Gardens?

you don't have to be exactly next to a station to utilize the public transport, you just need to be close to it.

low density and near to public transport is not mutually exclusive.

plus with the fuel subsidy going away and worsening traffic condition, it will only get worse if you work in KL and stay at the outskirt without public transport.

EG : too far from KL but Damansara is still ok
EF : too far from KL but have serene nice hilly green environment
EM : still ok to travel to KL and have serene green environment. The balance between EG and EF.

So EM for me
