lagi satu jangan takut nak beli umah seken.. umah seken different ngan umah lelong.. kena ingat tu.. ...
betul tu
ms aku nak beli umah few yrs ago pun bapak aku advice mende yg sama
to kaka leon,
kalo uols beli umah sub sale dr owner, at least umah dah ada depan mata
foundation tanah dah kukuh
kawasan umah n kejiranan dah matang and uols bleh tgk lifestyle jiran2 uols spesis cemana
management opis dah wujud and bleh tgk cara diorang keje (kalo uols beli apartment/condo la)
kalo uols beli umah baru/baru nak develop, byk possibilities yg uols kene amik kira
foundation tanah for long term...fyi, skang ni byk developer main rembat tanah lombong and kambus jah nak buat bangunan
bahaya wooo tanah lombong nih
kat sentul byk apartments/condo yg dibina atas tanah bekas lombong
kejiranan lak, uols tak tahu lagi sama ada area situ bakal dihuni oleh awang itam negro atau spesis family type or students kolej bagai and komposisi kaum (bukan le racist..tp aku pun menyampah gak dgn satu kaum ni asyik memekak mcm gampang je selalu)
and, construction for condos/apartments will take about 2-3 yrs (standard keje developer)
ni kalo ekonomi x gawat le
tp kalo ekonomi gawat, developer x dpt siapkan projek, masaklaaa uols kene byr interest kat bank stp bulan
start 2014, no more DIBS (developer interest bearing scheme) sbb bank negara dah x bagi lagi
DIBS ni mcm satu fasiliti, di mana developer akan absorb interest cost buyers
tp skang buyers yg kene byr sendiri interest fee stp bulan smpi la umah siap
so last2 aku beli sub sale dr owner
masuk umah cuci kaki je sbb sume dah ada depan mata
and iols advice, better uols beli umah cepat2 sbb masuk je thn 2015, selain harga umah semakin naik, kalo uols beli umah baru pun, still mahal sbb dah ada GST 6%
i mean, sume brg2 raw materials (pasir, simen, batu bata etc) suppliers dah mark up 6% cost
so, developer akan letak harga mahal sbb nak kaver kos pembinaan

Ni ada lg satu new property, mcm sesuai sgt dgn tahap kewangan ai sbb harga x sampai RM200k pun. Area Gombak, x jauh dari tpt keja ai... tp iklan agent yg buat...

Selalu bace...tp x faham konsepnya.. lps 99 tahun kena pajak ke? ...

uols beli umah tu, smpi bila2 pun uols duk la umah tu smpi kiamat...means takde gomen nak kacau area umah uols sbb nak buat pembangunan
slalunya umah2 area pinggi2 bandar/outskirts area byk freehold
leasehold
umah tetengah kawasan bandar/dekat dgn bandar etc
means, uols bleh duduk situ dlm ms 99thn (tp umur umat Nabi Muhammad ni around 60-70 je kan)
so, kalo in d future gomen nak rembat tanah area umah uols sbb nak buat pembangunan mcm MRT, LRT, Highway/shopping Malls, etc, uols tak bleh halang sbb sah2 tanah tu leasehold
so, uols x bleh nak bising2 hantar petisyen kat karam singh walia masuk buletin tv3 suku sbb x puas hati ke hapa

lagi nak tambah keburukan rumah leasehold...
1) after certain period of time, bank takkan finance rumah leasehold nie....so kalau nak jual, leceh....after >60 yrs leasehold tenure, susah nak dapat financing utk jual pada new buyer or nak buat refinance utk own purpose. boleh, tp leceh.
2) after leasing period expire, pewaris yg duduk rumah leasehold tue akan kena bayar balik renewal fees kalau nak duduk rumah tue. unlike rumah freehold, pewaris boleh duduk sampai kiamat free takde nak kena bayo pa pe selain quit rent and assesment. tp leasehold property, kena bayo additional fee ye.
3) leasehold premium mahai yer in future. kesian pewaris, kalau ada duit takpe...kalau nan hado.....merempat ler...
If you wish to renew your lease for a residential property within the state of Selangor, the formula for the calculation of the rate of premium is as stated below:-
the formula is derived from Section 7 entitled ‘Premium’ of the Selangor Land Rules 2003 & Selangor Quarry Rules 2003.
Premium = 1/4 x 1/100 x Market Value of land (in sq ft) x number of years to renew x land area (in sq ft)
Example: For a 3,000 sq ft residential property in PJ with 10 years remaining on the lease (assuming it was valued @ RM120 per sq ft by the Authorities), the lease renewal fee calculation is= 0.25 X 0.01 X 120 X 89 X 3,000 = RM 80,100.
Leases are usually renewed so that there are 99 years of lease on the title. Therefore, if you have 10 years remaining on your lease, you need only pay for an extension of 89 years (99 years-10 years).
The calculation of the rate of premium as mentioned above is on the land itself and does not include the building erected on the land. The whole process may take approximately 2 years from the time of submission of the application right up to the obtaining the new title.

kalau boleh elak rumah leasehold, elakkan. tp kalau dah nan hado......apa nak buat. 99 thn akan dtg pandai2 la anak cucu pikio nak beli hartanah sdirik yer tak??
tp bear in mind, skang property mahal melampau. rumah teres dkt shah alam .....sumer cecah sejuta. amboi, nilai sana tue pon aku tgk dah setengah juta ke atas. rumah teres ajek tue..... wonder 20-30 thn akan datang??? mungkin akan jadik mcm hong kong where it takes 3 generations to pay the loan....kesian wokeyyyy...so sementara kita ada kesedaran dan berkudrat, bijak2lah membuat pilihan.....

lagi.....keburukan leasehold, when the lease on a leasehold property expires, the ownership is reverted back to the State Government...bukan harta ini ahmad albab yg punya ya.....yerla, nama pon "LEASE" kan.........unlike freehold property.
maybe u sebei2 la apartment yg molek sket...
some of our frenz dulu beli kondo bujang2 dulu, lepas tue...masterbedroom derang duduk sdirik, another 2 more rooms derang rent out. duit rental tue buat bayo dkt bank. kekdahnya duduk rumah sdirik free & guna duit org lain utk bayokan rumah hak milik sdirik. best gitukan.....

Btw, i rasa u kna dptkan sebanyak info yg boleh tentang proses nk beli rmh ni. Lps tu kna sesuaikan dgn commitment u. Then pd masa yg sama survey property yg mcm mana sesuai dgn u.... |
