mmg ramai aku tanye sume suruh amik je. wau mahal umah kau. aku ni belom berkahwin tau tu aku rase mcm umah tu besa sgt. da la kene baya sorg
aku cek2 loan nk dkt 1k jgk la monthly. itu lah aku berpk2 ni. kau beli area mana?

Yg weols beli ni pn lbih mcm uols lah tp fully furnish. Msa mula2 nk kna topup depo jd 60k igt nk kensel dh tp mak ckp go on je sbb location menarik... ni dh hbs korek lah ni klu owner nk 20k lg nxt year larilah bajet nk kawen nxt year

Sy hmpir 2thn baru settle psl umah..subsale...kena lah ada lawyer sbb kita byr apa2 bkn murah..n kena ada bukti..n walaupun 2 thn baru settle hrg umah ttp.smaa je..owner tkdelah naikkan suka2 ati....cuma dia bising gak suh setlekan dokumen cepat2 sbb proses jual beli ni lama..aku lglah guna pinjaman kjaan...rasa lama sgt2....sbb kalau lambat sgt...bank yg sblm ni akan kenakan surcaj pd owner...bab ni aku tk amik tahu sbb loyer trgkan ini bkn mslh aku..n owner yg tanggung kalau loan kjaan lmbt nk byr htg pd bank yg lama....

lawyer bank n lawyer SNP ialah lawyer yg sama... sbb agent aku yg rekemen
lepas jadi kes camni, aku pon dok investigate.. baru tau agent tu keje kt firm tu jugak!
kojaqqq betul... aku syak sure dia dapat komisyen ke apa sbb guna lawyer firm tu
aku dah report kt bank officer pasal kes ni.. dia pon terkejut bila dapat tau

ni aku nak report kt LPPEH plak pasal agent yg misconduct tu
beriya2 paksa bank n buyer guna lawyer firm yg dia ada kepentingan
btw, semalam aku dah dapat SMS dari bank cakap stage 1 settlement dah disburse
ni tunggu pindah milik n full disbursement

Lawyer snp pakai lawyer yg agent ko rekomen tu xde la heran sgt pasal lawyer biasa ada bg sket upah referral fee tp agent ko tu xde authority nk melantik lawyer snp as lawyer bank unless agent ko tu pi kautim dgn bank officer tu jgk suruh bank pi appoint lawyer snp as lawyer bank & kebetulan plak lawyer snp tu mmg bank punya panel.

yg aku pernah jumpa case subsale mkn bertahun nk settle adalah salah pada owner atau penjual tu sdri.

Contoh rumah yg kebetulan dah issue strata atau individual title tp owner/penjual buat bodo tak buat pindah milik. Mgkn xde duit nk byr stamp duty atau mmg berharap MOT buat masa property nk dijual. Pastu owner pun pi jual rumah tu. Dan kebetulan pemaju atau pemilik tanah; salah satu bangkrup. Biasa akan serah kt liquidator utk take over. Pastu tup2 pemaju/land office tak bg plak buat direct transfer. Lagi la mkn masa. ini salah contoh.

Penjual rumah pun mesti tahu keperluan yg dia perlu buat masa dia jual rumah, apa perkara yg patut diselesaikan. Ni tak pakai jual je. Pastu play as victim and tuduh bank or lawyer or land office yg lambat.

Kalau owner nk juga 20k... kalau ko nk byr juga tp ko bgtau kt lawyer bank. Mtk lawyer bank buat agreement tambahan dgn owner sb owner dah siap ambik dulu duit. Kira advance la. Nnt bila bank release kali kedua yg portion utk owner, knockoff dari situ je la. Janji lawyer masa htr second advise ke bank; keuntungan lepas jualan jgn direct bg kt owner; park dulu kt lawyer. Nanti bila lawyer nk byr kt owner; dah siap tolak 20k yg ko dulu tu. Apa yg penting portion kt owner cukup utk cover 20k tu.

yessss.... apa yg uols bagitau ni mmg semuanya betulagent n officer tu mmg dah lama buat keje ni aku rasa
dah kebetulan agent tu keje kt lawyer firm n firm tu plak panel bank

so aku rasa depa ni dah komplot dari awal lagi dan ada own interest
masing2 dapat habuan sorang sikit... pffttttt
aku dah report kt LPPEH and HBA pasal agent tu
