aku nak tanya sikit...
aku nak beli rumah... rumah ni harga RM 125K, developer cakap boleh buat loan sampai 180K. Aku tak tahu camner dia punyer proses. either duit tu terus masuk developer or buyer. sebenarnya umah ni blom ada tuan lagi. tapi dah siap lama. about 6- 7 years ago. kiranya diorang nak jual jer . Harga asal umah ni RM 240 K. Apa proses yang perlua aku ikut?

sebenarnya ada pengiraan utk lawyer charge legal fees & disbursement
lawyer x leh main suka2 ati je nak charge berapa2
so, x adil & x betul la kalau ada orang kata lawyer kaya sebab charge mahal
contoh pengiraan utk legal fees: utk RM150,000.00 yg pertama = 1%
utk 101,000.00 hingga 500,000.00 = 0.7%
itula yg lawyer masuk dlm akaun dia
yg selebihnya registration fees kat land office, stamp duty yg nak kena bayar kat ggoverment, etc
stamp duty yg banyak biasanya
sebab pengiraannya: utk RM100,000.00 yg pertama = 1%
101 hingga 850,000.00 = 2%
selebihnya 3%
so, katala harga rumah RM60,000 & purchaser nak lodge caveat utk protect kepentingan diorang ke atas rumah tu fees nya RM350, so yang masuk dlm akaun lawyer cuma RM950 + 5% GST
kos yg lain2 tu yg lawyer kena bayar kat land office la, kat jabatan insolvensi la,etc...
bayangkan, lawyer cuma dapat RM950++ utk kerja selama 3+1 bulan..
banyak sangat fees tu ke dgn kerja yg diorang kena buat?
utk loan pulak lain fees nyer
ada yg amik zero entry cost, maksudnya bank yg akan bayar legal fees & disbursement

Aku beli flat sek 18 for investment 65 K.

Aku bayo utk snp punya lawyer 2000. Tu pun dah nak hampir gado.

Dia charge 380 untuk misc.Aku cakaple elok2 yang biasanye dalam 200 je untuk cost tu (aku suyvey kat forum properties). Dia boleh cakap kalau U tak nak pakai khidmat I tak pelah, I tak kisah. Cakap macam aku tak cukup duit je nak bayo.

Poyo je mamat tu. Porah ! nasib baik dia turunkan gak.

Then coz aku rasa terhina:@ :@ cewah... aku pun tuko loye untuk bank aggrement lak. Bayo 2050.

Tak de diskaun tapi okle dan tak eksen macam itu loyer.

if i silap sbb ni dah bayar hampir RM 11k da ni

i nk beli rege rumah dlm RM 290k
then booking sahaja dia mintak RM 5k
after booking..dia kata nk siapkan documentation...kena byr lg RM 5704
after dis ada kene byr apa2 lagik ke?
main ribu2 ajek aku tgk....mana duit nk reno rumah...abisla aku....

nak tanya. klu kita sign snp kat lawyer pemaju...lam masa sebulankan dari harga booking rumah. so genap2 sebulan saya g sign snp. tetapi sekrang nie lawyer minta penalti dengan alasan saya tunggu genap2 sebulan dan mereka lambat buat keje. fed-up betoi saya. betoi ke.........(padahal 10% pun saya dah bayar pada masa yg sama).

booking fee mmg kena bayar ngan developer..
pastu.. kena bayar lg utk s&p..
and also kena bayar jugak utk loan agreement..
charges utk s&p depend ngan harga umah yg kiter beli..
makin mahal harga umah.. makin tinggi kiter bayar utk s&p...
sama jugak ngan loan agreement...

tunggu k.anissuraya masuk karang..
k.anis mmg terrer bab2 kira mengira baper charges yg kena bayar utk s&p

ader yg blh extend 14 days lagi after 30 ari tu abis...

apsal smpai 1 bln br sign?
ader document yg x cukup ker?
midar tu ari.. all documents siap dlm masa kurang 2 minggu...

Salam.. ada loyar ke kat sini?

Nak tanye. saya dalam proses jual rumah. kata lawyer saya bole kalau taknak bayar CKHT / RPGT iaitu dengan menggunakan pengecualian seumur hidup option. benarkah? ya saya mmg belum pernah jual rumah sebelum ni, ni first time.

hi guy...so far dah bace n mcm paham tp msh nak tnye jugak...
mcm nie nie 1st time le nak beli umah n umah yg nak dibeli tuh pon 2nd...
mmg nak beli apartment sbb utk teres myb next tme n nk cr new hse....
so harge umah yg wana nak beli tuh around MYR110k so tht mean i have to sediakan around another 8% dari hrge umah:
      1.  tuk bayo loyer SNP (max4K)
      2.  loyer bank (max4K)... btol kan?...
      3.  utk loyer bank kite bole nego ngn bank utk mtk derang cover dlm loan umah kan?
      4.  pastu penah tk dengo pasal incentive utk new couple yg nk beli 1st? (kite kena tnye loyer SNP pasal nie utk dptkan incentive tuh...ada sesapa tau tak?....

sy nk jwb soalan wana yg ke 4 tu...yg sy tau mane2 individu yg nk beli umah akan dpt diskaun 50% untuk duti setem..tp umh yg dh ada geran la..hrga umah bwh 250k..tarikh SPA x lebih dri 31/12/2010..cm wana kata umah 110k maknanye duti setem kena byr rm1100..jd da dpt diskaun 50% wana cume bayar rm550 je la...

bukan apa, sebab member yg citer mcm tuh...die beli aparmtnt kt kota damansara wif price 135k,
total die bayo loyer SNP around 5K++ kot..then loyer tuh return balik kat die around 3K++..
tuh yg die bgtau..die kate kena tnye loyer..if kite tak tanye, mmg loyer takkan bgtau...
