da sign tp blm stamp & loan blm approved. kebiasaannye developer ni bila client nk cancel dan S&P da stamped both parties just sign revocation je. dlm kes yg bertanya ni dia x byr apa2 earnest deposit, jd klu batal xder apa2 duit yg forfeited, unless dia da byr sket cth RM1,000 sbg booking fee, maka duit tu forfeited.
even klu loan da lulus, still blh cancel. tp apa2 earnest deposit forfeited. loan yg da lulus tu institusi kewangan/bank blh amend ikut mana property & amount yg customer mahu.
ni ikut pengalaman merak, maybe ada sesapa keje ngn developer blh tlg confirm? agreement direct develoepr setahu merak standard xleh tambah apa2 except ada seperate document/one piece of paper which is only for special case.

knp lak developer tu xbg beli cash? bkn depa rugi apa2 pown. biasanye pembeli elakkn beli cash sbb nnt income tax kejo hehehehe....sbb tu ada certain buyer yg wp mampu beli cash depa wat loan tp settle dlm ms pendek je.
sbb lain x sure pula,sbb ramai je buyer beli cash drp pemaju. ada pokcik tu, beli banglo RM3mil cash, beli ngn pemaju....pokcik kayooooo. |

yg lenlain tu.. byk duit tapi tak beli cash.. sbb byk beno tipu borang income tax... |

hmmm..soalan dia pun x berapa clear sangat, x de pulak mention yang S& dah stamp atau belum dan samada beli direct from developer atau sub sale.. betul la kalau biasanya beli daripada developer, S& dah signed & stamped, sign je revocation agreement & bayar la kos tu sikit
tapi tu la, kalau beli from developer, biasanya diorang akan charge booking fee..
dalam sub-sale, yang cadangkan utk check terms & conds tu sebab takut dlm S& tu ada clause kat dalam tu yang kata, kalau purchaser fails to pay deposit within beberapa hari, purchaser kena bayar certain amount of money as compensation ke apa ke kan...
loan even dah approved pun leh cancel tapi kena check jugak sebab ada sesetengah bank diorang ada kenakan charge..that is why kena check dgn bank jugak. i rasa lebih baik dapatkan je info tu semua sebelum apa2..x la kemudian hari nanti meroyan
& i rasa bank boleh adjust amount ikut property ke apa tu yang u mention kat atas tu (malas nak selak), ada sesetengah bank even dah sign letter of offer & diorang buat valuation selepas tu & find out yang property tu value dia x macam loan yang dah diapprove tu, boleh amend & terpulang samada borrower nak teruskan atau x. Kalau valuation lower daripada purchase price, purchaser le nak kena top up the difference |

salam.. aku ada beli sebuah apartment subsale la.. tp td aku call bank bgtau aku nak cancel n bank kata ok x ada masalah.. SnP aku x sain lg la.. aku call peguam dia kuar.. aku nak tanya aku kena bayar ke kat peguam klu aku cancel.. sbb SnP aku x sain per pun.. si agent biol ni kata aku nak kena bayar lak.. aku mintak deposit balik.. sbb aku x jadik beli rumah ni coz aku tgk agent biol ni cam nak menipu jer.. semalam si agent ni paksa aku beli insuran living cover.. aku x mau.. tup2 pagi ni dia suruh aku bayar lg rm2k utk deposit umah tue.. sebenarnyer deposit rumah tue rm1k jer.. balance aku nak bayar pakai epf. aku bengang aku call bank tanya pasal living cover tue, bank gtau dia x ada pun suruh amik.. sbb ni la aku cancel terus.. aku dah rasa cam nak bertumbuk jer ngan agent ni :@ :@ :@ sekarang aku nak deposit aku jer.. sbb dia kata klu x jadik beli deposit dia refund.. x bg deposit aku maki dia cukup2 |

1) Yuran Guaman
Klu cancel biasa xder byr apa2 tp depends gak coz ada certain legal firm akn minta bayaran rm100-rm200 bg open file&penyediaan document which is akn tolak total yuran guaman kelak,tp klu cancel maka bayaran tersebut akn forfeited.Utk kepastian tanya lawyer incharge,klu lawyer tu kaluar blh je tanya staff yg keje situ.
2) Deposit
Biasa klu beli dr agent akn ada sign satu form Option to Purchase.Dlm tu ada clauses yg perlu dibaca.Kandungan option tu depends pd agent/parties involved.Ada certain option meletakkn clause dimana pembeli perlu byr certain amount of deposit dan sekiranya tidak mahu meneruskan transaksi/gagal mendapatkn loan dlm ms tertentu maka deposit tu akn forfeited. Sekiranya dlm kes baby ni xder sign apa2 dgn agent dan hanya berlandaskn pd verbal shj,mmg payah le klu agent xnk pulang deposit.

hehehe sedih lak dia, maybe xder org keje bank masuk sini.pe kata p bank tanya coz depa akn check dulu,semua monthly instalment kena amik kira.
pastu bank akn tgk ada tak income lain cth harta yg disewakn,yg ni kena attach sekali copy agreement etc......

alaaa.. terlalu umum la... mcm biasa, bank akan tgk komitmen..utang2 lain.. umur...
biasanya kalo muda lagi.. ada bank offer sampai 35~38 tahun mmg takde masalah sbb monthly instalment rendah...
kalo tak cukup takde hal... carik penjamin.. kawtimmm... |
