Lesson learntsangat kan. Belu keta ni kena tgk ga maintenance resale value

serius tak paham org ckp rumah tu liability.
habis kok rumah yg disewakan je kira aset, ko sendiri, nak duduk mana? menumpang foc rumah mak ayah kah.
lagipun x kisahlah JN ni beli rumah mahal, which is a risk la considering income as an artist x tau banyak mana akan konsisten.
tapi dr retis yg asik habiskan duit beli keta mewah pastu hujung2 kena tarik, lg x berbaloi

ada. separuh bank offer flexi-i.
flexi-i ni, kalau ada duit lebih, ko bayar lah lebih. so profit rate dia akan berkurang jugak.
orang selalu cakap islamic ni mahal. 1 je nk ckp, org yg kata gini, dia x pikir 2 benda.
1. jumlah bayaran ko sepanjang tempoh yg sepatutnya kena bayor (islamic, awal2 dah declare brp kena bayor = purchase price from bank).
2. bila interest naik mencanak2 ke 14% ke (mcm tahun 1998 crisis dulu), bayar bulanan pun naik n jumlah kena bayar (i.e. no 1) makin naik (vs islamic, ada capping price dia biasa @ 10.75%)
islamic, dia akan bilang jumlah kena bayar tu based on ceiling price.
tapi bulan2 dia tetap bilang based on current/ market price.
katakan kalau kita prepay awal, skrg ada hibah - i.e. bank xkan amik future profit and akan kira 'discounted' price dari purchase price (from bank).
convensional - bank ks pinjam duit tuk ko beli barang.
islamic - bank tolong belikan barang ko nak beli tu, n jual balik pada ko at agreed price and agreed payment quantum
sekian.
lebih2, maybe ada yg lebih arif boleh terangkan

Masa umo 21 tahun aku just pikir nak habiskan degree cari keja lelok jer.. Lepas ti buat side income ...
Mase umo kite 21 kita nk pikir beli umah cmana, kita umo tu tgh belajar. So fokus kite nak habiskn study. Kalo mase tu kite buat dip, pastu target nak sambung degree plak. Bukan sbb kite xde wawasan. Maknanya mase umo iols 21 taun, iols xde pikir lagi nk beli umah. Tapi mase tu iols kat menara gading. So consider iols x berwawasan ke? Tak kann......
Cuma rezeki kita berbeza..
JN mmg la umo 21 dah pikir beli umah (dah beli dah pun). Sbb dia dah bekerja. So apa lg kalo dah keje, kumpul asset je la. Kita mase umo 21 tak mampu lagi. Kalo mampu tah ke kite dah beli condo biasa 2, 3 bijik pastu beli shoplot buat sewa.. lagi bijak.. |

Maknanya selagi mana umah tu kita masih berhutang, kira jatuh dlm liabiliti. Sbb liabiliti ni kos yg kita tanggung dan ia mengurangkn pendapatan kita setiap bulan sehingga habis hutang tu.
Dlm kes lain, Contoh kita ada umh yg buln2 kita byr rm700 kat bank, pastu kita sewakan dgn harga rm1200. Yg ni mungkin tergolong dlm aset pelaburan sbb ia menjana pengaliran wang. Tlg betulkn kalo i silap.
I rasa org duk ckp2 psl JN beli umh ni sbb dia pelakon kot. Tau la kehidupn pelakon ni mcm mana. Masa tgh laku ni okey la kan. Cuba kalo JN tu doctor ke, lawyer ke, mesti xde org pertikaikan |

bukan cakap uols bodoh, tp bodoh la sapa beli cash. ada pros jgk kalau beli cash, tak terikat dengan hutang, tak payah pening2 pikir nak bayar loan bulan2. tapi imagine uols habiskan 1juta cash uols utk sebijik rumah. cash dah habis, ingat senang ke nak kumpul 1 juta balik. unless sewakan bulan2 dapatla duit balik dari cash yg dilaburkan tu dan rumah tu mmg nak buat sewa. tapi kalau nak buat sewa lg la org takkan beli rumah cash sbb bila sewakan, duit sewa walaupun guna loan tetap jadi positive income. kalau beli cash, tak dapat la tolak tax lagi.
