Nak beli rumah.Ambil loan rumah atau personal loan? please advise

Salam semua,

Saya ade pergi tgk rumah dan minat nk beli untuk duduk sendiri.. Harga rumah rm90k...saya apply rm100k sebab ingat nk setelkan kereta yg ade dlm rm9k jadi bulan2 hanya byr hutang rumah ja la.

Agen tu buat loan rumah kat public bank. tadi pagi org public bank ada cll opis buat pengesahan staff. lps tu dia cll saya..aduh..bunyi mcm xlps aje..ok ni gaji saya sebulan bersih lps tolak epf rm2600.

lps tu org bank ckp mungkin nanti nk minta asb akaun saya nk tgk simpanan berapa ade..saya ckp la xbyk dlm rm2-3k je la ..

soalan saya sekarang, sya ingat mcm nk apply personal loan aje rm100k tu..mcm mana ye kwn2..interest tinggi ke cam ne ye...takut xlps...saya buat loan kereta dulu dgn Ambank..ok je, xbyk soal pun 2mggu da kuar kereta..
tolong advise gaji saya ni memang xlepas ka nk buat loan rumah rm100k?tq

urm. cuba applye ASB dahulu.. ambil payment rm 150 sebulan je. Loan rm 30k.

lepas tahun pertama dividen ASB buat bayar tahun depan.. dividen ASB sekitar 7% ke atas..

lepas dh 6 bulan cuba apply loan..

loan kereta pernah tertunggak ke?

boleh je buat loan.. wish good luck tak perlu buat ASB .kalau boleh jgn overlapping loan.. sebab beli rumah guna BLR.. cuba guna islamic finance bank islam. fix rate.. sebulan tak sila rm 700... kalau guna BLR boleh kena rm 900- rm 1200 sebulan..

ada duit lebih simpan dan bayar LUMP SUM.. wish good luck

tu la..bdk2 opis pun ckp kerek kut..siap nk tgk simpanan kita berapa....nk loan rm100k..bukan rm200k..aku pun sedar xmampu kut..saya ni cuma ade utang kereta je..tu pun setahun lebih lagi abis byr la..

saya ingt nk wat loan rm100k coz 9k nk byr abis kereta..so bulan2 just byr hutang rumah satu je..so memang mampu la kan,...xde dah hutang apa2..

sebab masa cari loan rumah bulan 3 yang lepas
saya submit 5 bank ok jer
tapi sebelum tu ada la pergi Public Bank tanya2 kan sebab orang kat PB kan bagus kekdahnya
punya la kerek prosedur dia, nak itu nak ini suruh join nama laki bini
padahal kita bukan ada sangkut apa apa pun tak mcm requirements bank lain
last2 OCBC approved x sampai 24jam pun tak payah join2 loan ni
lagi murah rate dia
awak cakap je kat agent saya x mahu PB
mahu bank lain
dia tu ada agenda/ komisyen lebih la tu submit PB

abg aku amek loan pon xlepas. payah betul.

gaji 3k komitmen asb 1200 sebulan. maybank rijek dgn alasan dh byak sgt bgi loan dsr xde masalah katanya.

agent rumah tu pulak ckp kalau nk try Public Bank 70% je blh pastu 10k kena simpan dalam fixed deposit 5 thn. tempoh loan 15 thn.

tggu je la dpt dividen asb +- 10k nnt.. baru try apply balik. mcm x kuaser dh banyak kerenah sgt

i think u've consider the interest rate between hse loan and personal loan and payback period.
interest - hse around 4%, personal loan 8 - 10%
pay back period - max 25 yrs, max 10 yrs

ya tuhan.. nama pun nak beli rumah kenapa laa nak buat personal loan pulak?

sedaya upaya tolong elakkan lah buat personal loan ni.. personal loan interest tinggi & hidden charge juga tinggi, at least 8% setahun. kalaupun ir rendah pun tak guna kalau hidden charge (cth: overdue charges) macam ah long.. ambiklah loan rumah je selalunya loan bank paling maksimum pun BLR +- 2% atau fix rate 6% je... dan kalau nak tricky kat mana-mana cara pembiayaan boleh pilih samaada daily rate, term loan, atau yg combine dgn overdraft. Aku tak ingat which bank yg offer daily rate ni, property agent ada bagitahu hari tu tapi kalau ko bisnes better ambik dgn overdraft lebih menguntungkan bagi aku.

ikutkan kalu gaji bersih rm2600 tolak kete rm464 rasanya takde problem tuk beli rumah 100k. pe kata try pulak cimb/hsbc/ocbc. skrg ni hlbb and pbb mmg cerewet ni nak approve loan.

jgn amik personal loan coz interest tinggi melangut.

ritu sis amik conventional loan jek walaupun ramai yg ckp islamic loan instalments flat jek tapi ramai jek kekawan adik sis kena byr different amount every yr. islamic loan dia dah charge kita rate paling tinggi dlm 11-12% jadi selagi blr tak cecah figure tu instalments flat jek tapi heran gak bila kengkawan bgtau every yr amount tak sama.

sis selalu tgk letter offer islamic loan contoh pinjam 100K bayar balik lebih dari 250K. ada sorang client tu pinjam dlm 600K kot tak silap bila tgk figure kena bayar balik 1.3-1.5 million kalu tak silap
