yes..betul..maybank naik dr 4.45% jadi 4.7% waktu bank negara revised interest ritu..so now hadap  ...

Gaji u masuk maybank kot?
Dulu i apply loan rumah 2 hari maybank dah approved.

Yeke? Not so sure about this. Actually agent umah tu bgtau, contoh sy sepatutnya bayar monthly RM1k. Pastu dia g apply loan ngn Ambank. Gila bapak tinggi interest. Bila meet banker dia kata monthly dalam RM1200. So i x setuju nak sign. I blame house agent on this issue. Apa mula2 ckp lain, pastu mai banker ckp amount lain. Silap i juga x check brp interest rate, tapi agent tu beria ckp housing punya interest rate antara bank tak byk beza.

House agent n lawyer suh i sign S& dlu sementara sementara agent tu uruskan apply loan dgn bank lain2. Pun i tak nak sign. Only after Cimb, hong leong, mbb approve baru i berani nak sign.

So skrg just tgu loan release. Doakan semogakan dipermudahkan

Pling lama nk tgu ambank.. Dekat 9 hari bekerja. Cimb dlm 3 hari, hong leong, 3 hari, maybank 1 hari setengah.

Jd skrg u punya housing loan dgn maybank? Brp interest rate skrg?

Mmg mcm tu. Cuba you tengok standard booking form. Anyway monthly repayment tu according to bank. Boleh je bank naikkan interest bila kita tengah serving loan especially kalau ada default (ni setahu i lah). Bila kita nak beli maknanya kita dah bersedia plus minus bayaran monthly tu.

Cuba you check balik booking form. Kadang ada tolak ansur dari pihak seller. Kadang depa strict nak ikut timeline. Kita tak boleh sesuka delay sign s&p. Itu dari experience i lah.

House agent tolong applykan ke? Baiknya. I dulu buat sendiri je.

And dengan bank pun ada deadline utk sign offer letter. Checklah balik. Takut offer tu dah luput sebab ada deadline. Offer bukan open sepanjamg masa. Mana bank belum bagi jawapan you kena chase cepat.

Hi munchkin. Tapi urusan tu semua dah setel. I dah sign LO from bank dan S&P.

Seller tu still boleh kawtim rasanya, sbb agent tu dh g bincang dgn seller. Dan xde minta apa2 bayaran pun.

Ye, agent yg tlg apply kan loan. Cari kan lawyer.

Bukan ke rate bank ni sama. Kalo mbb skrg 4.7% so sume yg apply housing loan mbb akan sama 4.7% juga skrg? Mohon pencerahan

Tak la my dear. Rate differs from one customer to another depending on many factors walaupun bank yang sama. Credit history, age, income antara main factors affecting the interest rate offered to you. Benda ni generated by bank system masa dia buat customer profiling. Contoh simple:

House price 100k, loan amount 90k, tenure 30 years

Ali (age 25, credit rating 8/10) = low risk
Interest rate offered 4.1%
Monthly 435.00

Ah Cong (age 40, credit rating 6/10) = higher risk
Interest rate offerrd 4.6%
Monthly 460.00

Begitulah sikit sebanyak pemahaman I Kalau salah tolong betulkan

Confuse pulak cerita naat. Ke i salah tengok tarikh cerita ni.

Naat tulis belum sign s&p dan lo bank tengah tunggu siapa beri offer paling rendah.

Pemahaman i pun cam ni juga. Lepas few years serving kita boleh buat rayuan utk turunkan rate juga. Tapi bayaran kena tip top lah. Itu pun tertakluk kepada kelulusan.

21hb, jumaat i buka thread. Sbb i rasa x cukup masa dh nk tgu offer dari bank lain. Masa tu just Ambank n cimb yg approve.

Then monday 24hb, hong leong dan mbb approve so 25hb masa cuti xmas i sign LO dgn banker.

26hb, kamis I sign S&P. Then stamping sume lawyer dah siap kan bfore 1hb.

S&P i tu dh ready dari awal sbb sbelum ni agent umah tu kata hrga rumah sepatutnya xxx, tpi ambank ckp yyy. So i tak setuju nk sign s&p. Agent tu pon pandai apply dgn ambank je. Huh. So dia minta maaf sbb bg jnji palsu dan dia apply kan dgn 3 bank lain tu.

So boleh fhm ke skrg? Kalo x clear boleh tny lg. Hehhe

ohhh dah paham. selamat menikmati rumah baru

i takut sangat agent recomment lawyer. i prefer to select my own lawyer. tapi hari tu agent ni recommend satu lawyer kat kami. turned out lagi bagus dari lawyer lawyer i dulu. lawyer2 i dulu melayu. yang ni chinese. bagus sangat (pada kamilah). yang melayu tu kena ketuk baru berjalan.
