utk penutup hujung taon, had a sexy gain of 70% capital appreciation thru DRB kaunter recently. reit i tak pandai sgt, can tunjuk ajar ah?

beb, beza flipping and top flip is:-

flipping is when purchaser acquire a property and jual balik at much higher price, which usually did it with new launch prop & bidding.

top flip nie lebe kurang flipping, but we only pay the surface costs, deposit shj then before paying the full amount dah jual at higher price.....us, bumiputera ada advantage 7% off tue, kalau beli rumah 450k for example, 7% discount dah RM31,500. itu kalau nak jual balik at cost price which is unlikely kalau dkt highly sought places........ tue belom masok kompeni discount (my company give 5% discount on top of bumiputera discount)...so, i should take advantage la kan....anyone should too. cha ya nun alip byk buat like this

Help Me Planning Out My Future.

Salam semua,

Sy memerlukan buah fikiran & pandangan utk saya plan pembelian pertama aset hartanah (rumah).

My economic & personal backgrounds:

1. Currently serving the G, earning about 3K monthly which is likely to revolve around that for at least until 2012. Assuming to be upgraded to higher grade in 2013, i may earn around 4.2K, probably.
2. Currently single, assuming i'll remain single for another 3-4 years (will be 31-33 that time). Is unlikely to get married as i see myself every now & then.
3. To date, my liabilities are car & study loans, summed up to 0.8K monthly. the car loan will settle off in 2017.
4. My saving & investment tool is just ASB (i do conventional saving, didnt take the ASB loan from banks & will never intend to)

Buying a house:

1. In a crossroad to whether get myself an apartment or a landed property (terrace link). This is meant for living purpose (at the moment).
2. What is the best for me?
    1)Buy an apartment using the bank loan, save the G loan for landed property in the future (if i were to get married someday?)
    2)Buy an apartment using the G loan (i'd like to settle down in this if i remain a single guy)
    3)Buy a landed house using the G loan? (the price is getting crazier nowadays, don't think i can afford the monthly repayments
       as for now & the upcoming 1-2 years)
    4)Sometimes i feel it's just cool to live in a bachelor pad, sometimes i feel the needing to get a landed house is undeniable. Sigh.

CFP sumer masih cuti kot... balik nanti mesti ramai akan bagi pendapat...

if I'm in yr position... I'll save as much as I can now..

work hard...... but don't forget to reward yrself for the hardwork
it will motivate u to work harder and hopefully make u more money in the future..

buy a house/apartment that u can afford...
best is if u can decide together with yr wife/future wife.......
u can always upgrade in the future......

so first u need to save and find a wife........
then only think of the hse....

some people work to live..... and some live to work......  choose wisely

lil plak...

1. nk kurangkan beli bnde2 yg xguna. duit tu boleh simpan tok travel
2.nk gigih cr side income (insurans)..beginner lg...
3. naik maintain saving dlm TH, ASB
4.xmo/kurang2 kan kegatalan tgn nih amek duit tok emergency

plan 2011..

1) reduce expenses, increase saving..2010 byk beli benda2 merapu....
2) kurangkn mknan mewah.hopefully bleh kurangkn expenses n berat badan...
3) increase AHB units...min 500 per bonus cycle, 100 p/month...
4) tamo usik TH saving utk study...save cash for study separately...

Back then when i was at ur age and earning that much, i went into IPO thingy to duplicate my money faster.

nak beli landed property masa tue tak mampu, so i bought an apartment yg seswai dgn kelayakan gaji. masa tue pon single....tadek intention nak kawin cepat.  (tp jodoh sampai awal )

if i may ask, first u must identify what kind of investor are you? if u bought property for investment, what is your strategy? Do you intend to rent it out upon completion or sell it for capital gains?

if you ask me, i wud propose buat duit byk2 now and terus beli landed property bila dah mampu. apartment nie leceh nak jual balik. it took me 10months utk settle segala tok nenek unlike landed property which also provide better capital appreciation.

about taking government loan tue, kena buat homework baik2. i think government loan 4% kan? bank luar can offer flexi home loan where u can pay fortnightly, as & when u have extra money etc etc etc which can shorten the payment period. (sila buat homework bebaik).

at this juncture if u ask between apartment and landed, i will save money now and go for landed prop later. at this moment, i will duplicate money thru other investment tool. stock market, IPO.......

if i am you...will buy an apartment at any strategic location..then sewakan 2 bilik yg lain ke other tenant pada kadar RM 1000 per month in total..at least still can make some savings ..The G loan...save for future landed property.

di KL, sewa satu bilik jer dah 400++...kalau 2 bilik..still ada untung
