Lepas nie kena gelek lebih sikit dkt Bigo.  Tahnahh fm beli rumah walaupun selagi x ambik gambo dlm rumah iolls malas purcaya.  Anyway , selagi dozah tak beli rumah dkt Cyber & tak berjiran dgn iolls , iolls ok . Hekhek

Debah ckp dia tolong survey utk tinya cuollss.. Tinya nk yg banglo landed plak. Tp sesuatu sgt tau tinya ni.. Tiberrrr. Sblum ni xde plak dia kisah bab rumah landed. Mcm aman2 je dok kt condo tu.  Lps dozah post nk bli rumah, debah ckp tinya plak sruh dia carikan rumah.. Ke sbenarnye nk nganjing dozah je dua2 ekor ni??

Orang yang beli rumah mahal mahal and nak show off kat public rumah juta juta ni semua byk yang end up tak blh bayar hutang and kena lelong. Kita selalu tengok macam wow tapi kwn aku kat maybank kata orang macam ni la yang byk sangkut kat bank , dia sendiri byk dok handle kes rumah yang ada dua tiga kali lelong pun tak de orang nak beli , byk oil and gas punya engineer, bisnesman, yang area bukit jelutonh tu byk yang rumah 3-4 juta kena lelong sebab kwn aku jaga area selangor. Tu pun bila dah below market value pun takde orang nal beli. So sebenarnya takde apa yang nak bangganya bila beli rumah mahal mahal ni melainkan kaya giler and beli cash. Buat masa ni sewa la dulu kalau tak nak commitment yang tak blh putus. Bila sewa kita ada choice utk pilih rumah yang murah kalau tiba tiba kena buang kerja ke atau blh la menumpang rumah mak ke adik beradik kalau dah desperate sangat . Bila beli commitment dengan bank tu tak blh lari dah. Tak blh bayar, kena lelong and can be declares bankrap. Ada rm10 buat la cara rm10, tapi kalau kita asyik nak berlawan lawan macam ni memang tak habis la sampai bila. At the end of the day, people will value u on ur intelligence and character , not what u wear unless la kalau u memang dikelilingi dengan orang orang yang macam ni

Selalu orang beli rumah dkt malaysia ni, as purchaser kita akan bayar 10% deposit.
Kalau beli thru agent, breakdown nya usually

3% booking fee
7% bayar dkt lawyer waktu nak sign sale and purchase agreement.

Klif tengok booking form doza,
Nampak gaya dia bayar 3% from harga rumah rm330k..=rm9, 900..



Kalau tak lepas loan dalam masa 90 days, sia sia je la booking depo tu kena forfeited

bank pun kena game dengan golongan ni kan. Mcm mana la nak tapis kalau slip gaji pun kadang jawatan tu semua macam terlebih mampu tapi ye lah taktau pulak social lifestyle diorang  mcm mana. Setakat check monthly commitment tu boleh la kan ada recorded.

Golongan mcm ni jugak buat bank ketatkan guideline depa nak bagi loan so yang kerja biasa2 lagi la susah loan nak lepas. Sekarang masa covid ni je baru ada leeway sikit

Tq for sharing...  Yg 10% tu rumah subsale kan... Apapun Yg pasti harganya 330k tu lah kan.. Seperti yg tertera dlm form yg fm cuba tunjuk tp lupa nak blurkan tu...

Bukan rumah undercons yg dia tunjuk rm800k++ unit B-29-5 tu...  Sbb setahu saya rumah baru... X perlukan 10% as deposit.  Hanya perlu byr booking jer.

Ye betul.. rumah subsale...

Rm330k kalau time meolls masih practice jadi loyer sebelum ni (pre 2019-2018).. Rm330k standard value property soho, apartment area cyberjaya.. Or apartment biasa2 3 bilik dkt shah alam ni..
Ataupun rumah one storey je la dlm kawasan sub urban.
Tak tau la rumah mana dia book ni

Chu ols ada tempek gambar ke?  Tp me ols x leh nampak.. Click x kuar apa..
Mmg confirm lah komen chu ols psl 10%, 3 + 7 tu... I ols zoom form dozah ni..  Mmg ada kat situ tulih amoumt rm9,900.. Siap dgn perkataan lagi.. Nine thousand nine hundred only.. N it was 3% dari 330k (harga rumah sebenar) tu... Dozah lupa nak blur ye... So terbukti lah rumah yg dia nak beli tu bukan 810k bernington punya..  Tp rm330k subsales ... X baik tau kelirukan netizen...  Hehehehe..  Apapun ku ucapkan semoga loan mu approve ya dozah..  810k ke 330k ke.. Yg penting rumah sendiri.. (jauhhhhhhh naaaauu beza harga expectation vs reality tu..)

Tgk live dozah yg smlm dia ckp 'alah 800k je. Bukannye 8juta. 800k tu mcm rm800 je. Bkn byk sgt. Sparuh deposit, sparuh lg loan' ha gitewwww ayat sheols.. Ko mampooo? Haha kemain membongak.. Confident btul dia explain nk byr deposit half dari 800k tu. Amboi kaya sgt ke kau.. Membongak sampai ke langit.

Klu ikut harga rumah yg dozah ni beli rm330k...  N menyewa duduk sorang2 kt kl ni pun.. Rm1k++ lebih dah tu... N for 330k..  Anggaran monthly  installment  dia rm1.5k++ je .. Boleh lah kot bergelek dlm bigo tu byr duit rumah rm1.5 k sebulan..  Ntah2 dia beli rumah yg dia sewa skrg ni je.. Tp x menahan menipu beli rumah 880k...  Dosa tau menipu..
