Islamic Financing Vs Conventional Financing

Saya plan nak beli rumah dalam masa terdekat nih. Tapi saya konfius nak pilih pembiayaan secara islamik atau conventional. Boleh kawan2 yang dah ada pengalaman dan yg ada pengetahuan tolong jelas kan pro dan kontra bg setiap jenis tuh. Saya bercadang nak beli rumah yang dah siap. And I wish I could have until up to 95% of financing and plan tenure 20/25/30 years. Bank mana yang bagus dan urusan nya pun mudah.

Harap2 kengkawan kat board nih boleh tolong.. thanx in advance

saya pun  tgh proses pembelian rumah jugak...sama tgh pening kepala....convensional....ada baik ada tak...islamic pun sama....tapi sy berat ke convensional...bukan taknak amik islamic...tapi islamic punya rate sgtlah tinggi......kira2 balik sama je ngan convensional....
saya tgh proses ngan AIA.....good fixed rate BLR....6.25 forever (ikut bila u sign up lah)...tapi sekarang ni still 6.25 w'pun certain bank BLR dah naik ke 6.75.......Alliance bank pun bagus....u cuba surf website dia..nak terangkan panjang sgt lah...tak larat den....

tadi baru call bank islam n muamalat.. muamalat nyer BLR skang 6.8, tp dia boleh bg 100% utk rumah area saujana utama n tempoh pinjaman ikut quotation dia bg td sampai 34 thn..

cheapmon,

betul la conventional ngan islamik x byk beza pun.. even kalu dah sampai ceiling rate pun.. beza x jauh..
wow.. rendah je BLR AIA n selama2 nya pulak tuh.. saya x de byk duit nak buat deposit.. sebab tu nak kene pilih bank yg boleh bg 100% loan.. nak tggu duit simpanan cukup.. time tuh harga umah pun dah semakin mahal..

bank rakyat pun leh proceed to 100%loan kalau u mmg layak utk that loan lah. loan bank rakyat pun okay...kadar tetap bergantung pada berapa tahun u nak pinjam. let say, kalau u pilih 15 thn,so selama 15 thn ni u byr utk this fixed rate interest , contoh 7.2%. kalau pilih 30 thn, fixed rate will be 7.6& for the whole 30yrs.u nak buat loan rumah ni, u memang kena do some window shopping first...pegi bank2 yang u rasa u nak proceed dgn loan. so far i dah pergi maybank, bcb,rhb, OCBC,AIA. for convensional, i more prefer RHB ( this is kalau kita tak leh proceed dgn AIA, kos AIA punya terms and condition TERSANGATLAH tinggi!!!!!!!.) . OCBC punya benefit is, dia tak akan kira u punya commitment dgn bank lain, eg: u dah ada loan rumah sebelum ini, loan kereta and so forth...ini opiser OCBC lah yg kata...ekekeke......for me, BCB ngan maybank...dorang yer interest mahal..baik convensional ataupun islamic....so i'm not prefer with thesetwo...ekekeke......so...adhwan...remember..before commit mana2 bank...go round and do some window shopping kay....

kalau kerja dengan kerajaan...better buat government loan..

tp kalau kerja swasta..memang tak de alternative lain...kecuali bayar cash..

tp kalau tny pendapat neisya...islamic banking ni..bagus pasal xde BLR..amount yang dibayar...fixed....

cuma akan ada masalah kalau nak buat refinance....sbb masa tgk setlement figure tu.....huhuhu...kalah conventional....

bagi lily..sebagai org islam kena cari yg halal kan..
walopun ada yg kata riba tetap wujud juga kalo diteliti ke akar umbi tp inilah pilihan yg kita ada buat masa ni
x kisah islamik lebih mahalpun lily tetap akan pilih islamic loan jugak
lily pikir rumah ke, kereta ke..apa ke..esp something yg kita akan guna seumur hayat kita rasanya lebih tenang hati ni kalau pilih yg ikut syariat..
ni cuma pandangan lily ajer..maaf kalau ada yg x agree..

thanx semua atas pendapat,

so far saya dah tanya bank muamalat, bank islam and Hong leong. Bank2 lain just tgk pada web site dia je.. bank rakyat x try tanya lagi.. bank muamalat dia nyer islamik loan ada 2 jenis, satu yg floating rate.. ala2 conventional.. satu lagi fix.. beza x jauh.. just yg floating tuh thn pertama n kedua byk sikit je dulu.. 3rd year n pas tu sama je rate dia selagi blr x naik..

ikut ckp mama emma yg keje bank nie, baik amik conventional sbb murah...

kalau ikut rate last yr, public bank pun kasi murah gak. emma x ingat la 1 lagi bank yg emma survey. dah lupa..

tp sbb umah yg emma nak beli ni (insya allah) completed house, so the rate tu different la sikit...

bagi juju islamic mmg tinggi.....mmg kita tak de pilihan lain....sebagi muslim bila ambil islamic loan....maka ada akad ...walaupun kita tak setuju dgn interest yg tinggi ( dlm islamic loan tak dipanggil interest le ...) tapi bagi juju dah berlaku penindasan di situ.....dalam Islam bila berlaku penindasan maka adakah kita telah mengikut syariat Islam yang sebenarnya ???

last time juju ambil MBSB...fixed rate 6% for 25 years...nie yg lama....baru dah ikut bank....& RHB -islamic 7.25% for the rest 20 years...nie the best yg juju dapat....tengah fikir nak refinance to AIA

hi lily..saya setuju..kita sebagai orang islam kena cari yang halal...tetapi mengikut pengalaman...saya pernah cuba minta loan muamalat..islamic loan...rate 6.5% at that time..tapi capped at 9%...then compared to AIA interest rate fixed @ 5.99% for 30 years...so me and hubby decide ambik AIA..sbb yang ini nampaknya lebih islamic daripada yang dikatakan islamic tu...

juju MBSB tu sekarang berapa ratenyer?

cheapmon..AIA sekarang dah 6.25 ker?..saya sign up last 2 months still 5.99%

menarik jugak rate yg kak juju ckp tuh.. MBSB ni apa.. bank ke.. AIA bank saya x layak.. sebab keje company kecik n x listed.. time2 cam ni lah rasa best nye org keje gomen.. aplly bank mana2 pun sure senang je..

akak neisya pernah buat loan rumah dengan Bank Islam...masa nak buat refinance balik...settlement figure tu..akak kata dia campur semua sekali mcm mana ntah...kira double dari conventional....

so, kalau nak buat...survey betul2...cuma neisya untung kerja goverment...flat rate...

neisya pun pernah terkena dengan bank islam ni...kad kredit dia...ni tak bohong...benda jadi depan mata..
settlement figure kredit kad neisya dari bank islam RM3900.00 (after discount)
settlement figure dari kad standart chartered RM1400.00(after discount)

baki yang sama...tp settlement lain...masa tu rasa ditipu hidup2...sekarang dah tak pakai byk2 kad kredit...tinggal 2 kad ja (bank lain)...guna utk minyak dan emergency case ja....

aku pernah dok bincang2 ngan pegawai bank ni masa nak beli umah...
dia kata.... la ni zaman ekonomi malap... kalau umah bawah 100K amik konvensional pun tak pa... kalau atas 100K better amik islamik..... konvensional kalau BLR naik pun tak la terlentang sbb loan rendah.... lepas tu.....dlm 6 bulan ni BLR dah naik 3 kali....
pikiaq punya pikiaq... aku tangguh dulu ler...

memang tak ada jauh bezanya antara Islamic Financing  dgn Conventional Financing dari segi rate.
cuba jgn tengok dari segi rate, tengok dari segi agama.
kita boleh ambil yg conventional jika kita tak ada pilihan, tetapi jika kita ada yg islamic, kita harus malah wajib mengambilnya.
yg membezakan Islamic Financing dgn  Conventional Financing ialah akadnya.

kak neisya.. betul la.. dr quo yg bank muamalat bg.. interest yg saya akan bayar after 30 years 3 kali ganda dr harga asal.. pinjam 140K, after 30 years actually dah byr 400K something utk nilai ruma tuh

yg cth hong leong bagi dlm 150K something je interest dia

mamat,

saya tanya staff hong leong tuh.. BLR very seldom dia nak turun balik.. slalu naik ada lah.. saya tanya dia bukan ke patutnya islamik rate akan againts conventional rate.. tp dia kata dah bank negara tetapkan rate dia cam tuh.. nak buat cam ne.. mmmm

Package 1 - with ZEC (For Under Construction Property Only)*
1st Year         1.50% p.a.
2nd Year         4.50% p.a.
Thereafter         7.60% p.a.

MBSB juju tak sure rate berapa sekarang...nanti juju check ...last time diorg punya BLR -1 dari bank punya BLR...let say BLR 6.25, maka MBSB 5.25 coz MBSB adalah anak syarikat EPF

sekarang with new policy & management MBSB dah ikut bank rate...so almost same dgn bank BUT slightly lower than bank rate, i guess
